National Association of Realtors (NAR)  has just confirmed that short sales are still anything but 'short', stating an average time frame for a short sale taking 16.6 weeks!  This fact on top of the startling statistic that less than 3 of 5 short sale transactions are ever coming to completion makes it crystal clear why most buyers and buyer agents steer clear of short sales.

My eight year old's Sunday School teacher just couldn't resist letting us know how much fun Parker is to have in class.  She started the conversation by saying, "Parker always tells it how it is".

The wall plugs with the push-buttons are called GFCI-receptacles, which is an acronym for Ground-Fault-Circuit-Interrupter. You may also hear them referred to simply as GFCI’s, or sometimes just GFI's..    A ground fault is a situation in which the electric current to an appliance is going someplace that it was not intended to, such as through your body as you are being electrocuted. HAFA SHORT SALES START WITHOUT A CONTRACT - 10:02 PM
Pretty much all the agents we work with have done HAFA short sales where the lender first saw the deal when the contract was submitted by the agent and then a BPO substantiates the FMV for the contract and the sale goes through.  HAFA has certain benefits to borrowers in that the deficiency is forgiven and there is often a move out bonus (although we often find it to be of dubious value once the closing fees are adjusted by the lender).

We have been keeping an eye on REO and short sales in Tallahassee, wondering if there was going to be a gradual rise in distressed property sales as the year comes to a close. Our list of REO and short sale homes for sale in Tallahassee has remained fairly stable, but the same cannot be said for closed sales. The summer months saw a turn-away from these types of sales, as the percentage of non-arms-length home sales declined after a 3 year run of growth.

I just read an article in the Silicon Valley / San Jose Business Journal by Eli Segall titled "California Labor Commissioner sue Zip Realty (for more than $17 million).

Their stock trades on the NASDQ under the symbol ZIPR and their stock is currently down 16.24% at $1.65.  Their 52 week high/low was previously $3.47/$1.83.  According to Nasdaq's website, Zip Realty has a market value of $33,920,700 so if they lose $17 million that is half their market value!

Recognizing that not all markets are the same and that we as brokers have an obligation to disclose material facts, my thoughts are centered on practices here in my home market of Westchester and the Hudson Valley. The story goes something like this:  The Realtor and the potential home buyers are walking through a home.  They walk into a spacious room that has a refrigerator, a stove, an oven, and a sink.

I received an interesting Phoenix real estate 'investor' call this morning.  A man called inquiring about a property we have listed. He gave me the address and said he wanted to buy it.  Well wish I could have sold that one to him but the property sold within 3 days of being on the market well over a month ago.  In fact we had multiple offers - I think about 5 or 6 which is a clear indication of how quickly 'hot' properties sell in Phoenix.

So far this week, two favorite clients who sold homes a couple of years ago contacted me asking for help with IRS audits on the real estate transactions.  And they didn't even get the federal tax credit, and there were no issues with short sales or foreclosures.  These were "normal" transactions.
In one case, the seller sold an investment condo for a bit less than she paid for it.  The other sellers sold a primary residence for more than they paid for their home, but well within the $500,000 amount that is exempted from capital gains taxes.

Since I've been living on the Upper West Side of Manhattan Gray's Papaya has raised their prices a few times. About ten years ago or so, one hot dog cost only 75 cents. Then it skyrocketed to $1.25 in 2005 (during the bubble) prices remained stable for a while then inching up to $1.50 about three years ago. What will the future be like for Hot Dogs?

Whether you’re selling a home or dwelling in one, porch appeal is always a plus! So I decided to punch up my own last weekend. The weather was great and pumpkins were at Walmart for $3.88 each. But not only because I found cheap pumpkins… It’s my favorite time of year too. I also relish the idea of having passersby enjoy the view of my home on their morning or evening walks. Gray's Papaya an Upper West Side Institution raised prices again this summer!

How can we hate you?
 The "Recession Special" still returns change from $5 bill, 2 Franks and a drink for $4.50
Since I've been living on the Upper West Side of Manhattan Gray's Papaya has raised their prices a few times. About ten years ago or so, one hot dog cost only 75 cents. Then it skyrocketed to $1.25 in 2005 (during the bubble) prices remained stable for a while then inching up to $1.50 about three years ago. What will the future be like for Hot Dogs?

When my husband first told me we could relocate to Chicago Illinois in the USA it sounded intriguing but I was not sure. Relocation to Florida and Back to Illinois – My National Mistake - 04:53 PM
There's no mistaking this, I have been a "relo kid" since an early age. Actually I was an "Air Force brat" until about age 15. My Dad was in the Royal Air Force, you know the British one, and so from age 1 day moving around was a way of life.
