Selling a home can be quite a stressful process for sellers.  Many homes are on the market for months and sometimes longer.  Sellers need to maintain their home in showing condition during that period.  That can be a big burden while trying to live their lives. They are paying mortgage and can’t finalize their future plans until it sells.

My Beef With Old Gas Log Fireplaces - 05:52 AM
I'm not a fan of gas log fireplaces because they waste energy and they're a potential safety hazard.  These fireplaces start out as wood burning fireplaces, but at some point someone decides that building a wood fire is too much work and artificial firelogs are ugly, so they have a gas log installed.
Most gas logs are pretty simple; they basically consist of a pipe with a bunch of holes.  Gas comes out of the holes, the gas burns, and the exhaust gases go up the chimney, just like when you build a fire.  Sounds good so far, but hold on.

There is a relationship or a story told by looking at the number of Residential Sales and the Days on Market (DOM). In a "healthy" real estate market, the DOM, in our area, would normally be between 80 and 120 days. If the DOM are increasing, as has been the case here lately, it indicates less demand and can result in a general or collective move to reduce prices.
If the number of home sales in a month are also reduced, then it is almost a given that prices must be reduced in order to regain the interest of buyers.

Weeks ago I met a very nice couple.  They sold their home and have been looking for another one.  As we talked more,  the wife mentioned she didn't really like their agent.  She felt he didn't  want to take them to see any homes unless it was one they would buy - she felt they weren't high enough on his priority list because they were a lower end price point and she felt like he didn't really understand what they needed and wanted.

This weekend we took a little trip SW of Tucson to escape the heat and enjoy the views at Kitt Peak National Observatory Visitor Center and Museum.  It's located west on Highway 86, about 75 minutes from downtown Tucson.

It took us the same time to come down Sandario Road from NW Marana.  We also border Saguaro National Park West for a few miles so the scenery is fine!

The world's largest collection of telescopes are located at the Kitt Peak National Observatory; 24 of them!

"Hi, this is Pat!"
"Pat hi, this is Nelly Nervous and I just listed a house on your block.  The seller wants me to do open houses, and I just wondered if it was safe."
"Well, I've been holding opens of that block for years, and I've never had issues."
"My boyfriend is a policeman, and I'm bringing him with me."
"Well, you'll probably have lots of traffic, so he may be able to help you show the place."

Can Pages on your Website Bring as Much Traffic as a Blog? I have read many recent blogs about how great local posts can be, and that's true. These posts can show up almost instantaneously on Google's search engines. Many people post listings which can also show up but quickly drop once there is no activity or original content. It's the quality content that really matters.
So I have spent the last couple months conducting a test with these localized posts. Does a blog post gain any more traffic or quicker results than actual pages on a website?

    Lately, it's become obvious to me ... the "so-called" un-ending oversupply of homes for sale, is not so ripe with great homes at great prices.  Not all homes are in tip-top shape, nor are they priced realistically or temptingly for today's current market or home buyers.
    It's also abundantly clear that those homes that ARE priced right and in good condition don't always get the consideration and respect they are due.  Sometimes by the buyers.  Other times by the appraisal professionals asked to appraise them.

In our NY MLS, listing companies and sellers have the opportunity to offer compensation under broker agency (the cooperating agent has fiduciary to the listing company); seller (sub) agency (the cooperating broker has fiduciary to the seller) and buyer agency (the cooperating broker has fiduciary to the buyer).
We operate solely under buyer agency when taking buyers out to view listings that are not "ours".

Here in Maryland agents need to have 15 credits of continuing education every 2 years to be able to renew our license.  Of course, I planned to take my CE credits long before the deadline - somehow that never works out.

I am happy to say our community is active in recycling.  Our City Trash leaves a large green bin for trash, and a large blue bin for recycling.  Our personal recycling is usually just as large or larger than our trash.

Today, the US Post Office has said they are in trouble of defaulting on a payment that they are required to make.  It COULD potentially lead them to "shut down" for the winter, as they are saying.
 
The post office is in intriguing because I don't know of any other businesses that can operate at a loss, year after year and never continue to operate.   In addition, it's the only business I'm aware of that competes in the open market with private companies who ARE turning a profit doing the same thing.So as I sit and consider the post … (3 comments)
