What do you tell a seller when the appraisal comes in a good bit higher than the purchase price?Now, I know that sellers don't always know the value, as the appraisal belongs to the buyer and/or lender, and unless the appraisal comes in low, we usually just move on when we hear that 'the appraisal came in OK.'BUT, the seller asked the value, and the buyer and their Realtor was gracious enough to tell us, And it is higher than purchase price.We will make a few points to the seller: One, with the value being higher, the buyers will likely feel

Seriously Stupid FHA Appraiser's And The Three S's - 10:04 AM
I decided to reblog this because it clearly differentiates the duties/obligations of an FHA appraiser vs. a standard Conventional Loan. It is a great tool we can use in assisting our Sellers to determine if their home is an FHA candidate. Tuesday, February 14 Market Report Winnetka, Wilmette and Kenilworth There is some definite buzzin the market these past few weeks - it is the Spring market after all and the weather has been mostly cooperative. Today as I toured broker open houses I had two thoughts: some sellers are pricing to sell and others are still overpricing. I saw two homes today located on the same block - the larger and better one was priced almost $100,000 less than the other one . . . I guess that says it all. The slowdown over the past 3 months can be attributed in part to the season and the freak October snow storm and accompanying power outages. EASTON Market Trends January 2012 Easton, Connecticut home sales slowed down by 33% from 2010 to 2011. As you can see from the graph above, home prices also continued to decline over the past six months and even more over the past three months. The freak October snow storm caused widespread power outages and the normal holiday slowdown contributed to the decline in numbers during the final 3 month period, although there was a slight uptick in number of sales in the August through October period. Home Sales Statistics Stillwater MN 2011 In the eastern Washington County community of Stillwater, MN new listings and average sales price were the only real estate indicators with a significant year to year change from 2010 to 2011. New listings were down nearly 21% from 662 in 2010 to 518 in 2011, while closed sales were up by less than 1%. The average sales priced dropped just over 5% to $246,480, down from $260,161 in 2010.
