Real Estate House Warming Gifts | Isn't Wide Open, Full Throttle Service Enough? - 11:54 AM
The real estate buyer or seller of property, the service you provide them as the agent, broker, REALTOR. If the experience was pleasant, helpful, time and gas saving, is that enough to stay in their minds? So your name comes up again over and over when the need for a real estate professional resurfaces down the line. Or so you get referrals because the real estate experience was quality, memorable, plain and simple good. Half our job is education when you wear the REALTOR blue and gold "R" pin. Because you and I do this listing, market, sell process every day.

The BIG picture on those little buyers - 06:45 PM
A couple years ago I had a call from a potential buyer who wanted to see a condo with a list price of $42,000. First, let me say that up to that point, my lowest sales price for any property I'd sold in the last 10 years was $78,000. I'll admit it, the first thought I had was "who can I refer this too?" So, I called a couple of my colleagues to see if anyone "had time" to take on this client. I guess I really wasn't surprised that no one was interested in this lead even though I shared

Today's Real Estate Buyer is Often the Strong, Silent Type - Mostly Silent - 11:48 PM
I'm reblogging Eric because his post is educational in two directions at the same time. His post is directed at the lurking Buyer, and he makes some strong points about how to be an effective Buyer. Also of value is the last two paragraphs, where he explains what an agent can do to bring out these lurking Buyers - Namely, we can educate them about the things we won't do. This helps to aleiviate the lurking Buyer's fears and can get the relationship moving forward. As usual, I am asking you to leave your comments at Eric's location......Thanks! Via Madeline Island

Education and Active Rain go hand in hand. The ability to learn is constant and in abundance in many different formats. Just being a participating member gives me the opportunity to read some heavy duty posts written by top agents across the Country. There are many occasions when I feel that I am in "Real Estate Kindergarten" and ready to learn, but there is so much that goes over my head. 95% of agents in my market have never heard of most of these amazing tools and techniques. It's really giving me an edge!.....and then there is Active Rain University. An entire resource available

Super Brother Bowl? Not looking good with 2 Minutes left. - 06:06 PM
AFC game is NOT over yet, 3 points split the teams with 2 minutes left. A Super Brother Bowl is still possible, stranger things have happened. Like the 49er's WINNING last weekend. I'm a FAN, have been since I marriend into it 32 years ago. So, as I sit waiting for the Giants to play the Niners. I've cleared my schedule, my voicemail states I'm off for the day, it's my day to enjoy some football. Thanks to our coach Jim Harbaugh we have the BEST slogan in the league..... WHO'S GOT IT BETTER THAN US?

Who's Got It Better Than US? 49er Faithful SAY -- NOBODY! - 06:24 PM
Who's Got it Better Than US? If you're not a football fan then you may not recognize this saying. Jim Harbaugh Coach of the San Francisco 49ers has been saying this to his team ALL YEAR. We'll it's caught on. What a great saying, it promotes the team without degrading the opponent. Ok, I'm off to watch the NFC Championship Game. SF Niners vs Giants And Who's got it better than us? The Answer is NOBODY!

WHY do I want to INVITE Others to Active Rain? - 07:06 PM
Have you invited others to Activerain? no? Why Not? Why should you invite others to ActiveRain Did you know you get POINTS for those invites? Do you know you get points every time your "invitee" writes a blog on ActiveRain. I have 26,963 points due to people I have invited to Active Rain and they actually use ActiveRain. Dale Bledsoe is one of those people. Dale's clarity, point of view and compassion set him above others. I love to read what Dale has to say. I do notice that he hasn't posted in 2 weeks, time to go poke him.

TRUST! Such a Simple 5 Letter Word with such a HUGE IMPACT! - 07:28 PM
TRUST! Such a simple 5 letter word with a huge meaning. Trust to me is so many things. Yet, when my clients place their TRUST in me I want them to have "Total Reliance Under Stressful Times". According to Health_Cures.com some of the top reasons of stress are: 1) Change in Financial Affairs (38) What is more of a financial affair than the buying or selling of real estate. For most clients, this is the single largest purchase or sale they will ever have. It is their financial future. 2) Renegotiating a Mortgage (rate hike) (31) Loan Mods, how this has

Bank of America Short Sale - They are making Progress! - 07:43 PM
I never see the need to re-invent the wheel Jen has a great synopsis about the changes Bank of America and Chase are making on the short sale processes. I've been doing short sales for the past 6 years. I can tell you they are getting faster, more streamlined as banks and agents figure out a process that works for everyone. Via Jen Bowman - Atlanta GA Real Estate Agent for Cobb and Dekalb Counties (Keller Williams Realty Cityside): Bank of America Short Sale - I've done quite a few short sales with Bank of America and I have to say, they

Castrato Comandante? - 02:27 AM
There is always a bigstory, and there is always a little story. When I look at what happened to this cruise ship, Costa Concordia, I know that there are so many sides to a big story, there is investigation, there are reports, there are versions, there will be interrogations, court, punishment, lawsuits… And there is always a little story… I think this 25-y.o. Moldavian ballerina and another brunette might probably be this little story that first made a hole in this 52-y.o. captain’s brain, and this, in turn, brought to a hole in the cruise liner… They say the industry

Changes to My Home Page - 09:55 AM
I logged to beta AR a few days ago, and was absolutely not thrilled with the changes made to My Home page. They have added thumbnail images, which take more space. I usually try to write 10 comments a day, so My Home page was an annoying display of my profile photo. The inconvenience was that I usually delete my comments made in response to comments on my posts, so that the page is cleaner, and I see what activity is there, and the new My Home page only provided for deleting records individually. The "old" My Home page allowed you

Knock, Knock, Knock... - Who Is This? - Open The Door. This is Internet - 11:45 AM
Gary Coles posted Get Connected in the Rain It is an interesting post about Active Rain. But what surprised me was that Gary transitions from Active Rain connections to telephone conversations, and for him it is still within Active Rain, and it is not so for me. To an extent I am surprised that we never really embraced the medium – Internet the way it is designed. Internet is the connection. It is not a step to go to another medium – phone. It is its own world with its own rules. Seeing it as a bridge to a physical personal

Where To Eat In Port Orange, Florida - 05:40 PM
Where To Eat In Port Orange, Florida It is Saturday, and we are going over Dunlawton Ave. Bridge going home. At the foot of the bridge there is a guy with a big sign, and while we are waiting for a green signal, we read it. It invites to a Grand Opening of a Crab House under the bridge. And out of the blue my wife turns to me and says she would like to go. She loves seafood, and crabs, but she is not a going out person, so this was sort of unexpected. Anyway, we turn and go under

Sunday Fun - 11:05 PM
Sunday Blog It is Sunday, and I am thinking about something lighter. So, here a shot at it. Do you know the definition of a smart phone? It is when a phone is smarter than its owner. When not only the phone “knows” more than the owner When the phone can do more than the owner, When the phone sadly “knows” whar the owner will not learn, When the phone "knows, that the owner will never be able to even comprehend everything the phone could have done for a smart owner... but in the era of smart
