How Hard Can it Be? Selling Your House FSBO - 10:56 AM
I am well aware that the general public believes that Realtors are overpaid (I could spend a whole blog post letting you know how the commission we receive is divided and spent until we get a fraction of it to deposit, but I will save that for another day). Friends of mine are always saying, 'we might try to sell it ourselves.' My response is always, 'you should.' And then I go on to tell them how they should handle the security issues and how they want to be sure to get legal advice as they go through the contract negotiations. … (32 comments)

Your best offer...wasn't the best you could make - 02:59 PM
In many competitive real estate markets, home buyers are coached by their agents to write their "highest and best" offer to get the home.  In a multiple offer situation (which is becoming more common again), a buyer has ONE SHOT to win.  As a home buyer, you write your "best" offer but...not really.  You probably held back a little, right?
Real Estate Is Like Poker
When it's the final table, last two players...you and the seller...you have to go "all in" to win.  Take the Palo Alto market for example.  You write a full price offer on a house listed at … (35 comments)

Accuracy of Appraisals Is Spotty, Study Confirms - 09:01 AM
"...At the extremes, in 121 instances, the appraised value was more than double the sale price, and in 132 examples, the appraisal was less than 70 percent of the sale price. It is like a game of horseshoes and throwing grenades,” the authors wrote of the results. “This study confirms what many of us have thought but heretofore have only known anecdotally: that appraisals are not very accurate. Close is good enough".

Wow. The NY Tiimes released this detailed study of appraisals completed on commercial loans that went bad. It's very alarming as the "help" from Washington continues to do … (13 comments)

Is There Lead in Your Paint? 1978 is the year to remember! - 06:10 AM

If your home was built before 1978, it is likely that there was lead-based paint used. This applies to both the interior and exterior surfaces. You cannot tell by looking at it to make that determination, in fact it may have been painted over several times. This, however, does not eliminate the needs to determine if lead is in the paint, it must be tested to know for sure. We can make some early assumptions to determine if testing is required.
The age of the home is probably the most important consideration in determining if there is lead in your … (28 comments)

Lightening The Baggage People Carry Around With Them - 02:56 PM
Sometimes with real estate agents in their twenties they almost seem too immature to deal with older clients in their 30's, 40's, 50's or older cause they haven't lived long enough to go through some wars and know people carry around "baggage." One must learn to sense and adapt and acknowledge this baggage and even decode it and lighten a few bags to get a deal done. The approach is to
Lighten The Baggage People Carry Around With Them.
Younger people often have not learned that EVERYONE is carrying around some pain, even the most chipper, cheery person. Some examples of … (25 comments)

A Mother's Day Gift for Supermoms: Nine Counter-Balancing Tips - 07:10 AM

This "do it all" attitude has been popular for decades, but does it make the role of working moms seem too easy?

For a mom, the job is always on, and these days, seven out of 10 mothers are also career women. So it’s no wonder “balance” is a hot topic among the maternal workforce. But has anyone ever really found that perfect work-life balance? The answer is no, and surprisingly, they’re happier for it.
The truth is mothers have been stepping up to the breadwinning plate long before the 80s made it the norm instead of the … (30 comments)

New To Blogging? Where Are You From? - 12:50 PM
New To Blogging?  Where Are You From? There are many Active Rainers that as soon as we see their comment or post, we instantly associate them with their town or state.  Name a state and chances are we've got someone (or a whole bunch of someones) mentally tied to that state....and a few friends north of the border if we needs some Canadians too :)And the wonderful thing about having that mental association is that if we have referral business these people who have clearly built up their service area brand are top of mind.  But that top of mind only … (56 comments)

Buyers Closing costs on Foreclosures in Heathrow, Lake Mary - 03:26 AM
Buyers Closing costs on Foreclosures in Heathrow, Lake Mary.
Will Banks pay the buyers closing costs on a bank foreclosure in Heathrow, Lake Mary?
If a buyer is paying cash, the bank typically will not pay for the home buyers closing costs.  If a buyer is financing with either FHA or VA financing, the buyer will problably need assistance with Buyers Closing costs on a foreclosed property, so the bank will need to either assist the buyer or it may take longer to sell the property.
Many times the bank will want the buyers closing costs on a foreclosed property … (7 comments)

How To Have More Closings And Make More Money In Real Estate - 04:58 AM

Hi folks. I recently read an article from an agent talking about his difficulties with getting transactions closed. He mentioned he was losing 1 and 4 transactions before they made it to the closing table.
A 25% closing percentage is enough to put any of us in the poor house!!! BUT....if we know our closing percentage is 25% we can find a solution.
The solution is to have more pendings!! It impossible to control all aspects of a real estate transaction but we can control the amount of deals we are closing. If you know only 1 in 4 … (30 comments)

Wall Springs Park & Boggy Bayou - Palm Harbor Florida - 03:15 PM
Our morning walks to Wall Springs Park in Palm Harbor Florida are always enjoyable. Whether ducks, ibis, heron or other native birds, there is always something to see.

Along the way we see rabbits and squirrels but what is most amazing is the variety of fish we see in the estuaries. The mullet in these photos are not even the largest! We see hundreds of mullet each day in Wall Springs Park!

Naturally, the walk along the Pinellas Trail on our way to the park takes us past Boggy Bayou and the homes along the waterfront there.

