Three "rules" of blogging on ActiveRain - 06:28 PM
I've long adhered to three "rules" of commenting on ActiveRain and, today, I broke two of them.
 
1.  If I see a blog which enrages me, I will just pass over it and not even comment.
 
2.  If I strongly disagree, I will write a PROFESSIONALLY worded comment.
 
Well, today, I was so PO'ed by a blog, I broke two of "my rules of ActiveRain blogging."  I let my anger get the best of me and wrote a very scathing and, probably, unprofessional response.  I felt better after doing it, but felt remorse because I doubt it got … (92 comments)

It’s one of the questions that I am asked most often and it’s still the one of the few that I WON’T answer:
“What will this house be worth five years from now?”
There are variants, but only in the number of years. “Two years?” “Ten years?” You get the picture.
I am a salesperson, not a prognosticator. There are too many variables in the economy.
If I WAS able to predict the economic future, I would not be selling real estate. I would be trading equities in the stock markets.

How to highly target direct mail letters for expired listings - 06:18 AM
Direct mail can be extremely expensive but also very lucrative when looking for new business.  An expired listing is a sign that at some point in the past, the seller wanted to sell.  The typical approach is to create a list of all past expired (or cancelled) listings and send them letters.  The rate of return on such mass mailings tends to be very low and the cost cuts into your profits.  There is a much better way to go in only a few steps.

Regular Home Maintenance is so critical to do and so often not done. 
I recently got to do the post-Home Inspection explanation of the Inspection Report without the Home Inspector. I know, I know.  That isn't my job.  Disclosures were issued.  However, the Buyer and I missed connections with the Home Inspector, so there I was, at the house, alone with the Buyer and the printed report the Inspector had left.  The Buyer  and I walked through the house, using the report as our guide. When a homeowner contracts with a real estate agent to sell their house, the house itself gives some assurance that the seller is serious and the agent will eventually be paid for their time and expenses. This is assuming that the agent accepts only listings which have a chance of actually selling.

There is alot of info flying around about what percentage of clicks a site gets in what position in Google..Here are the facts straight from Google themselves.. I have tested this info on many sites, and it is very accurate. For every appraisal done on the Fannie Mae Form 1004 appraisers have to figure out what's happening with current values (the past 12 months) within a given properties neighborhood and/or market area. Short term market trends differ from long term trends, but Fannie Mae tends to be more concerned with what's been happening in the past 12 months.
Given the current real estate climate, getting this right is more important than ever. If it's been determined that the values are declining and/or there's an over-supply of homes, most lenders may require the following:

Simple Cash Transaction- Avoiding Fraud - 08:01 AM
A small piece of Lucerne Valley, Calif. was being sold for $41,000 in an all-cash transaction. The buyer and seller lived out of the area, necessitating the closing documents be mailed out for signature. The vacant land sale went sideways when the escrow officer mailed the documents to the seller and demanded they be signed in the presence of an approved notary.

Money Matters need to be discussed with our children prior to sending them off to College.   Last week I had the opportunity to lease a duplex to a young college age couple who did not know how or where to purchase a money order.  We met to sign all of the lease paperwork and collect $2500 in rent and deposits and they show up with cash.  Oh my, I immediately told them that they would need to go purchase a money order or cashier's check.  They looked at each other and then back at me and stated " we don't really … (67 comments)

The phone rang this morning and on the other end was a gentleman that I’ve been emailing with since last week. He wanted to see houses…today at 10am. It was 8am when the call came in and he had 6 houses listed in the email that he sent 5 minutes before he called (I hadn’t seen the email when I answered the call).

In Australia, they produce videos with strippers to advertise a house. In Manhattan, they don't use Lockboxes. Ever. In my market of Westchester County, New York, agents don't touch contracts- when an offer is accepted, we have attorneys do contracts -after inspections- and the process can take 2 weeks. That's how we do it here. 
In Canada, they pay with different money. Seriously.

4.5 hours.  This was the length of our home settlement yesterday.  Why?  Because one of the divorcing couple was having trouble understanding the numbers.  Due to the patience and caring of all the attorneys and settlement people and DIVORCE REALTOR!! involved, a conclusion was reached.  NOW, the couple have this emotional issue resolved and can start rebuilding their lives.  Good luck to them.

I was in a coaching session yesterday with 3 other agents. It's amazing how different we all are.  At one point, Facebook was brought up and one says how she gets pulled into Facebook for hours.  Another brought up how she goes there to read another agent's feed because he's always got something about real estate on his status, which I find obnoxious since it's not on his business page or fan page, it's his main profile page... I work a lot with For Sale By Owners and I try to maintain reasonable relationship with even the most reluctact ones becasue as we all know, many of them will eventually change their minds with enough time and frustration. 
 
I got a phone call from a particularly "independent" gentleman a few days ago complaining he was not getting any serious buyers for his property and he was tired of lookie-loos, nosy neighbors and unqualified prospects. I just got off the phone with one of my Agents.  She called to tell me she had just gotten a price adjustment on a listing she has.  She wanted them to come down twenty thousand but they only wanted to reduce by fifteen thousand.  Still the adjustment should help a lot with the marketing.
She let me know that she had changed the price on the MLS site and that when she got in the office she would pull the form from the file and fill it in.  Well I was confused.
