One of the coolest hardwoods I've seen is Shaw's Cosmopolitan Maple.  It's sleek and stylish and fabulous all over. 
 
It actually comes in black - pure black.  It's darker than ebony stained floors and actually looks like they are painted black.
 
Cosmopolitan Maple is also available in a pure white which also looks super stylish.  Unlike white washed oak (which is rather dated), this has a modern look and again looks like it is painted.

Over my many years in property management, I have diverged from the management philosophy of other property managers on many issues * INCLUDING * tenant generated income.
Many property managers see "tenant lock-out" as a proffit center for their business.
I know other property managers who ONLY provide 1 key to the rented property and charge $150 for the tenant to meet them at their office to get a duplicate key if they get locked out.
I do not organize my fee income that way.

The Atlantic hurricane season is officially from 1 June to 30 November.  In the past intense storms going by the names of hurricane Irene and Isabel have threatened and delivered devastating blows to Annapolis, Anne Arundel County and Maryland, as well as elsewhere in the region.

I was at a closing at 9:00 this morning and it got me thinking about how I used to dress for closings.  It was always a suit and tie 15 years ago.  Now days, people show up in just about anything.  We have clients who show up for closing in shorts and a t-shirt or jeans.

Bravo to Edina Realty in Minnesota, they have put their large foot down and have decided to reign-in the real estate listing aggregation systems that are competing for the home buying and home selling consumer.
Yesterday, the Inman News website reported that Edina announced that "its listings will disappear from the last national portal it was providing listings to, Realtor.com, within 10 days."

Foreclosures are sad.  I feel the house 'knows' that something bad has happened to it.  Don't know how I know, I just do.  It's a gut feeling, an instinct.  I make my friends and family laugh when I point and say, something is 'up' with that house. One of my past listings recently became a foreclosure and popped back up on the market.  A nice home that stopped being cared for.  The buyers could tell and just didn't want to offer a decent price with all the other values in the neighborhood.  Tried as I could the seller just disappeared.  Not … (97 comments)

My Personal Pet Peeve with Some Agents is when they tell me they can't do something because they are so busy with buyers, sellers and closings. Then they proceed to tell me their entire schedule for the day.
"I have a listing appointment at 9:00, an out of town buyer who's going to buy a million dollar property at 11:00, a closing at 1:00, I really don't know how I am going to manage stopping by the closing with my million dollar buyer (oh poor me), another showing appointment at 4:00 and two offers to present to two different sellers after that. … (113 comments)

Bidding online at Homepath.com is VERY helpful …but NOT for the buyer. - 04:44 AM
In Georgia, and I assume in other states as well, all bids on Fannie Mae owned properties are now done online at Homepath.com.
But was this system put into place to make life easier for buyers and their agents?
Of course not! The system only places ADDITIONAL burdens on those seeking to acquire one of these properties.
Like most institutional sellers, Fannie Mae’s only concern seems to be making life easier for themselves.
And real estate agents are looked upon as an available pool of free labor.

You hired me to sell your property.  When I receive an offer, I must present it.  So, the buyers have offended you with a low ball offer..... I must present it.  Don't shoot the Messenger REALTOR®.

When you finally come to terms with the buyer and we have an accepted & executed contract, the buyers will most likely have a home inspection performed.  The home inspection report may include "issues" that you don't agree with.  Remember what my job is, and don't shoot the messenger REALTOR®.
