The $25 Billion insult to the American homeowner - 07:14 PM
In case you hadn't heard, the banking industry and the Federal government settled the "robo-signing" fiasco that resulted in a significant number of improper foreclosures.  The bottom line is that people caught in this mess that haven't lost their homes will get a break and assistance with modifying their mortgages.  The folks who had their homes literally stolen through improper foreclosure procedures get...wait for it...$2000.  You can't even buy a decent car for that much, let alone a house.
How is this a "win" for the American homeowner?
Here's a bigger question - Why are we protecting the banks?  They literally … (36 comments)

Cell Phone Etiquette 101 - 05:05 PM
I was meeting with a group of clients today, and then it happened.  My cell phone went off.  My cell phone going off isn't that unusual, but in a meeting, it's terribly unusual for me.  I try to always flick it to vibrate before I enter a meeting if I carry it at all.  I don't want the discussion to be sidetracked by a ringing cell phone.  Today, I forgot.
There are certain things I think every business professional should do when relating to his/her cell phone.  They are definitely important tools in our arsenal of business weapons, but they … (105 comments)

Is Every Single Realtor Really The Best? Weeding Through The Ridiculous~ - 08:49 AM
Hold on to your lock boxes, this is one for the strong at heart! It was taught to me quite early on, that the best rarely have to announce that they are, in fact, the best. Their work usually speaks for itself without any need for back up. Possibly it is just me, more likely it is just me on an entire pot of coffee; but what on earth is going on in the real estate marketing realm? Is every single agent really THE absolute best?
I ran track in high school, not many cheerleaders do. There is a reason not many cheerleaders … (86 comments)

Wanna Own a Franchise? Think Again. - 09:06 AM
Does a franchise still hold the same value as in the past?  As a broker/owner of a franchise, I ask myself this question more times than one would expect.  But I think it is an important question every broker should ask at different times and under different market conditions. When the market began its fall in 2007-2008, I remember reading an article stating that franchises (particularly the bigger names) would be in greater demand than when business was booming. I thought this made sense, as marketing would be so essential to procure listings and buyers. I am not so sure I … (76 comments)

Real Estate Is A Bit Like a Game of Poker! ”It takes minutes to learn the game and a lifetime to master it.” - 11:37 PM

Real Estate Is A Bit Like a Game of Poker!  ”It takes minutes to learn the game and a lifetime to master it.”  It's true of poker, and I think it is also true of real estate. It takes a very short time to take the real estate class and pass the exam. Yes, you are an agent but how long does it take you to learn the profession?
Many  buyers and sellers decide to go into real estate after their own transaction. They think 'So much money for doing so little'. I  have been asked … (64 comments)

What does REALLY sell a house? - 01:27 PM
There is no shortage of opinions on what sells a house.
Before we start let's level the playing field. Let's say all houses you look at are in a price range that is adequate, nothing completely out of whack. Pricing of course plays a part but I have too often seen other components being much more important to fall in love.
Location is paramount but I see very often that 2 or 3 locations in Corvallis, OR can be of equal benefit to a client and therefore, again, other features are more important.
These 10 points (in no particular order) in my opinion … (52 comments)

Carlsbad Homes for Sale - What Happened in the Carlsbad Real Estate Market in January 2012? - 10:10 AM
Carlsbad Homes for Sale - What Happened in the Carlsbad Real Estate Market in January 2012?
The Carlsbad real estate market continues to shift, and the statistics for January show a number of changes from last month. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

My ActiveRain Family Is Important To Me! - 10:28 AM
My ActiveRain Family Is Important To Me! Had you told me twenty years ago that I would one day have a 'family' comprised mostly of people that I have never met and that this group of people would be an important part of my life, I would have laughed!
That was before social media, before the internet took off as it has and also before the formation of ActiveRain. It is pretty amazing to stop and reflect on the transitions that have taken place during the last twenty years in our daily lives. Gone are (for the most part) the days … (66 comments)

The Modern Day Real Estate Agent | See Any Video Making Gadgets Hanging From The REALTOR Utility Belt? - 06:14 AM
Like most industries, real estate marketing is way way more technical, faster paced today. Marketing is more complex because technology improved and driven by real estate buyers demanding you the agent, broker, REALTOR step up to the plate. To make those home run deliveries that are rich, full, satisfying, complete. Every time they log on for local community or individual property listing information.
The selection of the pathway for the job you do today wearing the REALTOR blue and gold "R" hardly resembles the agent or broker's day to day just a few years ago. Used to be snap a couple … (18 comments)

