Many agents are cowards when it comes to prospecting. ( MY wife was in the coward category - the idea of asking strangers for business terrified her) passive prospecting was made for her. If you are not in the coward category, consider yourself fortunate and enjoy active, as well as passive, prospecting.

Why is this important? Several reasons actually. So often, more than seeing something flashed correctly, I see how not to flash a chimney, or a roof.
Roof tar does not flashing make!  Period.  It's great UNDER "stuff," like shingles, or vent covers, and when under it is long lasting.  But it is not intended to be installed (my word is "gooped") over "stuff!"
But it does inspire song!  Please, feel free to sing along.  It's best to bob your head too...

2011 Real Estate Market Update -- Vandenberg Village Home Sales - 10:48 PM
   
Looking at the sales figures for 2011, sales activity in Vandenberg Village increased 36% overall and the average sales price  decreased 10.7%.  Distress sales (short sales and foreclosures) comprised 45.7% of the market overall.  In 2010, distress sales were 30% of the market, so this is a definite increase.  And, days on market edged up slightly from 81 in 2010, to 87 days in 2011.  Overall, the market in Vandenberg Village still appears to be declining with foreclosures and short sales playing a big part in that.  And like many areas on the central coast, until there is a reversal or … (16 comments)

"What do you get when I use one of your lenders?" is not a question I hear everyday but I do get asked occasionally. There is a short answer and a long answer to this question. The short one is nothing but it doesn't completely tell the truth. Nothing only refers to monetary incentives - kickbacks happen to be illegal in the State of Maryland and it is not part of my business plan to break the law. The QR code frenzy of when they first came out has died down a bit. It seems like for a while every other post was talking about them. Are they becoming more well known in your area? Have you been using them and using them WISELY?

I currently have a few buyers looking to purchase right around the $100K mark.  In the Phoenix market this is an extremely competitive segment with almost every property getting mulitple offers.  In fact,  some of my clients have placed a dozen strong offers only to be told another offer was accepted.  From what I have been told or can tell subsquently, most went to cash buyers, sometimes for less than the offer submitted by my clients.

HMMM, I don't consider myself the 'Best', but I am pretty damn good.  The point is, that there is always someone better!   It does not matter what it is, someone will always be better, Especially while you are puffing out your chest!

Here is a great post on FHA appraisals and what they will be looking for when they come out.
I understand they are not as stringent about condition as they were in the "old days" - when ever that was.  
Five years ago no one did FHA around here - now it is the best loan on the market.

Sometimes friends and family need to come before business.  That was true on this Valentines Day.   After working a bit out of the home office in the morning it was off to the coast for the day.   The spot Kelly and I were heading to was Half Moon Bay.   Half Moon Bay is a small town on the coast about 30 miles south of San Francisco.  It's a nice place to go when you want to get near the water and relax, especially during the week.
