Discounting Your Fees In Exchange For A Promise - 01:35 AM
Have you been asked about discounting your fees in exchange for a promise of future business? "If this works out well, I have A LOT more work to send your way. Take that into consideration when sending me your quote."
I used to have a bad habit of actually believing what people told me. That's not really such a bad thing, but from a business standpoint, it can be a huge (and expensive) liability.
So, you find yourself discounting your fees in exchange for future work. Everyone's happy, right? But here's the real question:How can you place value on something that
How Much Should You Spend on Marketing? - 12:11 PM
How Much Should You Spend on Marketing?
Anyone can open a business but, if you want customers, you’d better be marketing.
The million dollar questions are: how much should you be spending and what’s the most effective way to market?
How to market depends largely upon which audience you want to reach. The over 70 crowd may not be using the internet as much as you think and, if your target audience is 18-25, you’d better be on Twitter.
But for the majority in the middle, a “layered” approach is what we use. By “layered,” I mean that
Homes Don’t Always Sell Fast - 12:24 PM
Selling a home can be quite a stressful process for sellers. Many homes are on the market for months and sometimes longer. Sellers need to maintain their home in showing condition during that period. That can be a big burden while trying to live their lives. They are paying mortgage and can’t finalize their future plans until it sells.
Homes may linger around for a couple of reasons.
A) Failed marketing. It may be one or more of the following.
Over priced Now showing well Not properly advertised (MLS, Internet, virtual tours, flyers, open houses, etc.) Hard to show Bad neighbors
I'm overwhelmed with social media! How much time should I spend on it? - 05:36 PM
If you're like most people you're hit with notes and requests from Facebook, LinkedIn, and other sites to connect with people, share stories, and hopefully generate some business. Tons of people are offering advice on what to do and how to do it. What I find even more important is "How often to do it?" A few minutes per days and a few time-saving strategies can make the process of maintaining an active social network easy.
Why is it important to stay active on social networks? Simple, presence. People need to see that you're always there. That's how you get more
Local Blogs Bring the Rain! - 04:06 PM
There has been a number of brouhahas recently over blog content on Active Rain. I understand. I've seen members upload volumes of listings back to back and drive good "content heavy" material onto page six of the blog roll before most Rainers even saw it. That can be frustrating, but I'm not into policing the blogs beyond guideline violations.
Some of the complaints revolved around local posts. Local posts are important. Let me give you a personal testimony of the impact of local posts. In the past two weeks I have picked up a number of clients who have found

The 10th Anniversary of September 11, 2001
On Sunday September 11, 2001 we will mark the 10th anniversary of the devastating attacks that took place on our homeland and forever changed our lives.
There will be many ceremonies taking place across the country in memory of the thousands who lost their lives that day. In New York City at Ground Zero the National September 11 Memorial will open.
Surrounded by reflecting pools where the Twin Towers once stood are bronze parapets inscribed with the names of the 2982

Tips to Playing in the Rain for Newbies
Well, I just joined Jerry Newman's new group called Introducing Newbies in Active Rain. This is going to be a terrific group that helps us who have been here a little bit longer, welcome newer folks into this terrific community we call Active Rain. I am kind of jealous of Jerry as I wanted to do what he did, but just didn't get off of my keester to get it done. But so be it, at least he did it and I get to participate which makes it even funner, (I know, not a word but who

Do You Know Where the Buried Treasure is on Your Lot/Land? (Where is the Electrical (Telephone, Water Line, Sewer,Television) Wire Cable Buried Located On Our Land?)
While we are in our feasibility study period for the purchase of the land in Idabel on Southeast Washington Street, we want to flag or mark all of the utility and other lines that are buried or located on the property. Can you help us with that?

Ten Strange Places People Live
and Your Question of the Day
For those of you who follow my daily blog posts, you know that I'm on a quest to visit every web site ever created. Well, my dear readers, today I came across...
AQUIZIAM - The Journey Begins. On their site today they have a very interesting article entitled
"Ten Strange Places People Live". Being a Realtor in the Raleigh/ Cary/ Apex area this article naturally piqued my interest. And, while showing homes to buyers on an almost daily basis, I've seen some pretty strange places people live!