I Know That's Not What You Wanted To Hear - 05:55 PM

I feel like so much of my time these days is giving bad news to good people! It's tough! Buyers and sellers are getting bad news from me. But honest news.
Short Sale Sellers are hearing:
The home value is so low that they have to do a short sale The Short Sale "might" result in an income tax bill There is a sale date scheduled The buyer walked Equity Sellers are hearing:
The real value of their home, not what they wish it were The home down the street is listed 30% less because it is a … (78 comments)

A Surprising Realization - Some Sellers Just GET IT! - 01:04 AM
Some sellers these days are taking a bit of a hit on their equity.  Savvy sellers who are also purchasing realize that they’ll recoup that lost equity when they make a smart purchase on the other side.  Many have, as they say, given away the farm because they HAVE to move; others are simply motivated by the low prices and the incredibly low interest rates on their purchase.
When it comes to selling a Charlotte home, I have to say that I am quite proud of some incredibly smart sellers of mine!  More and more, buyers believe that they can get … (69 comments)

IF YOUR LANSDALE HOME IS OVERPRICED, IT WILL NOT SELL - 09:14 AM
IF YOUR LANSDALE HOME IS OVERPRICED, IT WILL NOT SELL     PRICE YOUR LANSDALE HOME CAREFULLY - BECAUSE IF YOUR LANSDALE HOME IS OVERPRICED, IT WILL NOT SELL.     I read this in a blog. "An agent can stage an overpriced home, hold open houses every day, give out free hot dogs on the weekends, dress up in a clown suit and spin a sign on the nearest corner, have the Boy Scouts hand out flyers, have the 13 dogs that set the Guinness book of records jumping rope for the neighbors, have the Blue Angels do a fly-over, … (25 comments)

You May Wonder Why Buyers Are Having a Tough Time Buying a Sacramento Short Sale - 09:54 AM
I've been closing short sales for many years. In fact, I close a huge volume of short sales. Even so, as a Sacramento short sale agent, I still haven't seen it all. I know this to be true because every single day I seem to learn something new. That's part of what keeps my profession interesting. I freely share what I learn in this blog and with other real estate agents. But lately there seems to be a lot of aggression and hostility among agents in Sacramento. I don't know if it's because sales for them have dwindled or maybe it's … (25 comments)

Selling Real Estate and the Art of Storytelling: adding narrative to your sales pitch! - 04:36 AM

A good story doesn't cost a thing...so what's your story?

Lets face it just about everyone enjoys a good story, even the potential buyers looking at your property for sale. In Hawaii we call it Talking Story which colloquially means both story telling and social conversation. When it comes to Real Estate Merchandising and Marketing, storytelling or in this case Story-SELLING is more than just anecdotal ice breakers or idle gossip but a highly evolved art of association that casts the potential buyer as the protagonist in the drama that is your property for sale.
In the antiques and diamond selling business it's called provenance. Similar to … (23 comments)

Why does it take SO Long for things to happen in Real Estate? - 10:03 AM
The question of the day is "Why does it take so long for things to happen in Real Estate"? The old saying of "Good things come to those who wait" or "Patience is a virtue" works well with some arguments but not all. Some things should just not take that long. Today I am going to explore some of the segements of Real Estate that we have to deal with every day. It makes you wonder is some people are "sleeping at the switch" per say.

Is "waiting" in Real Estate Good or Bad?

What Goes In, Must Come Out - 08:35 AM
There is nothing I can think of that has an infinite capacity on this planet. Sooner or later, if something is put in, the vessel reaches capacity and something must come out or a failure will occur. One example I use quite frequently as a home inspector is with regard to forced air type heating systems. For these types of systems to operate efficiently, not only must they “force” air into the rooms, it also must be removed at the same time. If the air is not given a way out, the system operates almost like a person trying to blow … (24 comments)

My Kick Butt Listing Consultation - 06:01 AM
It all begins with the phone call. Yes, there must be a phone call. This is the first test. Can they find time to speak on the phone? Even sellers who live out of the country make time to talk to me on the phone when they're serious about selling.
We each have questions for the other. Their questions and tone of voice reveal much about their knowledge, experience, fears, attitude, preconceived notions, plans, and expectations. Their answers to my questions tell me yet more about them.
If the phone call goes well and I think I can help … (197 comments)

Is it Ethical for a Licensed Real Estate Broker/ Agent to split Commission with a Unlicensed Person? - 11:06 AM

Is it Ethical for a Licensed Real Estate Broker/ Agent to split Commission with a Unlicensed Person?

