Color Coordinating...                  Every now and then I run across a home owner who likes to color coordinate. While color coordinating is okay, there are some things, such as outlets, that should be left alone. This is definitely not a good idea and especially when it comes to GFCI outlets. When these are painted over, the paint will often jam the mechanical test and reset buttons. If the buttons are jammed, the device may fail to trip resulting you going z-z-z-zt, which is not a good thing! FHA guidelines state that a house has to meet MPR (minimum property standards) for existing houses, and MPS (minimum property requirements) for new construction. FHA is very concerned with the three S’s: Safety, Security, and Soundness.
When a Realtor was asked what the three FHA S's were, he replied, "Stupid, more stupid, and seriously stupid FHA appraisers," which I thought was pretty funny, however, a little off the mark. The three FHA S's have to do with the following:

About two to three times a month, I get a call or email from someone who is interested in becoming a home inspector.
"What kind of training is required to be a home inspector in Minnesota?  What type of background is required to be a home inspector?  Are you hiring?"

Bloggers are often criticized for being less than accountable for the things they write. 
Here on Active Rain, there is no editor looking over our shoulders. There is nobody systematically fact checking what we write. 
Now that I am an occasional guest contributor to my home town newspaper, things have changed. 
Sara Goo, their Real Estate Editor, has the job of checking what I write for accuracy before they publish it.  And I'm starting to think that is a very good thing.

Prior to the ink drying on the last signature of the 25 billion dollar foreclosure settlement agreement between federal and state government agencies and the 5 largest banks, murmurs and complaints of problems are already surfacing. Some say to little and too late for some 4 million people already foreclosed. Another 3.5 million may not benefit either since their cases are to far along.

The following chart shows supply and demand for single family Palos Park homes for the entire year of 2011.

As you can see, there is a huge discrepancy between the red line, respresenting Palos Park homes for sale, vs. the blue and green lines (homes under contract and sold homes).  You could stack up the blue and green lines and there would still be a big difference.

I am writing about a specific agent who will remain nameless. What I want to know is this fraud or is this just rude.
Home listed at $159,900. We make offer on 10/24 of 162K with 3/4's of a point back and ask for a $425.00 home warranty. On 10/28 submit highest and best of 172K. Agent tells me for weeks she is waiting to hear from the bank. Home is listed as terms of Cash, Conventional, or FHA. There is some damage and I am not sure it would go FHA.
