As the Real Estate market continues to strengthen across the county, the amount of buyers is rising and the amount of homes on the market is declining. Here in the Manchester NH area we have seen close to a 30% decline in homes currently listed. We have seen our sales increase 10-20% in most areas. The newest Real Estate trend is called a "MULTIPLE OFFER SITUATION". Multiple offers can be a great thing for Listing Agents and Sellers but a complicated one for Buyers and stressfull time for their agents.

Seth Godin, author and guru of Marketing, emphatically gave advice to Realtors back in 2008, "Quit Now."
Many of us Realtors didn't listen to Seth's advice. Real estate agents tend to hang on longer than most when the market slows. That said, there are less Realtors today than in 2008. How many is hard to determine. We have about 30% less Steamboat Springs Realtors today compared to 2008.

I'm seldom political-I'm a capitalist, not a ideologue- and while I like President Obama, I have to say that I am incredibly disappointed by the State of the Union speech this evening for one good reason: he barely touched on housing or what he'd do to fix the industry. It is among our biggest problems and he barely went there.  I could also do without the camera on the person Mr Obama was just about to mention, because it made the whole thing seem like a choreographed effort between journalists and politicians, but I guess that's nothing new.

Why the relief valve at the water heater is leaking, and what to do about it - 05:54 AM
When a temperature and pressure  (T&P) relief valve at a water heater leaks, it's usually a simple fix; just replace the valve.   These valves cost less than $15, and replacing the valve is a very basic job - just drain some water out of the water heater, remove the discharge tube, and replace the valve.  No big deal.
Unless it starts leaking again.
If a recently replaced T&P relief valve starts leaking again, it probably means that the relief valve is only doing it's job; it relieving excess pressure in the water heater.  When this happens, the fix gets a … (35 comments)

One of the interesting aspects of being a home inspector… Is that you never know what the next home inspection may bring.
Most of my unusual photos come from the garage or under the house.
It’s not too often that a sign is posted on a bedroom door: “Do Not open or touch this door Very important that you follow this request Do Not Touch!! Thank You!!”
Many things come to mind… If the house is occupied and there’s a Do Not Open sign on a door… does it mean there’s something in the room that will come after … (21 comments)

Many real estate agents are busy so they have assistants to coordinate the little details.  And with so many short sale transactions there can be a lot of coordination and follow up required.
I am attempting to work a short sale transaction right now.
After submitting the offer I contacted the listing agent and was advised the short sale offer would be signed off on by the seller  we will let the bank decide.
[Letting the bank decide is not what I consider to be the best approach especially in this case where I really expected a counteroffer.]

I recently picked up a new buyer and the first thing they asked me was if I met face to face with my new clients. I always conduct the first meeting in person unless that buyer is out of the area. I answered honestly that I meet with most clients several times in person whenever possible. In addition, I have a customer service pledge that says I will present offers in person when the sellers agent agrees. In the case that I cant meet with someone Ill even try to get another agent to meet on my behalf.

Over the past several years, appraisals have impeded our market's ability to recover naturally. Stricter underwriting guidelines are resulting in appraisers taking an ultra-conservative approach to value and often discounting factors such as the nuances of a particular neighborhood that might support a higher value and provide better comparable data for the next appraiser. The result is that buyers seeking financing for a purchase often have to re-negotiate price with the seller in order to salvage the deal. The larger impact of low appraisals is a flat market and would-be sellers who are reluctant to list their homes.

Don’t you love it when Realtors threaten to bring an offer on one of your listings?  This happens so frequently. 
 
We received a call from an agent on Sunday asking if one of our listings was still available.  She said that she would be writing an offer for her client and sending it over by Sunday evening.  It is now Tuesday and no sign of an offer nor was there another phone call from the agent retracting her threat.

NewsFlash: LAPD Warning Against Hiring Unmanned Aircraft Operators for Aerial Photos - 04:50 PM
The CALIFORNIA ASSOCIATION OF REALTORS® electronic legal information service, Realegal®, sent out an article today about Los Angeles area real estate agents using unmanned aircraft operators to take aerial photographs of high-end properties for marketing purposes.  It seems that using these unmanned aircraft, also known as "drones", are in violation of local ordinances requiring permits for commercial filming or photographing.  The drones are also in violation of the FAA's policy, as well.

Shortly after reading the AR blog post about answering your phone while with people,  I then read a great article by Scott Feschuk, published in the January 30th issue of McLean's magazine, about this very subject.
The author had a very different take on this, and one that I happen to agree with.  In it he says a number of very funny (but true) statements such as:

Today I read the California Association of Realtors newsletter. The Big Head Line - LAPD Warning Against Hiring Unmanned Aircraft Operators for Aerial Photos.
The Article goes on to state that this may violate FAA Policy on flying unmanned aircraft without a license. There is also an LA County Policy about needing permits for Commercial Filming and Still Photography!
Now first off I want to state I am all for safety and technology always presents new challenges.
