What's an appraiser to do? According to this - plenty! - 01:21 PM
What's an appraiser to do? There are always conflicts in a declining market on whether or not to use foreclosures as comparables. I plan on putting this guide notice in my 'little tool pouch' for an unfortunate occasion when my listing does not appraise. I just feel that buyer agent feedback cannot be truly honest as regards to the price. After all, who does he work for? The buyers objective is to get a good price. Is everything overpriced? Surely that cannot be as many sales are currently happening in my area and am sure in yours. I believe that (5 comments)
A city boy, Kenny, moved to the country and bought a donkey from an old farmer for $100. Early in the morning, the farmer drove over to Kenny's. "Sorry son," the farmer said," the donkey died."
Kenny asked for his money back, but the farmer said he already spent it. Kenny said, "OK then, just unload the donkey. I'll raffle him off." A month later the farmer met up with Kenny, who said he sold 500 raffle tickets at $2 each and made a profit of $898." "Didn't anyone complain because the donkey was dead?" (6 comments)
What comments really connect you to the blogger? - 06:25 AM
Drive-by comments???? Why, why, why???? I DON'T "GET IT". Sure, they get the writer points, a scant few. Sure, they get a linkback to their own AR profile. I still don't get it. What I DO get is that the "drive by comments" on my posts cause me considerable time to respond, and I do respond to as many comments on my posts that time permits. What I also get is that, when reviewing the members who make the drive-by comments, thier blogs have little content of interest or value. They are usually "motivational" in nature, as are their comments. I (18 comments)
The owner knew I was coming. - 07:14 AM
So What's the Problem, Mr. Home Inspector??? I'm catching the water. I don't know what the "stuff on the wall is". Or, "there's stuff on the walls". The house is what the house is. Agents. Don't be surprised when a home owner is surprised that the conditions that are so routine to them are even noticed by a home inspector. Courtesy, Lenn Harley, Broker, Homefinders.com, 800-711-7988. Sorta-Speechless Sunday-This Chick Reached a Milestone - 07:29 AM
THIS "CHICK"??? THIS "CHICK"??? Oh, to be called a "CHICK" again. It's been a while. It's been quite a while. Being from the south, calling a mature female a "woman" is not a compliment, as many southern LADIES understand. So what are females called? But, CHICK???? I believe that CHICK is a compliment. For females who covet the description CHICK, get busy and work on it. The image on the left is only possible because of the image on the right - - and a lot of raw leafy green stuff and apples.
I'd love to be called a CHICK!!! CONGRATULATIONS (12 comments)
Uncertainty + Homes for Sale = Good News - 10:48 AM
As the Housing Industry Goes, So Goes the U.S. Economy. No - - the U.S. economy is NOT the stock market. No - - the U.S. economy is NOT the cost of living index. Until and unless the health of the U.S. housing industry recovers and returns and negative equity is no longer a condition of 25% of the U.S. home owners, don't expect a recovery of the U.S. economy. You simply cannot take 25% of consumers OUT OF THE U.S. ECONOMY and expect growth or recovery. As long as the financial industry, the regulatory departments of government, the Congress and Executive branches (5 comments)

Overpricing Your Listings is a Crime - 08:12 AM
It's so sad when sellers hire an agent who tells them what they want to hear instead of what they need to hear. I'm always a little shocked when agents massively overprice homes - either to get the listing or because they don't know better.
Real estate professionals who read the post on our blog about overpricing Leavenworth homes won't be shocked, but sellers need to be educated about the dangers of overpricing. If your house sits on the market until fall or even next summer, you will definately get a worse price for it that you would right now. (8 comments)
Spoons Cafe in Federal Hill - A Great Place for Lunch and More - 06:36 PM
Spoons Cafe in Federal Hill - A Great Place for Lunch and More Last week we had a very busy day, visiting several properties in and around Baltimore with the possibility of listing and selling and clients to meet. My partner Skip and I found ourselves in Federal Hill around lunchtime. We parked and walked along Light Street looking for an affordable lunch for a bit and nothing sparked our interest, we looked at some menu's in the window and walked through Cross Street Market. We didn't know quite what we wanted. I had been to Spoons Cafe a few times over the years (2 comments)
Durango real estate sales statistics are certainly something that I track very regularly. This past week we put on the 12th Annual Wells Group Real Estate Forecast held at the Fort Lewis College Community Concert Hall. This is a by-invitation-only event for Wells Group clients you. We were close to filling the 600 seat theater. Bob Allen, from Allen and Associates a Durango appraisal firm and real estate consultant presented close to 100 slides of information. In addition, over half of the Wells Group brokers participated with short video excerpts about different aspects of the market. The forecast not only (2 comments)
Most consumers today begin their home search on the internet. Then once they find an area that they like or several homes that they like or want more information about, they then start to search for a real estate agent to answer those questions or send more information. And very often the consumer will bond with the agent that sends the information that they have asked for and if that agent is a little savvy they will capture those potential buyers.
Buyers looking for a home in the Carlsbad CA area often have a common request…to have outdoor space for enjoying the Southern California lifestyle.
That outdoor space request may mean a simple deck or patio, for those living in a condo. But it might mean a full-blown outdoor kitchen and elaborate entertainment area.
Amenities might include a pool (with slide or waterfall), fountain, spa or spool, plenty of hardscape, perhaps on varying levels, firepit(s) or wood burning fireplace, bar area, plentiful seating areas, built-in heat (7 comments)
Destin Spring Break - 02:53 PM
Well it is about half way thru Spring Break here in Destin Florida. Spring Break started out with a bang. I have never seen so many kids on the Beach as the first week of Break. A few issue but all in all everyone was pretty well behaved. Some that over partied with trips to the hospital. But I think a good time was had by all. It has slowed a little during the middle of Break here. We are expecting a surge in the next couple of weeks. Weather is still cooperating. In the 80's and not a cloud. Surf (1 comments)
IndyCar Honda Grand Prix of St Petersburg, Florida - March 2012 - 03:47 PM
The IndyCar Honda Grand Prix of St Petersburg was held this weekend (March 23-25) in downtown St Petersburg. This 1.8 mile, challenging street course along the waterfront, with 14 turns, is probably one of the most beautifully situated courses in the world. St Petersburg honored Dan Wheldon with a street named Dan Wheldon Way, which is part of the raceway. Dan and his family made their home in St. Petersburg before Dan unfortunately died in a crash last year at the Las Vegas Motor Speedway. The winner of the IndyCar Honda Grand Prix of St. Petersburg was Helio Castroneves, (1 comments)
