Are we in Real Estate or Education? - 08:58 PM
Is a Realtors'® profession Real Estate or Education? The answer is BOTH. Part, a large part, is the educational process of the customers and clients. To define the positions of Realtors®, and the insignia ®, one of the main duties would be to educate and watch the backs of the buyers. When a Realtor® receives a phone call or email contact from a person looking for a property, what should they do? Should they help the potential client learn about the business? Are Realtors® teaching them what they need to know?Should the agent say, "sure, I'll show you" or should you say, "May we discuss what it takes to purchase a home?"Which statement is the right way to go? Is NAR really trustworthy to consumers and agents? - 06:10 PM
The National Association of REALTORS has published their latest housing statistics for 2011. They state that sales rose to an 11-month high in December and that inventory is down to a 7-year low nationally. While I think this is great news coming from the mainstream media, the same story contains corrections to previously incorrect reports. The say that November's sales were revised down to 4.39 million units compared to the previously reported 4.42 million units. Once gain, NAR is caught making false claims. I know economists and market analysts report on set of figures and then revise those figures 1-2 months (29 comments)
Success in the Snow - 03:42 PM
Let's warm up with a big 'ol cup of Success. Whether you prefer cocoa, tea or a hot buttered rum it's all good. We're 20 days into the new year and I hope nobody is slacking on their professional resolutions. This is my reminder to get your butt into action if you're not doing so. I want 2012's success to blow all the other years out of the water! Congrats to this week's highlighted superstars! Iron rust from disuse, stagnant water loses its purity, and in cold weather becomes frozen; even so does inaction sap the vigors of the mind. ~ (61 comments)
Meta Keywords Mean Nothing to Google Anymore - 01:17 PM
Meta Keywords Mean Nothing to Google Anymore. Meta keywords are those keywords that you enter separately as in a WordPress Plug-in or page properties tab on your website. As in the picture below you may have something similar on your website or blog. If you don't have this on your website you should, because the Title and Description are very valuable but the keywords here don't mean as much anymore. (ActiveRain does not have a place for this because they take your blog title and the first 150 characters of your blog as the description)
Why is this? Because Google is (97 comments)
Video is no Joke.. - 01:55 PM
I closed the biggest deal of my carreer last month by shooting video of a home and sending it to my client in China.
I received an email from a client looking for a large safe home in a good school district. I sent him 17 listings around the $3.4 million markin Palos Verdes. My client liked a home in Oceanfront, however it sold. We looked at a larger home down the street which was more expensive yet had more features the client desired. He bought the home after watching the video I made for him. I personalized the (69 comments)
The Accidental Blog Post - 10:31 AM
The Accidental Blog Post When we first started blogging, topic selection was probably the toughest part. Finding something to write about, well the blogging brain circuits just hadn't been completely wired yet! Now a year and a half later, eyes, ears, hands are all unified and open to what's next! Blogging is now part of our daily routine, and in general ideas aren't the problem, time to write is the problem! Our blog posts fall into two different categories: Planned Posts and what we'll call "Accidental" Posts. Planned Posts are literally that, topics you planned! They may be on a schedule (84 comments)
He didn't seem sinister. He didn't look like a bad guy. He actually was pretty doggone cute. I had shown him all through the house, talked about why he was moving, what he liked and didn't like about the house, if it was in his price range, blah blah (194 comments)
The Power of the “Rain” Can Create Many Opportunities - 12:45 PM
You just never know what will happen when you post good content to your ActiveRain blog. In December I wrote a post about what Realtors expect from loan officers when they refer a client (http://actvra.in/pFy). The featured post led to a frank discussion about what agents and loan originators should reasonably expect from each other.
In addition to being a virtual assistant for Realtors, I also have a job providing marketing support for 35+ loan officers in the mortgage division of a Pacific Northwest bank. I summarized the comments from the post and used them to help the loan officers (79 comments)
Lees Lake in Wheat Ridge - 05:26 PM
Lees Lake in Wheat Ridge Lees Lake, otherwise known as North Henry Lee Reservoir, is located in the heart of Wheat Ridge. This wonderful neighborhood has so much to offer with beautiful homes, convenient commuting routes, and access to schools, services, parks, and local businesses. A combination of classic neighborhood style with modern amenities makes Lees Lake the perfect place to consider in Wheat Ridge. Lees Lake itself is a somewhat hidden reservoir, with homes, yards, and plant growth lining the shore. For a peak of Lees Lake, one needs only to travel up Garrison St. Homes in the Lees Lake (9 comments)
AR - Newbie to Newbie - 07:55 PM
For those of you feeling a little apprehensive about posting a blog, allow me a moment to tell you what happens after you hit the submit button. But before we get there, I know how you’re feeling; there you are with your most private thoughts sitting before you on the blog entry form. You’ve selected a jazzy title; every tag is perfect and each ‘Post To’ block has been checked. All that’s left to do is change the ‘Visibility’ drop down menu from ‘Draft’ to whatever, then the submit button is clicked. If you’re like me, visions of freezing up in front (71 comments)
DO YOU TELL THE HOMEOWNER WHAT TO EXPECT FROM THE HOME INSPECTION? - 06:27 AM
My initial walk through is kind of like a mini home inspection. I am looking for issues that should be disclosed like water in the basement. I am looking for issues that will affect financing like peeling paint for FHA buyers. I am looking for issues that could affect the appraisal process. Asbestos on steam pipes is considered a hazardous material and must be identified in the appraisal. I am also looking for the issues that home inspector will bring up to the buyer. A roof that has reached the end of its economic life. I like to be pro active (85 comments)
SEO Y Yo - 06:26 PM
And that's all the Espaňol I'm bringing to this one, but it was way too cool a title to pass up. Please stick around though - the story might interest you. Mary and I have been using the internet since well before it was the internet. I used to have a user account with Colorado Supernet when there was no web - we used tools like Archie, Telnet, and Gopher, and I belonged to a bunch of Usenet User Groups, including alt.urban.folklore - the precursor to Snopes.com. We used early Macs, dial-ups and 240 baud modems, and cobbled-together bulletin board programs (69 comments)
Bank of America is Watching - 06:21 PM
Bank of America is Watching Elizabeth Weintraub has said it for years. If you are having an issue with a particular company or bank, put it out there in your blog posts. Why? If they are a smart company they will have a Google alert set for themselves and see what you've said. Let me assure you, Bank of America is watching real estate agents and the various social media outlets out there. I have to admit, after posting Bank of America Cooperative Short Sales Aren't So Cooperative I didn't expect Bank of America to call. I was stunned when I heard (83 comments)
The last step in the listing process is to show the property within a few days of going active. Even if you have to beg a current buyer to tag along, trust me it is worth your time. What you find may shock you. Here are a few gems from my listing past. 1) Remove the dog for all showings-- One of my clients had a rather large German Shepard. Though sweet, he was pretty intimidating. During the listing presentation I was sure to tell the owner to remove the dog from the property for showings, even if it meant (42 comments)
The Panda Update - Part II - 10:31 AM
Google is trying to reduce rankings for low-quality sites with the Panda update. What makes Panda such a game-changing update? New Technology Supports the Panda Update Panda got its name from Navneet Panda, a Google engineer. It’s also been called the Farmer Update, but I have no idea where that name came from. The result of Panda’s work gave Google the ability to use machine learning on a large scale. Machine Learning isn’t that new. It is defined by BusinessDictionary.com as: Ability of a machine to improve its own performance through the use of a software that employs artificial intelligence techniques (2 comments)
Austin Real Estate Market Stats Show a Healthy 2011 - 04:33 PM
I just posted numbers on my Austin real estate market stats page for sales of single-family homes in the Austin area for 2011. In the headline I used the word healthy - that is a relative term. What I could have said was the Austin market has not become as unhealthy as many other markets. I broke down sales into different price categories. It was interesting to see even at the high end our home prices varied close to 1% or less with some price points going up and some going down. (0 comments)
Content is King – Looooooong Live the King! - 12:57 PM
Content is King – Looooooong Live the King! Content is one of the toughest things for people here at ActiveRain. There are two challenges people have with content: 1) Finding topics, 2) Finding the time to write quality material. Well there is one thing you can do to help solve both of these problems. When you have a good topic break it up into parts. Frequently I read post where people have just written too much – it drags. Most people have too much going on to read a dissertation on some point of real estate. Take on point of your (14 comments)

