Second Time this Week * Out of Area Real Estate Agents want to SHOW MY RENTAL HOMES - 02:35 PM
I received an e-mail on Sunday from a departing homeowner/client who had been contacted directly by a neighbor regarding a "friend" who is moving into the area from NoVA.  When the "friend" called my clients, they were arranging viewings of properties for Sunday afternoon, and their NoVA agents would be showing them around.
When my client referred them to me, they said OK.  They never contacted me and never contacted the owners again.

I received an e-mail inquiry from my website today from a NoVA agent - 2 hours away, who wants to show a rental of … (43 comments)

Can We As RE Professionals Afford To Pick and Choose? - 02:27 PM
Can We As RE Professionals Afford To Pick and Choose Our Clients?

SURF'S UP!
As I've aged or hopefully matured over the decades I'm at a point in my life and career where if I don't get warm fuzzies with a person/s I'm dealing with I will just choose not to deal with them. Call it crazy but I've fired or declined more clients and projects in the past 5 years or so than I've actually taken on. Has it affected my income? Perhaps. But do I really care? Not really.
There was a time when I would bend over … (33 comments)

Understanding the Market - 09:04 AM
For a while, real estate stories seemed to fill the news.  It did not matter if you were looking on television, the internet, or in print media.  First, it was the housing boom, then the bust, then the entire mortgage fiasco.  Suddenly, it looked as if the entire world's economy hinged on the American housing market.  Even the Birmingham-Hoover Metro Area saw its fair share of focus, from Center Point being one of the hardest hit areas in the nation to Mountain Brook being one of the least effected.  Politicians promised everything but the kitchen sink, and they are still promising … (10 comments)

Avoiding Really, Really Bad Customer Service - 07:52 PM
Avoiding Really, Really Bad Customer Service
OK, I will spare you the gory details, but last week we switched our cable, Internet and phone from RCN to Xfininity.  and for the past week, I've spent hours on hold with some really great and some really awful Comcast employees trying to sort it all out.  And I've learned a bit from the whole experience:
Never, ever under any circumstances ever let the words, "I know how you feel" slip through your lips.  After a series of major screw ups, and a really irate consumer on the other end of the line (me), … (46 comments)

Trying to Make Space on my Hard Drive - 06:31 AM
I had about 2 GB of space left on my C drive because I had stored all of my photos there.  That is over 80 GB of photos.  My computer was not performing and it was time to clean up my photos and move some to an external storage and back-up device.  (PCClone).  In any case, over the past three days I have been going file by file and   eliminating those photos that are just not worth the storage space they are using. I made some interesting finds.
Sometimes, you cannot see the forest for the trees and the dog … (59 comments)

10 Things NOT To Do When Your Home Is For Sale And You're Going On Vacation! - 01:52 PM
10 Things NOT To Do When Your Home Is For Sale And You're Going On Vacation! You're home is on the market, ready for sale.  Spiffed up and ready for the sellers at all times.  Unfortunately our market isn't the world's fastest, so putting a sign in the yard and launching a full marketing blitz didn't sell it by Day 3.  You're coming up on your family's annual vacation and you're not postponing until after the sale.  We don't blame you, everyone needs some R&R time and we don't know if the buyer will show up tomorrow or next month, so … (99 comments)

DIDN'T PUT IT IN WRITING MMMM - 02:33 PM
WHOA...all of us have had it done to us and we have done it to others. There is this moment in time during a transaction where you do or do not put something in writing. It could be a sentence, a statement or a simple box that you check. Errors happen all the time. But trying to modify a written agreement verbally is not honored in most court proceedings
KEEP IT CLEAR
In the world of Real Estate, agents are to get everything in writing. WHY? What we have found when reviewing court cases, ethics hearings, arbitration's and mediation that failure to have a … (58 comments)

Agents could use a few tips from drug dealers - 11:24 AM

OK, I know that sounds strange, but it's true. I'll explain, but before we get there, let’s review our relationship with consumers.
As agents we're constantly thinking about what we can do to promote our services and our own personal brand. We refine and tweak our Unique Selling Proposition. Our coaches and brokers have us rehearsing elevator speeches and rapport-building techniques. At BreakthroughBroker.com we’ve even fallen into this rhetoric in our business planning materials at times. As agents we say to ourselves, “If only I had that tag line to make buyers and sellers want me.”
For the trainers, brokers, and agents, who can blame us? This is the … (6 comments)

Procuring Cause - 12:54 PM
Now that we are required to take Continuing Education courses, before June, 2013, I figured I'd better get a head-start, so I signed up for a Procuring Cause class, taught by Mimi Weisinger.  I figured that after 23years in real estate, I could probably teach the course myself, but hoped it wouldn't be too boring.  Was I wrong!
For instance, I'd always assumed that if you'd worked with a Buyer for several months, stayed in close contact with them, didn't drop the ball, but they bought a home you'd shown them --- with another Realtor --- you'd get paid.  Not necessarily true.  … (22 comments)

Open Your Closet Door! - 09:13 AM
Open Your Closet Door!

