Why the Arm’s Length Affidavit Protects Short Sale SellersOn the surface, the arm’s length affidavit appears biased (some may say unfair) because the short sale seller’s lender prohibits the homeowner to rent or buy back their home. The lender is taking less than what is owed on the mortgage, so the condition is the homeowner is not to benefit in any other way, such as renting or buying back the home. The benefit to the short sale seller is forgiveness of mortgage debt.

We have all heard the saying “Fake it until you make it!” Well, that doesn’t fly on my team. Now, I have a new agent on my team, she has only been licensed for 3 months and she just had her first close. She asked me if she should fake it or lie to potential clients.

Month by month, I have watched the 2011 Westchester Real estate market in comparison to the same month in 2010 to see how we'd stack up. Would values rise? Would transaction totals improve? 2011 started out behind the curve compared to 2010, but my theory was that 2010 started out artificially high due to the housing stimulus which ended at the end of April 2010. Going into November, it looked like we'd at least catch up to 2010 if we could hold serve in the 4th quarter. 
Most homeowners who live in cold climates know it's important to 'winterize' the outside faucets to prevent them from freezing, which can destroy the faucet or lead to a burst pipe. The problem is that many people don't quite get it right - winterizing the outside faucets in the fall seems like a simple thing to do, and it seems like it should be straightforward and easy, but there are a few tricks you need to know to make sure all the water is out.

This is the time for our yearly purging of real estate files to make way for new business. I'm not a broker, but I still follow the retention schedule for brokers. I wouldn't want to just rely on my broker's records as it would reflect poorly on me if something were missing. I keep my notes in both paper and electronic form, but Connecticut law allows records to be kept in electronic form, so I will be moving completely to an electronic format as soon as I purchase a scanner with with a self-feeding tray.

REALTORS are Project ManagersWhenever we have a buyer or seller in contract, we put together a timeline of what will happen next, and share this and a list of action items with our clients.Essentially, we’ve become project managers of each transaction. And we put together our version of a Gantt Chart, perhaps in its simplest form like a calendar.
Recruiting is one of the most important functions that a broker/owner/manager has to perform and perform well. An office is as good as its agents, and it doesn’t matter how large or how small the office might be. It doesn’t matter if the office is a small boutique or a big named franchise company. If the agents are not well versed about real estate and modern methods of marketing, the reputation of that office will suffer.

I met with a potential seller that had bought his home just 2 years ago. I pulled into the drive and I could see 3 horses in a pen.
I just read another interesting blog by Alan May about low ball offers. The majority of the responses felt the listing agent was becoming the whipping boy. Taking the brunt of the seller's indignity to be slighted by this ridiculous offer.

Northern Virginia area get pretty cold over the winter time and many of the home owners either forgot or don't know how to winterize their home. As a Virginia Realtor when we sell/inspect homes in spring market and outside water is turned on....I do see busted pipe issues that has now cost sellers hundreds of dollars to fix it and/or sale of their home.
I see there is new Active Rain and old Active Rain. I am sure that will ruffle the feathers of some Active Rainers. As for me I stopped by to read a little and write a little and to say happy new year! I have never been a fan of third party type sites or of what I like to call digital share cropping which is why my posts on the Rain have been for members only for the last few years. In general I like Active Rain members and we go way back. . . to the begining even.

Here we are in mid-January, and it’s time for me to start planning for my garden this year. Ever since moving to Gainesville, I’ve enjoyed my yard and my garden. I try to emulate Martha Stewart, and know I am NOT as good as she is. But, for years I have gotten great advice from Alachua County Feed & Seed. They are so friendly there, and will give great you information on the to HOW-TO and WHEN-TO for YOUR vegetable gardens too.