Are you the Milli Vanilli of Social Media? - 10:59 AM
Are you the Milli Vanilli of Social Media? One of my favorite songs growing up was Girl You Know It's True by Milli Vanilli. If you don't remember Milli Vanilli they were the Grammy award winning pop duo back in the late 80's, early 90's who deceived the entire world by lip-syncing someone elses music.  When the scandal broke I was one confused kid and didn't understand why someone would pretend to be someone they weren't. As I got older I realized deception occurs all the time and social media platforms make it extremely easy for people to pretend to be someone they aren't. … (56 comments)

A Hand Written Note Can Say a Thousand Words - 08:32 AM
A Hand Written Note Can Say a Thousand Words

I was reminded of the truth of this recently.
I had a closing a couple of weeks ago with a buyer client that went relatively smoothly, all things considered.  There had been some hiccups that arose when the title company stepped in to do their title search and I thought it might hang us up a little, but everything was settled and we closed on time.  This client is a young man, first time home buyer, and just about the nicest person I have ever worked with.  I knew that he … (59 comments)

Hi Everyone, Yes, it has been awhile since I put out a post. To be honest, my phones have been ringing around the clock since Google's last algo updates, or should I say "last muscle flexing" I thought about the millions of people who have been affected by what I would call mindless updates. Well, one thing for certain, they are keeping me in business! I told a long time customer some hard truth yesterday. I told him to stop playing games! I keep telling people that "what you got away with in the past won't fly anyjmore". PLEASE DON'T READ THIS … (103 comments)

Why are so many Seniors undecided about downsizing ? - 05:39 AM
I had over 30 open houses in active adult community in last 12 months. They were all well attended. It was always a pleasure to have an open house as I got to meet some wonderful people and chat with them about their needs and their concerns about moving.

FAQ Break Into Summer Organized Contest!

If you're like most real estate professionals you get asked the same questions over and over, year after year.  Questions like, what do I need to do to get my home ready to sell or I'm a first time home buyer and I have no idea of how to buy a home - what should I do?  If you were to create a new response to each clients question that would take so much extra time.

Have you considered using your blog posts to answer these type of questions?

What You Need to Know About Home Appraisals - 05:48 AM
If you're a first time home buyer or seller, you may have questions about what a home appraisal is and what it can mean to your deal. Appraisals are important because they determine if homes are 'worth' what the mortgage companies will give for loans. If an appraised home is valued at less than the contract price, the mortgage company will usually allow a loan for the lesser value. This can be stressful and frustrating for buyers and sellers, but it makes sense for mortgage companies who may be concerned about borrowers defaulting on loans. Your local market conditions play a … (9 comments)

The Fine Art Of Biting Your Tongue - 05:24 AM
We Realtors® have learned many different communication skills over the years.  Personally, I have yet to find one more useful than the fine art of biting your tongue.  I find it to be helpful in my general life as well, but especially invaluable in real estate transactions.I come from what you might call a “highly verbal” family, so perhaps this one took me a bit longer to learn than some.  Every topic under the sun was discussed at our dinner table.  My father has an almost encyclopedic knowledge base which he can and does pull out and use to add to … (53 comments)

Football Violence – Manhood or Murder? - 10:05 AM
Football Violence – Manhood or Murder?
I am listening to the growing mantra of the horrors of NFL Football and it is starting in on College Football too. It is being run like a well orchestrated campaign, which I think it is.
Do I think it is sad when people receive bad injuries? Do I think it is bad when there is a suicide? Do steps need to be taken to protect players from injury? Yes to all of these. Can we effectively eliminate all of these dangers? No!

Building a Niche in Real Estate - 10:43 AM
Building a Niche in Real Estate
There is a lot of talk about Niche Marketing. I think it is really important to develop a Niche as a way of building credibility and establishing a position as a Realtor. I think it is most important for newer agents and us smaller brokers. This is the way people will notice us.
A niche can be a geographic area, a home type, a buyer type, or a seller type. Try to match your niche to your personality. I have always felt I am not a great sales person, but am more analytical. I began … (9 comments)

Baltimore Humane Society's Pets Of The Week  May 9, 2012
Baltimore Humane Society is a private non-profit animal welfare organization serving Baltimore City, Baltimore County and the state of Maryland at large. Like most non-profits, we hold out our hands every day and ask for help from individuals and organizations that wish to support us. So what makes us different? Our fundraising efforts reflect a code of ethics that are predicated on one very simple belief: "We believe that individuals give to the Humane Society do so for no other reason other than to help pets." … (12 comments)

WHY DOES EXTENDING FLOOD INSURANCE COVERAGE HAVE TO A BECOME POLITICAL ISSUE? - 02:51 PM
Joe, ask this really good question and I want to give my version of an answer. Congress creates certain laws around the country that will pull at the heart strings or pocket books of groups of people in hopes that many Americans are stupid or just don't care enough to check out the facts. Such as the Gay initiative that is currently being touted by this administration and we here in Florida particularly this one Flood Insurance and by making the minority party appear to not want it they look good once it is voted in.

Street Food in the East Silver Spring Neighborhood Downtown - 05:58 PM
Stopped by this Food Truck today at the CITGO gas station on the corner of Fenton and Bonifant Street.  The truck is located at the edge of the East Silver Spring residential neighborhood.   They have been here for just 3 days.
The food was delicious and fairly CHEAP.  I had the “Steak and Fries” for 5 Bucks even.  Plenty of marinated sliced steak meat with grilled veggies and rice, covered in fries with an incredible white sauce drizzled over it all.  Since this was so good, next time I’m going to try the hot dog with shredded fries for $3.