Glad this is not my typical Stanislaus County Short Sale!!!
Either one of two things is going to happen before I get this short sale closed. Either all my hair will turn gray or I will pull it all out. Usually my Stanislaus County Short Sales go pretty smoothly. Of course it's not unusuall for a little hiccup now and then. But this one is driving me crazy. This one has a first and a second mortgage. That automatically makes things a little more difficult, far from impossible though. . This is a great property, the buyers love (1 comments)

Good Service versus Good Intentions. - 11:59 PM
Good Service Versus Good Intentions. Today While waiting to get a quick car wash, there was small lounge set up with a coffee station and all the fixings. This is a really nice touch but...take a look. The coffee pot is plugged in but no coffee, it was in disarray, dirty and not the least bit appealing. There is a big difference between Good Service and Good Intentions!

Too lazy - 01:04 PM
Too lazy? Really? I run a business. It makes zero sense for me to spend time looking for a rental. That why there are management companies out there that specialize in helping folks find a place to rent. The beauty of our business is we can pick and choose how we want to work. I choose to work only with sellers. Everything else I refer. Just because some of choose to work strictly on sales certainly does noy make us lazy. It makes us wise enough to know that we can't be all things to all folks. (0 comments)

Charlotte NC Real Estate Market Report – December - 03:51 PM
The number of Charlotte NC homes for sale in December for the Charlotte-Gastonia-Rock Hill Metro Area was 17,581 as of 12/31/2011. The average sales price was $190,564, or 90% of the list price, which is $3,582 or 1.8% lower than the average sales price at the same time last year. The average amount of time on the residential market for Charlotte real estate is 5.06 months. While these numbers are only incremental improvements in the Charlotte real estate market, the steady (and very encouraging!) decrease in the average time on the market tells me the demand for housing is becoming not just wider, but deeper. Mobile Vet Care...It' s "Wheelie" Great ! - 07:05 AM
If you have ever taken a cat to a Vet...or for any car ride and they decide they would rather stay home...the unique yowling...using you for a scratching post, locking their "knees" to avoid the carrier.....knowing that the blanket or towel that comes out of the closet only for such trips means hide and seek...mostly hide...it can be and exhausting mis-adventure.
