Funny what we find when we clean and reorganize. I've been focusing so much these last three years on keeping up with new technology, I finally realized a few months ago that at least two of my file cabinets, (both with two drawers drawers full of "stuff")had probably only been opened  twice in the last three years.
Articles, flyers, septic info, County hand-outs, builder contacts....it's all available online, or it's already saved on my hardrive. There's a fine line between working for your client and having the listing agent do all your showings.  There was a very successful company who instructed its clients to call the listing agents and have them show their listings.  They would then rebate 1/3 of the commission back to the buyer if they wrote up the contract.  The company would also show you the listing if you wanted to pay $75.00 per house.