Best Practices 1: Create a 365 Things to do in Your Town Page on Facebook!
In April of 2010, after attending an ActiveRain RainCamp in San Diego I started a new facebook page. We learned about an incredible way to stay up to date with local events in your area, reach out to local businesses and the community and make connections with potential clients!
Your new facebook page should be 365 Things to do in Your Town! I created 365 Things to do in the Palm Springs Area last April, and it now has over 2100 fans! The page grows
What are my best practices for success in real estate? - 10:23 PM
What are the best practices I use for success in my real estate business? I have been asked that question many times - especially by new agents or agents who are experiencing a slump in sales.I could talk about open houses or flyers or organization techniques, and all of those are important for success. But the most important practice of all is the least complicated: keeping in mind that it is all about the client! If you think about it from the perspective of the buyer or seller, what is most important to them? Do they care that your calendar is color-coded
My Beef With Old Gas Log Fireplaces - 05:52 AM
I'm not a fan of gas log fireplaces because they waste energy and they're a potential safety hazard. These fireplaces start out as wood burning fireplaces, but at some point someone decides that building a wood fire is too much work and artificial firelogs are ugly, so they have a gas log installed.
Most gas logs are pretty simple; they basically consist of a pipe with a bunch of holes. Gas comes out of the holes, the gas burns, and the exhaust gases go up the chimney, just like when you build a fire. Sounds good so far, but hold on.

Asheville Real Estate Trends: Buncombe County, NC - Days on Market/Sales - August 2011 - 01:09 PM
There is a relationship or a story told by looking at the number of Residential Sales and the Days on Market (DOM). In a "healthy" real estate market, the DOM, in our area, would normally be between 80 and 120 days. If the DOM are increasing, as has been the case here lately, it indicates less demand and can result in a general or collective move to reduce prices.
If the number of home sales in a month are also reduced, then it is almost a given that prices must be reduced in order to regain the interest of buyers.
Touchy Feely Side Of Real Estate - Things People Will Never Forget. - 09:48 AM
Weeks ago I met a very nice couple. They sold their home and have been looking for another one. As we talked more, the wife mentioned she didn't really like their agent. She felt he didn't want to take them to see any homes unless it was one they would buy - she felt they weren't high enough on his priority list because they were a lower end price point and she felt like he didn't really understand what they needed and wanted.
Digressing for a minute, why people think they are stuck with an agent they don't like and one

Kitt Peak National Observatory: Things to do Near Tucson
This weekend we took a little trip SW of Tucson to escape the heat and enjoy the views at Kitt Peak National Observatory Visitor Center and Museum. It's located west on Highway 86, about 75 minutes from downtown Tucson.
It took us the same time to come down Sandario Road from NW Marana. We also border Saguaro National Park West for a few miles so the scenery is fine!
The world's largest collection of telescopes are located at the Kitt Peak National Observatory; 24 of them!
Is your listing agent afraid of your house? - 09:30 PM
Recently I got a call from an agent who had listed a house in my neighborhood. The conversation went something like this:
"Hi, this is Pat!"
"Pat hi, this is Nelly Nervous and I just listed a house on your block. The seller wants me to do open houses, and I just wondered if it was safe."
"Well, I've been holding opens of that block for years, and I've never had issues."
"My boyfriend is a policeman, and I'm bringing him with me."
"Well, you'll probably have lots of traffic, so he may be able to help you show the place."
Can Pages on your Website Bring as Much Traffic as a Blog? - 04:35 PM
Can Pages on your Website Bring as Much Traffic as a Blog? I have read many recent blogs about how great local posts can be, and that's true. These posts can show up almost instantaneously on Google's search engines. Many people post listings which can also show up but quickly drop once there is no activity or original content. It's the quality content that really matters.
So I have spent the last couple months conducting a test with these localized posts. Does a blog post gain any more traffic or quicker results than actual pages on a website?
The verdict? No
I'm afraid the Flash From my Camera will Cause the House to Crumble! - 06:18 AM
I'm Afraid the Flash From my Camera will Cause the House to Crumble!
I don't know everything, but I do know that the missing shingles, the stains on the ceiling, the leaky faucets, the moldy carpet, the caved in floor, the electrical wires sticking out of the wall, the missing light fixtures, the cracked toilet, the window cracks, the rotten door frame, the overgrown lawn, the missing outlet covers, the 3 inches of dust on the ceiling fans, the peeling wallpaper (painted over), the ripped screens on the patio, the missing cabinet doors, the hole in the kitchen wall, the
Who's the Real Expert Here? The Buyer or the Appraiser? Part 1 ... - 04:34 PM
Lately, it's become obvious to me ... the "so-called" un-ending oversupply of homes for sale, is not so ripe with great homes at great prices. Not all homes are in tip-top shape, nor are they priced realistically or temptingly for today's current market or home buyers.
It's also abundantly clear that those homes that ARE priced right and in good condition don't always get the consideration and respect they are due. Sometimes by the buyers. Other times by the appraisal professionals asked to appraise them.
Here's a good example of the latter opinion: I
Where'd My Commish Go? - 05:15 PM
In our NY MLS, listing companies and sellers have the opportunity to offer compensation under broker agency (the cooperating agent has fiduciary to the listing company); seller (sub) agency (the cooperating broker has fiduciary to the seller) and buyer agency (the cooperating broker has fiduciary to the buyer).
We operate solely under buyer agency when taking buyers out to view listings that are not "ours".
While we love the higher splits, if the offering is reasonable, the house is on the list (I did see a $1.00 offering to a buyers agent recently, and frankly, that's not a transaction that works,
Is This Home In A Safe Area? - 07:01 PM
Can you tell me if this home is in a safe area? Once again, that question was asked of me last week, on a listing that I had in what some might describe, as a gentrified area. Frankly, I get that question quite a bit, and always have. It's a valid question, as people are justifiably concerned with their safety, and that of their family. It's just a question I can't answer.
How do you answer it?

