This is the second profession I've been in where I am expected to be an expert on everything. 
Years ago it was antiques, you were literally expected to have some idea of the value of everything!

Today as I was showing homes in Lexington we visited a home with obvious structural problems.  You could see the corner of the house drooping when we drove up.  Walking in the sloping living room confirmed the first impression.
A two story house in need of upkeep.  The seller's disclosure had nothing about this obvious problem.  This home has now been on the market most of a year.  Does the owner really want to sell?  It is not a bank owned home, it is not a short sell.  Why would anyone ignore such a problem?

I got a call from an appraiser yesterday wanting to know how I came up with the list price for a house I had previously listed. Now here is the funny thing, the appraiser thought my price had been too low! Let me say the appraiser also said that contacting former listing agents was not what he did on a regular basis. He also didn't find any of the other listings on the MLS that had expired with other agents. I don't know why not, but there were at least 3 other expired listings out there. Although we have many reasons to feel optimistic about housing, lawmakers have the POWER to either continue helping or risk hurting our economy further with their decisions , both in the Senate and in the House.
Past –due mortgages and foreclosures have been trending down in recent months. Inventory is also shrinking. This affects the law of supply and demand. The lower the supply and the higher the demand, helps prices trend upwards. Interest rates are lower than ever and home prices are beginning to stabilize…..but progress is still fragile.

Just Because You Think It's So, Doesn't Make It So! Yesterday afternoon our copier/printer flashed "NO TONER" in the middle of a big print job.  No problem, open up the bottom storage and pull out a new toner cartridge and........ Aaaaack!  NO TONER is right, nothing in there!  Now I could have sworn that we had one left, but nope.  No gots, nada....  Fortunately early enough in the day to visit our copier service company and get toner cartridges, so no harm done. However, in this case, thinking we had a toner cartridge didn't make it so did it?

A recent Trulia question, asking what people considered the most important traits in a Realtor, came up with "communication" as the most noted trait.  Big surprise, right?
The most common complaint, according to the national association of Realtors, of the average consumer, was not that their agent was a poor negotiator, it was not that the agent didn't sell their home, or find them the right property.  People complained that their agent didn't keep in touch with them, and let them know what was going on.  They felt left in the dark.

MAR PROFILE OF 2011 BUYER - 03:29 AM
The Mass Association of Realtors released a profile of the typical buyer in 2011.  94% (NINETY FOUR PERCENT) of all buyers and sellers worked with a real estate professional.  What an awesome number - 94%.  This is a 12-13% increase.  Nationally the number is 89%.
Interestingly only 3% of sellers indicated they were selling because they couldn't afford the home.
Reasons they bought: 36% desire to own a home; 9% wanted a larger home; 9% a change in family situation; 7% because of affordability and 7% becasue of a job related relocation.

Masonry Foundation Repair - Steel Posts - 02:26 AM
This photo is the masonry foundation repair of the front wall of a 45 year old house.  It is one of many techniques that can be used for such a repair.
The masonry foundation had been suffering from horizontal cracking.
Around here a big factor contributing to this problem are expansive clay soils.  Certainly soil/water pressure is the culprit, but clay soils can shrink when very dry and then, when wetted, can expand with greater force than normal.
Such force works on these walls, over time and even quickly!

How often have you been out and noticed someone in an outfit that just looks BAD on them? It’s not that it’s ugly or out of fashion or even the wrong size - - it’s just not right. Perhaps it’s the wrong color for them, or just emphasizes parts of their body that should not necessarily be emphasized. I always wonder why there isn’t at least one person in their life that will tell them the truth – to say, “oh no – you shouldn’t wear that color”.

Yesterday I wrote a very tongue in cheek post on a serious issue of child discipline. I tried to approach the subject with a lot of humor and maybe a little exaggeration.

         $295,000 for this 4 bedroom, 2 and 1/2 bath home less than two miles from the city dock in Annapolis is like robbing a bank without a gun. Don’t have a lot of money to landscape your backyard.  Here is an idea that is fun , pretty and under $50.  A 12x12 cement paver stone is around $1.30 at your local building center. You need 32 of them.  Simply remove the sod and place the stone so they are ground level so you can mow right over them.  You can use simple black and white pillows for checkers or you can purchase a giant chess set if that is your game.

You want to sell your home short and your FHA appraisal came back too high.  What should you do?

The last few days have been hectic. I've been working with a few new clients that are either buying or looking to rent a home and scheduling can sometimes be a challenge...
 
where are you going to be at a particular point in time so that you don't inconvenience a seller/landlord anymore than you have to. HOWEVER, sometimes that inconvenience is handed off to the buyer/tenant in the form of a SHOWING RESTRICTION.

Washtenaw County Foreclosures Trend Down - 05:42 AM
By Ann Arbor Real Estate Experts Per the chart below, the highest number of recorded foreclosures for the months of January over the past 10 years, there were 113 recorded foreclosures and if we compare that to the month of January 2012 there has been a 24. 2% drop in number of recorded foreclosures. Now, comparing last year 2011 to this year 2012 for the month of January there was a 3.3% increase in the number of foreclosures. Overall, this is a minor change in the number of recorded Washtenaw County foreclosures.
