Fastest Freddie Mac HAFA Short Sale: 48-Hour Turnaround - 07:54 AM
The lesson for today is don't ever try to do a short sale by yourself. Hire a Sacramento short sale agent. Or, if you live in some other part of the country, hire the best short sale agent you can find there. Unlike a loan modification, which you can do yourself, there is no real do-it-yourself short sale. You need a pro. An agent or a lawyer with plenty of short sale experience. That's because there are too many things that can go wrong.
I mean, call me silly, but if I were a seller, I would want my agent to … (5 comments)

Housing: The Little Engine That Can't - 04:13 PM
John,
Washington obviously is determined now to unload as many foreclosures as possible in Fannie Mae's, Freddie Mac's and FHA's books to reduce taxpayer risk. That is understandable. Yet, the consequences could be serious, as you mention. The deeply discounted homes investors buy will further lower property values in the neighborhoods and set existing homeowners even further back, making them potential foreclosure candidates. What about the tax base?
Via John Mulkey, Housing Guru (TheHousingGuru.com):
Housing, the force that has lifted the economy from almost all previous recessions, now appears to have become the little engine that can’t, as the nation seeks to find … (2 comments)

Fannie Wants How Much for that Chicago Home? - 11:37 AM

I was searching the Chicago MLS (“NIMLS”) this morning for three bedroom, two bath condo units for one of my clients.  I recognized a property address as a girlfriend, who used to be in real estate, converted this building and added a top floor to it back in 2006.  I am familiar with the building and so when I saw the new listed price of $337,500 and I knew that this unit closed out at $470,000 in 2007 (which, btw, I thought was high and knew we were in trouble financially with that type of selling price) was back on … (2 comments)

Getting the Deal of the Decade - 12:15 PM

Let’s face it, we all want a deal.  We want a break on gas price, the grocery store, most use Groupon for vacations, those little perks.  Shoot, even when there are six blue cars on the dealership parking lot, you know you can negotiate.  Ah, skip the blue car, you can negotiate.

When buying a distressed condo property or even a traditional sale condo property, one needs to factor in some big ticket concerns:

1.     Self-managed:  Is the building being properly maintained?  How fast do they respond and address concerns within the building?  Do they have … (2 comments)

Addison Votes - 2012! - 06:44 AM
All politics is local, as the saying goes.  And it doesn't get any more local than city council elections (except at the HOA level).  It's time, once again, to vote for Addison Town Council members and the 6 Propositions for bonds.
There are 4 candidates for 3 seats in the May 12, 2012 election:  Janelle Moore, Margie Gunter, Austin Spoonts and incumbent Neil Resnik.
Early voting is now underway and runs through May 8th.  All precincts vote early at the Addison Central Fire Station, 4798 Airport Parkway.  On election day, May 12th, precincts 2900 and 2901 vote at Fire Station #2, 3950 Beltway, next … (1 comments)

Shout it from the roof tops!  The 5310 Keller Springs Condominiums are back on the FHA approved list!

Condominiums List Message:  CONDOMINIUMS SUCCESSFULLY COMPLETED

As of today, buyers can purchase condos without having to pay cash or come up with 20% down. This is GREAT news for the condo owners as well as buyers.  The pool of prospective buyers with FHA pre-approvals is much, much greater than those with conventional loans.

Does it really cost $40? - 09:21 PM
There were some blogs that were circulating about how much Rainmaker accounts cost. Or if it's worth it or not.
Value, like beauty lies in perspective of the person making the judgment.
As for me (and I'm sure I could speak for other Ambassadors as well), there's no doubt Rainmaker account is worth every penny (and more) - Dont tell AR that. Shhhh.....
I have been on AR for the past 5.5 years. I know the value. I see what a difference it made in my livelihood. So, it's no doubt it's worth $40 (and more).
However, when new members question … (43 comments)

Learn how to stop worrying forever in only 15 minutes a day! - 05:44 PM
Learn how to stop worrying forever in only 15 minutes a day!

Do you worry about a lot of stuff?  Do you know people who constantly worry?  Worrying is such a waste of time. How many times has it been said that 99% of what you worry about never comes true.  And if you kept track of all the worrying you've done over the years I'd bet that number would be pretty darn accurate.

An agent called me today and was worried about this and worried about that.  Even after I told her there was absolutely no reason to worry … (104 comments)

Helping those in the animal kingdom - 11:34 AM
As many of you know I have been helping a no kill ferret shelter for the past 14 years by being Santa at Santa Paws, being the DJ for their annual fundraiser “Wessels Dancing in the Park” and in any other way I can help them.
Recently while at one of my networking events I was talking to one of my friends and the subject of his mom came up. Well, it seems she runs and animal shelter as well and well unlike ferrets that do eat a lot for their size, they certainly don’t have an appetite like these beautiful … (8 comments)

FREE PAINT ON SATURDAY!! - 04:44 AM
Yes Irene..that's what I said! Free paint on Saturday!

All day Saturday at your local ACE HARDWARE store they are giving away a quart of free paint to introduce a new premium paint found exclusively at ACE called Clark+Kensington.
Only a quart you say?? Hey...if you are picking out paint colors for a new room you need a quart to test it out on various walls so this is perfect.
Or if you are like me and have been putting off painting an ugly pine bookshelf you … (14 comments)

Back to School! Your Raleigh, Cary, Apex Area Real Estate Agent Will Be in Continuing Education Today...
Here in North Carolina, and many states throughout the United States, Real Estate agents are required to take mandatory continuing education classes. While many agents just take the minimum required courses, I have always had a thirst for knowledge, and often take more than what is required. I've always been a firm believer that the more you know, the better you can be. So, my phone will be off for a few hours as I'm going back to school! If you have any questions … (19 comments)
