Month by month, I have watched the 2011 Westchester Real estate market in comparison to the same month in 2010 to see how we'd stack up. Would values rise? Would transaction totals improve? 2011 started out behind the curve compared to 2010, but my theory was that 2010 started out artificially high due to the housing stimulus which ended at the end of April 2010. For some reason...regardless of the Coast you are on...if you are in an area that is big on surfing...and the Brevard County beaches are definitely a surfers Paradise...you will find good to great burrito joints. One main reason could be because the mortgage servicers put a hault to the year-end foreclosure processing so that they could attend to investigations of their own foreclosure procedure and documentation. Today, I was watching the news where it is reported that while foreclosures have slowed down that 2012 will be the highest year in foreclosures due to loss of jobs. This is the time for our yearly purging of real estate files to make way for new business. I'm not a broker, but I still follow the retention schedule for brokers. I wouldn't want to just rely on my broker's records as it would reflect poorly on me if something were missing. Last week, we finished the upgrade of ActiveRain.com to the latest software platform (Ruby on Rails 2.3.14) which should enable us to develop on ActiveRain much faster than previously. This is the end of three month project. We hit a bump near the end with site performance, but now ActiveRain is now more stable and faster than it was. More improvements coming as we tune pages to improve pageloading and make some changes to our datacenter. In all of our lives we endeavor to keep things in balance. Between home life, business and our outside hobbies and interests, balance sometimes alludes us. I met with a potential seller that had bought his home just 2 years ago. I pulled into the drive and I could see 3 horses in a pen. You could tell that there was no grass (No snow right now) and the entire pen seamed to be all dirt. I met the seller outside and we talked about the horses. I just read another interesting blog by Alan May about low ball offers. The majority of the responses felt the listing agent was becoming the whipping boy. Taking the brunt of the seller's indignity to be slighted by this ridiculous offer. Why in God's name would the listing agent allow themselves to be berated and belittled by the seller? Your not the idiot presenting the low ball offer. State law usually requires that all offers be presented. I usually cushion the blow to the seller by telling them that by law I have to tell you about this offer. Please understand (73 comments)

ActiveRain University – A School That Pays to Attend! This is a great school. First off there is no intimidating admissions office. There is no need to apply for grants or student loans. I have never heard of anyone leaving ActiveRain University without learning something. You can take all the classes you want. Not only that it offers a great work study program. Students that apply themselves will find themselves so busy and making so much money they might actually have to back off on the number of courses the attend. Altamont Wind Farm - That's a lot of Windmills! Stanislaus county lies south east of the San Francisco Bay Area. From the city of Modesto in Stanislaus county you can reach the city of San Francisco in about an hour and a half. The most direct route to San Francisco is across the Coast Range via the Altamont Pass. One of the most prominent features of the Altamont Pass is the Altamont Pass Wind Farm. There are several thousand wind turbines all over the hills.

Beginning Thursday, January 19, 2012 and continuing through Sunday, January 29, 2012, musicians from around the world as well as our own state will be performing for the public all around the City of Anchorage. Here we are in mid-January, and it’s time for me to start planning for my garden this year. Ever since moving to Gainesville, I’ve enjoyed my yard and my garden. I try to emulate Martha Stewart, and know I am NOT as good as she is. But, for years I have gotten great advice from Alachua County Feed & Seed. They are so friendly there, and will give great you information on the to HOW-TO and WHEN-TO for YOUR vegetable gardens too. I know I have to get my soil prepped and tilled. I'm hearing a lot of questions about the market in the area lately. One in particular is how the rental market is doing in our area. I pulled some simple stats from the HOUSTON MLS for KATY TEXAS just to see what was going on and found that the number of NEW properties coming on the market almost EQUALLED the number of properties going off the market (leased properties only, not just expired or terminated listings).
