Wake Forest NC Parks and Recreation Offers Swim Lessons - Register NOW!Staring June 1, 2012, Wake Forest NC Parks and Recreation will be opening registration for Swim Lessons.  Registration will be held at the Wake Forest NC Town Hall at 301 S. Brooks St.  These group lessons (4 per group) are taught by certified Town Staff and offered for several age groups.  There are classes for preschoolers (ages 3-5), Beginners (ages 6 and above) and Advanced Beginners.  Classes meet Monday - Thursday for one week and each session is 45 minutes.  Several sessions are available this summer.

Not sure about what’s happening in other parts of the country, but in Tucson, lately it seems a property comes on the market and before it is placed in MLS, it’s under contract, the remarks say “multiple offers already” or , “we have several offers – many well over the ask price – so make your even higher.”
I do believe it’s a tactic for banks, short sell listing agents and even regular sellers to list low in order to create a bidding frenzy among buyers with the ultimate goal - secure a higher price for the home - and in many cases - … (38 comments)

What happens when a Seller who has their home listed has a defect arise with the home?

In Louisiana Sellers are required to fill out Disclosures answering questions in categories such as plumbing, electrical structure, etc.  Prior to making an offer on a property the Buyer's Agent will have the Buyer review the disclosures and initial acknowledging they have reviewed the Disclosures.
If anything changes with the condition of the home during the time of the listing, the Seller should "amend" the original Disclosures with an update. Any defect is sure to be discovered in a Buyer's inspection and they … (25 comments)

Make sure that your client knows the true meaning of what you are saying.  We are so use to using real estate slang that sometimes the general public doesn't understand.  Words like stale have different meanings to people outside of real estate.

I once had a client who I told that her house was beginning to get stale on the market. She misunderstood or I miss represented the meaning of stale.This lead to an abundance of air fresheners spread throughout her house. The conflicting smells were obnoxious to say the least. But her house was not stale any longer...

I haven't been blogging much over the last 2 weeks.  I have 103 referrals from the Rain and it's a part of my business plan to be Active in the Rain.  But no...I haven't blogged much for two weeks.  What's scary is that it takes 3 weeks to form a habit...yikes!!!

Today is my one year anniversary at ActiveRain.
It has been an eventful year for me here, full of the unexpected, and extremely rewarding. I was marched here at gunpoint by my SEO people, and arrived with all the enthusiasm I usually display at dental appointments. And then something amazing happened.

Appraisal Mayhem Day Two appraisal bombs were dropped on me today. Both spell big trouble and, of course, they had to come in on the same day, around the same time. Just as well .. at least I could combine the frustration they resulted in and get that over with quickly: knocked my head on my desk, had a Smirnoff Ice, ranted for 5 minutes and .. got to work! I've seen several very negative posts lately regarding how dumb the public is and how they just don't understand real estate.  Some of these negative posts make us look really bad as professionals.   I don't see very many other professions writing about how uneducated, stupid, or cheap that they are.
I know that the market is tough, as a recovering market always has it's ups and downs but adding to the negativity by constantly writing degrading and or negatively slanted posts really may not be the best way to win clients and win their business.

Did you ever visit another site and thought to yourself that the content of that site could be useful for your own site, then proceeded to copy and paste it to your own site? Let me tell you why this is such a bad idea.
The Uniqueness of the content won't be there for the search engine. Occasionally, a lender may partially waive a borrower’s debt. The common tax rule is that the sum of the debt forgiven is to be considered as taxable income to the borrower.
