I'll never forget the day I met Jack and Jill and their two young hellions...  I mean kids.  The son was six, the daughter was four.  They were both out of control.  
It was cute at first.  Then as the son knocked the vase off of the coffee table in the living room because he was practicing wind sprints, and then the daughter decided to stand on my feet, grab my pockets, and look up at me and scream bloody hell...  
The cuteness quickly wore off.  :)

After a weekend of showing my out of town buyers multiple homes, it seems like there are several sellers out there who may not actually want to sell their homes...
They've done all the "right" things initially.  There are great descriptions in the MLS, accompanied by multiple professional-looking photos.  There are great bragging points in the descriptions - "New Roof!" "Slab Granite!" and "Pottery-Barn Perfect!"  The prices seem fairly reasonable.
So, my buyers called me and gave me their list of must-see homes.  And several of them were still available, so I started to call the showing service....

IS THE MARKET GOING UP OR IS THE MARKET GOING DOWN? It depends. It depends on what market statistics you are looking at whether the title can read Market Recovery or Market Decline. Is there a real estate recovery or is this just a blip in the radar of a longer cycle that we are still on the downside of? For the 7th month, home prices of nondistressed properties have declined, according to Inman News. Nashville, What A Great City To Visit My husband and I love to travel and visit different areas. But like everyone else, our schedules are hectic. So when my husband had the opportunity to attend a conference in Nashville, we jumped at the chance to go. Nashville, what a great city to visit.
We stayed at the Renaissance Marriott located walking distance from Nashville's The District. The Marriott offered excellent service and the food in the restaurants was tops. I usually shy away from hotel food, but their food was quiet good and reasonably priced.

A  month ago, I had a couple visit my open house. I did the usual introductions, asked for identification, and provided the disclosure.  As they were signing the disclosure, they told me they were working with another agent who also had their home listed, and she had suggested that they view my property.  I said "fine, no problem, I'll be glad to show you the home." I looked for residential listings sold in April . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.
There were 22 homes that settled in April 2012.

The average last list price was $223,738
The average sale price was $ 215,309
Highest sale price was $305,000
The lowest sale price was $74,000

A certain Minneapolis - Saint Paul "big box" real estate company is making agents with other firms increasingly irritated.

There is no such thing as a day off in this business. If you respond to a text, email or phone call then you've just worked. A day off to me means you've completely disconnected from your place of employment. You've severed ties for the day. Like a lot of  you, I'm the sole provider for my household. Have you ever called on a listing and the agent (on the rare occasion they answer) acts as if you interrupted their dinner or called in the middle of the night and woke them?

You run into things in this business that leave you saying "Sometimes It Just Doesn't Make Sense."  I had one of those situations this week.
I was doing a Cash-Out Refinance on a couple, and was going to save them over $250 per month.  Everything about this refinance was what you want to see.  The Loan-To-Value (LTV) was below 60%, and the Debt-To-Income Ratio's were super low.  Everything was perfect except one thing, the middle credit score of one of the Borrowers was 680.  If you are familiar with Fannie Mae (Conventional) Loans, then you know that Fannie Mae has an … (38 comments)

Well it happened again – About a half mile from my house flowers, crosses, pictures and little notes are springing up at an impromptu shrine near the death of a young girl. However, this post is not about one girl, one boy, one person, or one child.

My son has a travel ball tournament this weekend. My weekend looked free and I made that rare decision to go with him the entire weekend and stay in a motel – hang out with the team.
Then the client calls – I want to see homes Saturday. I am thinking his games starts at 1:20 and so we have to leave by 11. I talk the client in to meeting me at 8:30 am.

I am looking for techniques for obtaining Waivers of Deficiencies.  I noticed that you have commented on this issue in the CDPE forums.
 
I recently listened to an interview and from what I can recall, the silver bullet was to put a rider on the purchase and sale contract which allows the seller the option to cancel the contract in the event that a Waiver of Deficiency can not be obtained.
