Some of you may not be aware of it, but ActiveRain has a “Weltanshauung.”  Loosely, this means that ActiveRain has guiding principles and a philosophy as an organization---it is their world view.

Today I want to focus on just a part of that Weltanschauung (#5), the idea that “the constructive dialogue at ActiveRain fosters transparency among consumers about the industry.”

Month by month, I have watched the 2011 Westchester Real estate market in comparison to the same month in 2010 to see how we'd stack up. Would values rise? One main reason could be because the mortgage servicers put a hault to the year-end foreclosure processing so that they could attend to investigations of their own foreclosure procedure and documentation.
Today, I was watching the news where it is reported that while foreclosures have slowed down that 2012 will be the highest year in foreclosures due to loss of jobs.

This is the time for our yearly purging of real estate files to make way for new business. I'm not a broker, but I still follow the retention schedule for brokers. I wouldn't want to just rely on my broker's records as it would reflect poorly on me if something were missing. I just read another interesting blog by Alan May about low ball offers.  The majority of the responses felt the listing agent was becoming the whipping boy.  Taking the brunt of the seller's indignity to be slighted by this ridiculous offer.
Why in God's name would the listing agent allow themselves to be berated and belittled by the seller?  Your not the idiot presenting the low ball offer.  State law usually requires that all offers be presented.  I usually cushion the blow to the seller by telling them that by law I have to tell you about this offer.  Please understand … (73 comments)

I'm hearing a lot of questions about the market in the area lately.  One in particular is how the rental market is doing in our area.
I pulled some simple stats from the HOUSTON MLS for KATY TEXAS just to see what was going on and found that the number of NEW properties coming on the market almost EQUALLED the number of properties going off the market (leased properties only, not just expired or terminated listings).
