In case you hadn't heard, the banking industry and the Federal government settled the "robo-signing" fiasco that resulted in a significant number of improper foreclosures. The bottom line is that people caught in this mess that haven't lost their homes will get a break and assistance with modifying their mortgages. The folks who had their homes literally stolen through improper foreclosure procedures get...wait for it...$2000. You can't even buy a decent car for that much, let alone a house.
I was meeting with a group of clients today, and then it happened. My cell phone went off. My cell phone going off isn't that unusual, but in a meeting, it's terribly unusual for me. I try to always flick it to vibrate before I enter a meeting if I carry it at all. I don't want the discussion to be sidetracked by a ringing cell phone. Today, I forgot. 
Hold on to your lock boxes, this is one for the strong at heart! It was taught to me quite early on, that the best rarely have to announce that they are, in fact, the best. Their work usually speaks for itself without any need for back up. Possibly it is just me, more likely it is just me on an entire pot of coffee; but what on earth is going on in the real estate marketing realm? Is every single agent really THE absolute best?
Does a franchise still hold the same value as in the past? As a broker/owner of a franchise, I ask myself this question more times than one would expect. But I think it is an important question every broker should ask at different times and under different market conditions. When the market began its fall in 2007-2008, I remember reading an article stating that franchises (particularly the bigger names) would be in greater demand than when business was booming. Like most industries, real estate marketing is way way more technical, faster paced today. Marketing is more complex because technology improved and driven by real estate buyers demanding you the agent, broker, REALTOR step up to the plate. To make those home run deliveries that are rich, full, satisfying, complete. Every time they log on for local community or individual property listing information. 
Some sellers these days are taking a bit of a hit on their equity. Savvy sellers who are also purchasing realize that they’ll recoup that lost equity when they make a smart purchase on the other side. Many have, as they say, given away the farm because they HAVE to move; others are simply motivated by the low prices and the incredibly low interest rates on their purchase.

I've been closing short sales for many years. In fact, I close a huge volume of short sales. Even so, as a Sacramento short sale agent, I still haven't seen it all. I know this to be true because every single day I seem to learn something new. That's part of what keeps my profession interesting. I freely share what I learn in this blog and with other real estate agents. But lately there seems to be a lot of aggression and hostility among agents in Sacramento. The question of the day is "Why does it take so long for things to happen in Real Estate"? The old saying of "Good things come to those who wait" or "Patience is a virtue" works well with some arguments but not all. Some things should just not take that long. Today I am going to explore some of the segements of Real Estate that we have to deal with every day. It makes you wonder is some people are "sleeping at the switch" per say.
There is nothing I can think of that has an infinite capacity on this planet. Sooner or later, if something is put in, the vessel reaches capacity and something must come out or a failure will occur. One example I use quite frequently as a home inspector is with regard to forced air type heating systems. For these types of systems to operate efficiently, not only must they “force” air into the rooms, it also must be removed at the same time. It all begins with the phone call. Yes, there must be a phone call. This is the first test. Can they find time to speak on the phone? Even sellers who live out of the country make time to talk to me on the phone when they're serious about selling.