If you’ve got it, flaunt it!   Open your closet door, turn on the light!   With many good reasons, I have found while showing properties to buyers that the homes will have their closet doors shut or closed.    Think about it for just a second.   If you are considering a major purchase -- like your next home -- don’t you want to see beyond the three bedrooms, the two baths...?   Don’t you want to imagine yourself living in the house perhaps with kids and almost always with your stuff?    Mind you, you want buyers to imagine … (78 comments)

Strachan's Homemade Ice Cream - Palm Harbor Florida - 08:49 AM
Strachan's Homemade Ice Cream in Palm Harbor Florida is located on the corner of Tampa Road and Alternate 19, just as you head toward the little village of Ozona (which is incorporated into Palm Harbor).

This is always a busy location since they have fantastic homemade ice cream and fudge! As the summer months get hotter, more and more people will be stopping off at Strachan's for some of their great tasting ice cream to cool down!

Strachan's is just one of the great local businesses in the Palm Harbor, Crystal Beach, Ozona Florida area and why so many … (22 comments)

A mishap turned opportunity - 10:23 PM
Every mishap is also an opportunity - you just got to choose to see it. For years, somewhere down on our home improvement list (you know, the list that's never ending) were our stairs. The carpet, installed by the previous owners, was cheap and ugly and the steps itself creaked horribly. For years, some other project always took precedence. A few months ago, while happily engaged in a major painting project, my daughter dropped a gallon of paint on our stairs. After the initial What did just happen? moment we pretty much just broke out in laughter. There was no need … (34 comments)

Two Options For Showing Used Homes In A New Construction Community - 09:27 PM
Option 1:

You show your clients a year old home in a new construction home community, they tell you they do not really like the style and you move on through the rest of your tour and at the end of the day you part to meet another day.
Yes, you guessed it, the buyers go back (probably that afternoon) without you and BAM! They purchase the NEW construction home of their dreams without you.
Not liking Option 1? (I wouldn't either!)
Option 2
Your prospects have included a 1 year old home in a new construction neighborhood and you … (19 comments)

THE WOODLANDS STORM OF JUNE 12, 2012 - 06:40 AM
THE WOODLANDS STORM OF JUNE 12, 2012

It was truly a very frightening experience yesterday in The Woodlands as we were hit with a major storm that just seemed to come out of nowhere! I was sitting in my office and noticed that the once sunny day was quickly turning dark. I got up to look out of the window because the clouds looks strange to me.Literally within minutes, the wind became so strong that our trees were bending at an angle that I had not witnessed since Hurricane Ike in 2009. These were no mere wind gusts but … (23 comments)

Please Feature This Post? Let's All Help Each Other - 10:37 AM
I would never normally ask for a featured post...that seems so self-serving :). And frankly, I don't care if this is just sent by Daily Drop. See? I can be reasonable. But seriously....I think this question and the answers could be helpful for all of us, so I truly hope it is featured.
What I'd like to ask is what marketing do you use that really brings results? For new clients? For buyers? For lisitings? Where do you put your marketing dollars? Direct mail? Radio? Newspaper/magazines?
I have some new dollars to spend and would love some real life advice...what works … (97 comments)

Train Power….The power of Metro-North… - 11:11 PM
Westchester County is served by three train lines:
The Hudson Line – (Green)  which hugs the Hudson River and stops in all the river towns such as Tarrytown, Irvington  and Dobbs Ferry.   The Harlem Line (Blue) which goes straight down the middle of the county serving landlocked towns such as White Plains, Scarsdale and Bronxville. The New Haven Line (Red) which serves the Sound Shore area including New Rochelle, Mamaroneck and Larchmont.
These train lines transport commuters from all over the county to Grand Central Station in mid-town Manhattan.   The power of having a Metro-North stop in … (13 comments)

Do you get a clean title when BUYING A SHORT SALE or BANK OWNED HOME? - 02:09 PM
There was alot of confusion with Manchester NH Home Buyers with the risks involving buying a SHORT SALE, FORECLOSURE or BANK OWNED HOME? With different information coming from so many sources questions on these types of properties continue to rise. I am happy to report that the most risk is with auctions which most buyers are not using tio purchase these types of properties. For the average owner Occupied Buyer there is plenty of protection available to you for a seamless purchase.