I hate CE classes - 09:44 PM
Here in Maryland agents need to have 15 credits of continuing education every 2 years to be able to renew our license. Of course, I planned to take my CE credits long before the deadline - somehow that never works out.
I've been looking for the past few weeks to find CE courses but there are very few courses near my home. Most of the courses listed are in neighboring counties. I had planned to attend one of those marathon training days but Huuricane Irene came along and derailed that plan.
I decided to take the CE credits online. Well, do
How Many Carrots Need To Be Dangled Before You Show A Property??? - 02:07 PM
It’s all about the price, isn’t it? Whether we’re discussing new construction or resale properties, the price is the bottom line factor that will sell the property or leave it standing with a for sale sign. Many agents feel that agent incentives will be the deciding factor that creates a deal. I think that buyer incentives will attract buyers to an agent, but agent incentives are never necessary.
Often we hear of open house events at new construction sites that are designed to attract agents to the site to preview. This is accomplished by offering a very nice reward of
Blogging? Look. If I Can Do It Anybody Can - 11:33 AM
A couple years ago I was an over 50 year old man with zero knowledge of online marketing.
Prior to November 2009, my wife and I did no Active Rain, No Twitter, No LinkedIn and No Facebook. We were, however, well connected to prospects and clients in the standard agent way ...through our website, texting, and our email lifeblood....and we were doing fine thanks, had plenty of friends, ate food regularly etc.
That was then. I am still a plus 50 year old man but I have learned to be moderately functional in real estate technoland. I felt I

Are We Obligated to Report Malicious Happenings as Well?
I received an email from some through one of the real estate sites that I have maintained a personal profile. It was strange as the response was not for one of my personal listings.
It read as follows:
This is not to sound mean, but I hope you mention to buyers that there was a killing in this house. My friend's daughter lost her mommy there.
I didn't respond to this quickly as it startled me a bit. When I did reply, I tried to be sensitive to their inquiry, but

Cookies for Kids' Cancer - Bake Sale - Hill Country Galleria Bee Cave TX - September 10, 2011 - 08:30 PM
Austin TX is hosting a City-Wide Bake Sale that supports Pediatric Cancer research, Cookies for Kids' Cancer. Cookies for Kids' Cancer raises funds through these local bake sales across the country. What is Cookies for Kids' Cancer? It was founded by a mother, Gretchen Witt, who lost her son to cancer this past January after being diagnosed in 2007. She found that the survival rate was so low because of the lack of funding for research of therapies. Here in Austin TX, the fundraising has been taken over by a group called Austin's Good Cookies. The main event location will be

Finally Made it!
Finally today I met one of my Activerain goals. I wanted to be in the top 200 for California. There are currently just under 32,000 California members on Activerain. I have been a member of AR for quite some time now but hadn't put much effort into it until late last year. At that time I was somewhere around number 800 in California.
Earlier this year I made it to #1 in my city of Turlock and then #1 in Stanislaus county. At that time I set the goal for #200 in California. Along the way I have

Stanislaus County Short Sale Agent And A DUI Check Point
On Saturday night while driving in Modesto Ca I noticed a sign warning of a DUI check point. The check point was not on the street that I was driving down so I didn't go through it. Not that I would have had any problem with that. Here in Stanislaus county DUI Check points are common especially on long holiday weekends.
So on Monday night, the last day of the three day weekend I am again driving in Modesto and see that familiar sign warning of a DUI check point

Why is Recycling not Mandatory? - 01:00 AM
Why is recycling not mandatory?
I am happy to say our community is active in recycling. Our City Trash leaves a large green bin for trash, and a large blue bin for recycling. Our personal recycling is usually just as large or larger than our trash.
Not every city or town does this, and I don’t understand why not. I have heard the excuse that it is expensive. Well a lot of things are expensive, but it is the right thing to do. We only have one planet, and no one wants a trash dump next to their

The US Postal Service? - 01:34 PM
Today, the US Post Office has said they are in trouble of defaulting on a payment that they are required to make. It COULD potentially lead them to "shut down" for the winter, as they are saying.
The post office is in intriguing because I don't know of any other businesses that can operate at a loss, year after year and never continue to operate. In addition, it's the only business I'm aware of that competes in the open market with private companies who ARE turning a profit doing the same thing. So as I sit and consider the post
