As of April 10, 2012 a whopping 60% of available listings in San Anselmo were in escrow. For the month of March 2012 14 homes (only 1 of which was a distress sale) sold in San Anselmo for an average final selling price of $696,819. The average original asking price of these homes was $753,250. The range of final selling prices was from a low of $225,000 to a high of $1,845,000. Give me a SOCO...for Marketing Success! - 02:20 PM
I posted a Challenge Question yesterday asking other Realtors if they had created or would like to create a SOCO based on their sales statistics. In responding to a comment from Bill about SOCOs, I noted that our SOCO at Dreams Realty (in Northern Nevada) is simply: "We sold a House Every 17 hours last year (2011)!" A SOCO is a Single Overriding Communication Objective that you can use in your advertising and promotion/marketing, to get across a quick, TRUTHFUL, and catchy message about your company's value to, in this case, home buyers and sellers. In either case, selling a home every 17 hours (5 comments)
Another new restaurant is coming to Rancho Santa Margarita - Bruxie Gourmet Waffle Sandwich. We're finally getting some diversity. This new restaurant will be opening on May 22, 2012 in the El Paseo Plaza in the location formerly occupied by OC Burger and Tommy Pastrami's...just next door to Round Table Pizza. Bruxie currently has two locations, Orange and Brea and have become quite popular with locals. It's kind of a different twist on sandwich bread/bun as you typically find. These waffles are not super sweet so they lend themselves well to the sweet and savory fillings that are offered. The (0 comments)
Tax Assessments are out for St Joseph County, IN! Do you know how to have them lowered! - 09:25 AM
New assessments are out in St Joseph County, IN. Has your taxes gone up and would you like to know how to have them lowered? When you call the Assessor's office, they will let you know that you need to talk with a Real Estate Broker to have them prepare a Market Analysis for you. What I'll do for you to have your assessment lowered is to do a Market Analysis on your home and it will give you a Market Value from last year's value which you can use if it's lower than their assessment to lower your tax bill. Cedar City Subdivisions...Sunrise Meadows Market Update 4/17/2012 - 11:07 AM
The Cedar City Real Estate Market has several subdivisions that were casualties of the bursting Real Estate bubble. Sunrise Meadows is one such subdivision. That doesn’t mean this isn’t a great subdivision! In fact there have been several new homes built in the past few months. Sunrise Meadows is northwest of Cedar City about 8 miles. The homes are all on 1/2 acre lots and are a minimum of 1300 square feet. You can bring your own builder for a custom home. There are still lots left for that, there are currently two homes listed in this subdivision they are (7 comments)
Banks Write the Rules for California Short Sales - 07:37 AM
Interesting blow up at the California Assembly yesterday. AB 1602 was pulled from committee moments before Attorney General Kamala Harris was to speak. That's the bill that says banks can't have their cake and eat it too. In other words, this bill says banks can't consider a loan modification while they are pursuing foreclosure. Of course, the banking industry is against it. Because banks write the rules. If you don't think banks write the rules, you've been living under a rock or not involved with short sales. As a Sacramento short sale agent, I have first-hand knowledge of how banks write (14 comments)
