Sometimes inspectors find examples of construction where either the cart is ahead of the horse, or where the cart is actually on the horse.
As you can see in the following picture we have a very nice outdoor fireplace---open on three sides with a patio all around.
 
I can only guess that the new deck that now uses the fireplace structure for support of one corner was an expansion of the original deck that does not show in the picture (above the point where the picture was taken from).

If a seller can't physically be home to watch and listen in on a showing they have another option: secretly video tape the showing.
The sound of this makes me uncomfortable, pun intended.
 
What if a listing agent was aware of such devices? Should the Listing Agent be required to disclose the use of hidden audio equipment to any other Realtor who shows the property? The REALTOR Code of Ethics require all REALTORS to be fair and honest in their practices. And this includes ALL parties. But what if a seller directs their agent to "keep their lips shut."

Anybody who has been following the housing market in Tallahassee knows that sales are down, but did you know that Tallahassee condominium sales are down over 75% since the peak of the housing market?
Another shocking statistic for Tallahassee condominium sales is that the sale of new construction condominiums and townhouses are down 94%!

Many agents are presently reporting tremendous requests from buyers who are trying to purchase at the current low interest rates.  The primary complaint that many buyers and sellers express is about agents who do not immediately return telephone calls or emails. I read an interesting post this morning that discussed how real estate agents may vary their marketing budget according to the price point of the listed property. One of the topics mentioned was the use of brochures or flyers left by the listing agent in the home for buyers to take. This agent felt no matter what the price point, a brochure should be left for buyers.
While I do agree there should be a brochure for buyers, my motives are slightly different than other agents.

I like to network, it's fun, but it should be much more than that!  I often see people at networking events just hanging around talking. Then when their friends, family, husband, etc. ask how it went they reply, "Well, it was fun. I met some great people. I learned about xyz technology (or whatever)." Sometimes using a generic template for that important legal document is not the best way to go.  I was recently asked to notarize a Power of Attorney for the mother of a young lady who had obtained a blank template.  She did not read through the entire document, and only placed the names of the pertinent persons in the first couple paragraphs.When I arrived to notarize her mother's signature, I found several places where names should have been inserted.  When these were pointed out, the young lady hand printed them close to the applicable area, but it produced a messy document.  … (18 comments)

What on earth is going on in our industry?  I have seen a lot of changes over the last 24 years selling real estate, some good, some not so good.  This last week, not so good.  
The Background:
I have a nice listing, good location, fair list price.  Within the first two days on the market, I received an offer. The offer was contingent upon the house appraising for sale price, receiving clear title, seller repairs capped, 60 day close date. The offer expired on Tuesday evening at 6:00 p.m.

I was recently asked this by a new agent in our office, and I was a little thrown off by the question. I can not, for the life of me, think of any agent who sends out monthly or bi monthly postcards. I can name 5 or 6 agents still working in my area who did it years ago.
Heck, I remember the days when agents would have thousands of postcards sent out a month.
 
Does anyone do it? If so...is it successful and wroth the cost of postage if done correctly?

This past Memorial Day weekend we decided to head over to Monterey for the day to recharge our batteries.  That's one of the great things about living here in Stanislaus County that places like Monterey are so close.   Early in the week we had gotten a storm through the area so that usually means the ocean is a little more spectacular for a few days.
