What's an appraiser to do?  There are always conflicts in a declining market on whether or not to use foreclosures as comparables.  I plan on putting this guide notice in my 'little tool pouch' for an unfortunate occasion when my listing does not appraise.  I just feel that buyer agent feedback cannot be truly honest as regards to the price.  After all, who does he work for? The buyers objective is to get a good price.

A city boy, Kenny, moved to the country and bought a donkey from an old farmer for $100. Early in the morning, the farmer drove over to Kenny's.
"Sorry son," the farmer said," the donkey died."

Kenny asked for his money back, but the farmer said he already spent it.
Kenny said, "OK then, just unload the donkey. I'll raffle him off."

Drive-by comments????  Why, why, why????
I DON'T "GET IT".  Sure, they get the writer points, a scant few.  Sure, they get a linkback to their own AR profile.  I still don't get it.
What I DO get is that the "drive by comments" on my posts cause me considerable time to respond, and I do respond to as many comments on my posts that time permits.
What I also get is that, when reviewing the members who make the drive-by comments, thier blogs have little content of interest or value.  They are usually "motivational" in nature, as are their comments.  I … (18 comments)

I'm catching the water.  I don't know what the "stuff on the wall is". 
Or, "there's stuff on the walls".

Agents.  Don't be surprised when a home owner is surprised that the conditions that are so routine to them are even noticed by a home inspector.

Oh, to be called a "CHICK" again.  It's been a while.  It's been quite a while. 
Being from the south, calling a mature female a "woman" is not a compliment, as many southern LADIES understand.  So what are females called?   
But, CHICK????   I believe that CHICK is a compliment.
For females who covet the description CHICK, get busy and work on it.

As the Housing Industry Goes, So Goes the U.S. Economy.
No - - the U.S. economy is NOT the stock market.
No - - the U.S. economy is NOT the cost of living index.
Until and unless the health of the U.S. housing industry recovers and returns and negative equity is no longer a condition of 25% of the U.S. home owners, don't expect a recovery of the U.S. economy.
You simply cannot take 25% of consumers OUT OF THE U.S. ECONOMY and expect growth or recovery.

It's so sad when sellers hire an agent who tells them what they want to hear instead of what they need to hear.
I'm always a little shocked when agents massively overprice homes - either to get the listing or because they don't know better.

Real estate professionals who read the post on our blog about overpricing Leavenworth homes won't be shocked, but sellers need to be educated about the dangers of overpricing. If your house sits on the market until fall or even next summer, you will definately get a worse price for it that you would right now.

Last week we had a very busy day, visiting several properties in and around Baltimore with the possibility of listing and selling and clients to meet.  My partner Skip and I found ourselves in Federal Hill around lunchtime.  We parked and walked along Light Street looking for an affordable lunch for a bit and nothing sparked our interest, we looked at some menu's in the window and walked through Cross Street Market.  We didn't know quite what we wanted.

This past week we put on the 12th Annual Wells Group Real Estate Forecast held at the Fort Lewis College Community Concert Hall. This is a by-invitation-only event for Wells Group clients you. Well it is about half way thru Spring Break here in Destin Florida.
Spring Break started out with a bang. I have never seen so many kids on the Beach as the first week of Break. A few issue but all in all everyone was pretty well behaved. Some that over partied with trips to the hospital. But I think a good time was had by all.

IndyCar Honda Grand Prix of St Petersburg, Florida - March 2012 - 03:47 PM
The IndyCar Honda Grand Prix of St Petersburg was held this weekend (March 23-25) in downtown St Petersburg.   This 1.8 mile, challenging street course along the waterfront, with 14 turns, is probably one of the most beautifully situated courses in the world.  
St Petersburg honored Dan Wheldon with a street named Dan Wheldon Way, which is part of the raceway.  Dan and his family made their home in St. Petersburg before Dan unfortunately died in a crash last year at the Las Vegas Motor Speedway.