I received a call from a Personal Injury Attorney in Las Vegas Nevada interested in using me as a Buyers Agent. The Attorneys close friend was interested in purchasing a home between 600-800K and had already found 3 they wanted to make offers on.
There was only one problem ... the Attorney wanted 50% of my commission in cash! So your telling me that you want me to pay income taxes on 25K and then give you 50% ... this sounds a … (61 comments)

HGTV - friend or foe for our profession? - 03:40 PM

Since my husband’s recent fascination with the “Selling LA” and “Selling New York” episodes on HGTV, I’ve developed a sort of love/hate relationship with this network.  While I find comfort in witnessing other real estate professionals’ trials and tribulations with their unrealistic customers as shown in several of HGTV’s programs, I find myself cringing at a some of their real estate broker attributes.

I have to wonder what the general public is thinking as they’re watching these shows that show “potential commission” as one of the first descriptions to the property details.  How is this helping the public … (71 comments)

Please don't post someone else's pictures
A couple of days ago, I received a threatening letter from Getty Images claiming I had used one of their restricted images without the proper licensing authority.  They sent a picture of my blog, which included my mug shot and.... the picture they were claiming to be restricted.
In addition, they also included an invoice; yes, an invoice for $925 which is the amount they claim I owe them for wrongly using their restricted image.
I didn't recognize the image and immediately assumed that it must have been from a reblog.
After searching and searching, … (92 comments)

I Chose Another Realtor Because Her Husband is an Attorney

I went on a listing appointment yesterday with my business partner Will.  We spent quite a bit of time with the seller talking about marketing strategies and how to prepare her home to sell.  We left without a signed listing agreement because she said she wasn’t quite ready to list.

Last night, I received a call from the seller saying that she signed with another Realtor because her husband is an attorney.  She never even mentioned that she was meeting with another Realtor or that she was ready … (123 comments)

Youth Pitching Coach in San Francisco - 02:24 PM
Youth Pitching Coach in San Francisco
Good Youth Pitching Coaches are hard to find. My son has been pitching starting in Little League and in Travel Baseball or Tournament Baseball. Everyone tells us he has good form and it seems natural to him, but we knew we needed a Good Youth Pitching Coach.
I met Ken Salyer at a Travel Ball Tournament. He was just setting in the stands watching my son pitch. Not sure if he knew it was my son. He told me several things right away that I as a non expert could understand about what my … (4 comments)

Winter Isn't Over Yet - Get Educated on Preventing Ice Dams - 12:01 PM
Here we are in February and ice hasn't yet been a problem, but can you remember last year??  I had a ton of listings dealing with issues with ice dams.  We're not in the clear with our winter weather in Massachusetts so we should still be taking precautions.  Here’s how to protect your home from damage.
Potential damage
Over the five-year period leading up to 2007, water damage and freezing accounted for the second largest share of homeowner insurance claims, according to Claire Wilkinson of the Insurance Information Institute. The average homeowner claim for such damages was $5,531.Ice dams are responsible for … (2 comments)

An Unmanageable Mortgage Clouds Everything - 08:16 AM
When families are tapped out financially and faced with the uncertainty of not knowing how much longer they'll be able to stay in their home, the prospect of planning or having a positive outlook on the future seems out of the question.
Many financially strapped homeowners feel frozen in action and it's no wonder, but here's the most important point that you need to know:
Even though millions of homes have been lost to foreclosure, you and those you care about absolutely do not need to add to that statistic.
More help is available now than ever before.

Under the Cloud of an Unmanageable Anna Maria Mortgage? - 11:53 AM
A lot has changed since you bought your Anna Maria home. Home values have tanked, unemployment has spiked and homeownership has taken a turn for the worse.
Millions feel stuck in a home they can’t afford to sell because they owe more on their mortgage than the home is worth. And for many, the mortgage payment is no longer manageable, so they are slipping farther and farther behind every month.
At the same time, scam artists are coming up with new schemes to take advantage of Anna Maria homeowners who are down on their luck.

5 Things to Know about Buying A House at A Golf Course - 11:59 AM
The idea of life on a golf course is a dream to many prospective homebuyers. Through each window, a golf course can create lush picture-perfect views of vast, meticulously maintained lawns. In fact, in many neighborhoods and towns, golf course homes offer the best vistas available. Another benefit is that houses are often sited so that neighbors are not directly visible, and all views face the fairway. Best of all, for avid golfers, owning a house at a golf course means that their next round of play is right outside. In home buying, what seems ideal seldom is. It’s important to … (0 comments)

CRS Sell-A-Bration in Phoenix was a powerful event - 06:06 PM

Anytime you attend a top level conference like CRS Sellabration the learning doesn't stop when the sessions end each day.  Groups of like minded people get together over dinner, in lobbies and in hotel lounges and brainstorm ideas that they … (1 comments)
