Home Prices Improve in South Florida - 10:30 AM

If you have begun a search for homes in South Florida, then you may have already noticed a shrinking inventory.  This reduction is contributing to an increase in home values throughout the region.  Other contributions have been the improving job market, and lender confidence resulting in the financing of several condo projects.
Residential listing inventories have decreased 45.1% since February of last year in Miami-Dade.  The number of distressed property closings has decreased as well – 54% this year vs. 69% last year.  Cash continues to be king, as 69% of all closings involved cash transactions – 46% of single … (0 comments)

Naples, Florida Priperty Listings Heed the Call of Spring - 12:18 AM

With spring in the air, notions of fresh starts and new horizons have a way of pushing into just about everybody’s consciousness. It’s only natural, whether because of the weather, school schedules, or everything else around us that seems fresh and new. And something else is in the air, too: if past history is any guide, now is also simply the most popular time of year to sell or buy Naples, Florida property.
For those with a home to sell, this is traditionally the most active time to be in the real estate market. Homes entered in … (2 comments)

When Fighting Over Procuring Cause Just Isn't Worth It - 07:53 AM
Procuring Cause.
Definition: the broker who FIRST brings a property to a buyer's attention and proceeded to interest them sufficiently in that property, resulting in a chain of events culminating in that buyer purchasing that property. The squirrel who shook the tree, not the one who collected the nuts.
Have you ever shook that tree? For months?
Only to find the listing office walked in and gathered the nuts. Or a buyer 'got amnesia', led by a family member or friend who 'knew someone'. Or my personal favorite -- an interfering third party interjects themself into the deal at the last … (6 comments)

Many of us in the Northern Virginia area think just like any other appliances in the home smoke alarms are built to last.  However when our inspector inspect the property they do know that any smoke alarm over 10 years have to be replaced.
Via Minneapolis Home Inspections - Reuben Saltzman (Structure Tech Home Inspections):
Do you know what type of smoke alarms you have in your house?   There are two basic types of residential smoke alarms - ionization and photoelectric.  The vast majority of smoke alarms in use today are the ionization type, but they're being questioned more and more as … (1 comments)

Why Is The Owner Selling?? Because They Want To!! - 01:58 PM
In-spite of us as Listing agent requesting our sellers to leave the home alone to the buyers we constantly have to struggle with unwanted situation where seller said something.

Harp 2.0 A New Mortgage Aid Program to Stimulate Economy - 03:06 PM
fter months in the works, HARP 2.0 is available to Fannie Mae and Freddie Mac purchasers who wish to re-finance but must pay back more on their house loans than their homes now are worth.HARP 2.0 HARP indicates Home Affordable Refinance Program is being billed as an enhancement over the three-year-old version that just about everyone recognizes didn't aid anyone. The reason for that downfall: The initial program had limitations on loan-to-value ratio, the amount of a home finance loan as a percentage of the evaluated monetary worth of a property. If the dividend of a mortgage went over the assessed market … (0 comments)

Lenn Harley, arguably the best buyers broker I know in the USA explains why buyers and their agents are wise to listen to any information given by the seller or sellers listing agent. It can serve us well in many ways as Lenn shows in her examples.

Why Fido Is Called A "Watch Dog"! - 04:39 AM
Fido is called a "watch dog" because he/she is often "hired" to WATCH!
Let the family pet do his job and don't present a threat to the house or family.  Strangers entering a home for sale may be considered a THREAT to many dogs.
This post inspired by Wayne and Jean Marie Zuhl. Dear TZ - How do I show my home with pets?
Fact is, many agents don't understand the RISK and liability that accompanies showing a home for sale with a loose dog.
I can recall reading about judgments AGAINST the real estate agent who showed a home with … (19 comments)
