What a wonderful world we Realtors live in!  Something new every day...and lots of clients who need our experience and guidance....
And yet, my observation is that we often put ourselves too much in the conversation, especially when we're delivering pricing advice.  The "My price is...", or "I think the house will sell if we price it at..." just gets us into so much trouble. You've heard it, as have I.  30-60 days after listing when the Seller is irritated that the house hasn't sold, we get to be the bad guy because we "priced the house."

As a whole, Howard County saw a positive increase in total sales when compared to April last year.  This year, total sales volume was $106 million, compared to only $90 million last year, a change of over 17%.  Though the average sold price decreased by 3.63%, the number of units sold grew greatly from 219 in April 2011 to 267 this April, a 21.92% increase.  Homes also sold quicker, with an average of 90 days on the market compared to 2011 last year.  Though 21% less homes are on … (2 comments)

The 21042 portion of Ellicott City saw a tremendous 52% jump in sales volume this month when compared to April of 2011. Sales went from $12.5 million to almost $19 million, largely the result of eleven more homes being sold this month than the same time last year, 35 homes vs. 24 homes. On average, they also were on the market for twelve less days, with sixteen homes being sold within twenty days. Latest Breaking News on Housing Market
First up is some positive breaking news for the housing market. Shadow inventory of homes is declining, providing a dose of good news for the glum housing market. Shadow inventory, or homes on the verge of foreclosure, fell to 1.6 million units representing a five-months supply in July compared to 1.9 million units representing a six-months supply a year ago, according to CoreLogic. It’s a good sign that troubled homes, normally headed toward foreclosures, are getting sold faster. Lesser inventory will help stabilize falling prices on homes for sale. Coconino County Trustee Sales May 14-18, 2012 - 07:10 PM
In spite of the long list of potential foreclosures at the beginning of last week, when the gavel came down in Coconino County, only six properties changed ownership. Two of those went to third-party bidders and the other four reverted to the banks. Look for those four, at least, to appear shortly on the Flagstaff MLS as bank-owned properties:
