Color Coordinating... Every now and then I run across a home owner who likes to color coordinate. While color coordinating is okay, there are some things, such as outlets, that should be left alone. This is definitely not a good idea and especially when it comes to GFCI outlets. When these are painted over, the paint will often jam the mechanical test and reset buttons. If the buttons are jammed, the device may fail to trip resulting you going z-z-z-zt, which is not a good thing! I consider these a safety hazard and I recommend replacing the device.This (81 comments)

If you walk into any room or see a room in a photograph or magazine and it just doesn't feel right then generally something is out of balance. We feel comfortable in spaces that are balanced and we tend not to linger in ones that are not. Balance encompasses many design elements, including furniture placement, scale, color and texture. Today I am just going to address color balance. I find color balance so important because you can often overcome some other minor "out of balance" issues if you get the color balance correct. FHA guidelines state that a house has to meet MPR (minimum property standards) for existing houses, and MPS (minimum property requirements) for new construction. FHA is very concerned with the three S’s: Safety, Security, and Soundness. When a Realtor was asked what the three FHA S's were, he replied, "Stupid, more stupid, and seriously stupid FHA appraisers," which I thought was pretty funny, however, a little off the mark. The three FHA S's have to do with the following: Safety: Per FHA, "Safety refers to the health, habitability and sanitary condition of the property." About two to three times a month, I get a call or email from someone who is interested in becoming a home inspector. "What kind of training is required to be a home inspector in Minnesota? What type of background is required to be a home inspector? Are you hiring?" I always call people back to chat about this business and give the long answers to all of these questions; there is no such thing as licensing for home inspectors in Minnesota, so there is no 'right' answer to these questions. Oops, It Looks Like the Buyer's Agent Made Another Mistake A couple of weeks ago, I wrote a post entitled, Is Your Buyer's Agent Qualified to Represent You?. This is an addendum to that post. On Saturday, while out showing properties, I got a text from the above referenced agent. It read: Buyer's Agent: They took the refrigerator! Me: That's right, it wasn't in the contract. Bloggers are often criticized for being less than accountable for the things they write. Here on Active Rain, there is no editor looking over our shoulders. There is nobody systematically fact checking what we write. Now that I am an occasional guest contributor to my home town newspaper, things have changed. Sara Goo, their Real Estate Editor, has the job of checking what I write for accuracy before they publish it. And I'm starting to think that is a very good thing. Prior to the ink drying on the last signature of the 25 billion dollar foreclosure settlement agreement between federal and state government agencies and the 5 largest banks, murmurs and complaints of problems are already surfacing. Some say to little and too late for some 4 million people already foreclosed. Another 3.5 million may not benefit either since their cases are to far along. The settlement does not address a necessary balance between consumer protection and access to affordable credit for qualified borrowers. I was contacted recently by a real estate investor on Linked In, wondering if I knew of any good properties out there he might be interested in investing in to rehab and resell. I have helped investors sell their rehabbed properties before, but I have not yet helped on the buying end, which of course the number one rule for investors I am sure is that you have to "buy right". As you can see, there is a huge discrepancy between the red line, respresenting Palos Park homes for sale, vs. the blue and green lines (homes under contract and sold homes). You could stack up the blue and green lines and there would still be a big difference. I am tired of the REO Games! I am writing about a specific agent who will remain nameless. What I want to know is this fraud or is this just rude. Home listed at $159,900. We make offer on 10/24 of 162K with 3/4's of a point back and ask for a $425.00 home warranty. On 10/28 submit highest and best of 172K. Agent tells me for weeks she is waiting to hear from the bank. Home is listed as terms of Cash, Conventional, or FHA. There is some damage and I am not sure it would go FHA. We offered (11 comments)

Over the past month or so, I've had a few people tell me that they never got my e-mail that I'd said I sent. I asked them to check their spam or junk folder and they said they had, but there was nothing in there from me. By the way, I use Gmail and I've always been a fan and recommended it to others.So, a few of my e-mails weren't going through, one buyer last month, then my office, then another buyer over the weekend. Yes, I really have the buyers! Finding the Right House is Like a Love Affair. Being Valentine's Day this is a good time to talk about love! I am working with special buyers who are looking for the perfect home. Mr. Buyer wants to surprise his wife and here is his partial wish list. He wants a gated community, some acreage, the bigger the master bedroom, the better. He 'lives' in the bedroom and wants it outfitted with everything from the big TV to the refrigerator And she wants a luxury bath...sort of like these special ' little' bathrooms. Today, we had the very great privilege of hearing Mr. Chris Gardener, Author of Pursuit Of Happyness and Start Where You Are at the Keller Family Reunion in Orlando, Florida. Mr. Gardener was the inspiration for the movie, starring Will Smith...The Pursuit of Happyness. If you could hear his speech...or see the movie with totally dry eyes...best you see a cardiologist and see if you still have a heart.
