I am a big fan of a FREE service called Google Alerts.  What Google Alerts can do is search the internet every day for a specific keyword or search term and when it locates a match it will automatically email you the term and a link to the website.  This is super beneficial especially when you are tracking and monitoring your real estate marketing.  Last night we posted an advertisement to Craigslist and the headline of the advertisement was "Apple Valley Lake Waterfront Home".  In less than 24 hours Google had picked it up, indexed the page and emailed me a … (10 comments)

Everything is going along swimmingly, until . . .

Commission instructions arrive from the escrow company.
The split amount reflects a lower dollar amount than the MLS cooperation offered the buyer's broker (my office).
I figure it is an oversight and request a correction.
I attach the MLS listing showing the split, to expedite matters.
Simple, right?
Escrow sends me a copy of the commission structure BETWEEN THE ASSET MANAGER AND LISTING OFFICE. Irrelevant.
Our arrangement is in the MLS listing.

If you ever need work done on a Mitsubishi, Subaru or Evo and you'll come to the Chicago area, call  my son. He works at just the place you need, Strictly Modified in Schaumburg Illinois. It's a car modification shop but they do the general stuff too. If you ever want to see a car build going on, come to my house in the evening or weekend, it's like another car shop in my garage! I do basically three types of ads.  1) TEXT ad, 2) Clickable Image ad, and 3)combination ad with clickable image and text explanation/call to action.

Art Fettig says "Everything I ever learned I learned from a tape recorder." I won’t go that far, but I wouldn’t be the same with out my tape recorders.
My first real estate tool was a cassette recorder purchased the day before I had my first "Floor time." That recorder a phone tap and a case of blank cassettes cost me about $100 early in 1974, I got my moneys worth!

I get that they're a search engine. And that they want to see what we're doing. That way they can send specific ads our way, making it more likely we'd click them. In turn, that would make them able to charge more for their targeted ads.
Like the Super Bowl.

One of my favorite things to do when families are coming to visit the Triangle to see if this will

be their next “home” is to take them to Pullen Park.  Raleigh has a great park system, and Pullen Park is newly renovated making it one of the best in the area. I had the opportunity to visit the park to check out the new renovations and I was incredibly impressed! Before you think that our gray matter has gone down the tubes, just know that we DO know the details on all our listings!  Addresses, features, prices, all the essentials are just a few neuron firings away from the tip of our tongue, although we have went a little Looney Tunes! Maybe There IS A Use For Listing Emails After All! I'll be frank.  I've disliked listing emails for quite awhile, they're just this side of spam to me, especially when it's from an agent well outside our market area!  It's probably a GREAT listing tool..."Yes Mr. & Mrs. Seller, I'll make sure 100,000 agents know your property is for sale!".  And maybe it makes total sense if you're operating with agents who don't know how to set up their MLS for auto-searches.  If it works for you, more power to you!  We all make different marketing choices.