Direct Mail Marketing To Maintain A Flow Of Listings!! - 10:12 AM
Mailing just listed, sale pending, and just sold cards is a very important marketing task to complete with every listing.  The just listed postcard will alert others in the area that there is a new listing on the market and if they know of anyone, they will pass that information along; it informs the recipient that you are a listing agent and if they are thinking of selling, they might call you; and it is the first card they will receive about the listing to be followed by the sale pending postcard.  The more times your name is in front of … (80 comments)

It's All Your Fault Active Rain!!

Lately I haven't had much time to blog and it's all ActiveRains fault! You see, before I started blogging, I did OK in this real estate biz, but nowhere near where I would like to be. These past few months though have been a challenge for me...so thankfully I didn't take ON one of those daily blogging challenges!
You see...if it weren't for ActiveRain,

What Should Buyers Do When Mold Appears On New Construction? - 04:51 AM
This problem has been like this for some time.  What should buyers do when mold appears on new construction?
The drywall is in the rooms and was to be installed in the next couple of days.  Nobody said anything to the buyers.
The builder did what they usually do - they called the buyers late one afternoon and said they needed a pre-drywall inspection the next day.  We're so sorry, we forgot that pesky drywall was scheduled for installation the next day and, gee, if you want a pre-drywall inspection we don't mind but, gosh, good golly, our schedule just took … (46 comments)

Sewer Lines Scheduled to be cleaned in Charlestown New Hampshire - 02:56 AM
Sewer Lines Scheduled to be cleaned in Charlestown New Hampshire, folks this here sure is mighty important notification information, which y’all will want to take the time to read.

When I got home late Tuesday evening I found a notice from the Charlestown Wastewater Department, printed on a regular peace of white paper taped to the outside of our Screen Door. The bad thing about this has to do with the fact only two pieces of tape was holding it onto the door, plus the fact that it was raining. Just what would have happen if a high … (19 comments)

What's Your Pick-up Line? - 06:01 AM
What's Your Pick-up Line? Everyone has a line. You do, I do. Everyone has a pick-up line. Think about it. How do you get people talking to you? How do you get their attention? How do you let people know you are in real estate? What's Your Pick-up Line? Do you where a jacket with your company name on it?, A shirt? Do you use a name tag? Do you have your business cards readily available? What's Your Pick-up Line?

Murphy's At Work Again! - 06:33 AM
Here's one that I haven't encountered. Maybe some of you have & That's why I'm writing.
My client's offer was accepted. The home inspection went fine. The client applied for financing and there was an appraisal. The mortgage broker called me and said that FHA is saying that there is already a case # for the property and her request is a duplicate request.
Here's the hitch - When the mortgage broker requests the case# for 3 Pickering Court, FHA sends back a reply with the address 3 Pickering Street. NOW, there is a Pickering Street and Pickering Court is a … (23 comments)

Don't Go FHA, Purchase With Conventional 5% Down and NO Mortgage Insurance - 09:16 AM
One of the best purchase programs in the market right now for buyers is the conventional 5% down loan option with No monthly mortgage insurance "MI". This is a great purchase option to market to buyers because it will separate you from the crowd with your marketing, as not everyone knows about this program. Too many buyers today assume they have to take monthly mortgage insurance if don't have a 20% down payment, or they have to take FHA financing if they have a limited down payment. This program helps buyers get into a home with only 5% down, no monthly … (18 comments)

Agent refers to Agent who refers Agent... - 07:59 AM
About a year ago, a friend needed to sell his condo in another state. After talking with some Realtors on the phone, I referred the listing. I did a bit to help on my end as my friend was challenged with receiving PDF's, scanning, etc. I also had her send me her photos so I could add "virtual" furniture for staging and brighten them up in Photoshop. He took her advice on listing price and continued to adjust it downward as she suggested. He actually did everything she suggested. Wouldn't we all like that client all the time? Just recently he … (21 comments)

What Do You Do When Your Client is Crazy? - 02:33 PM
We all have slightly wacky clients at one point or another... They say crazy things, ask crazy questions, make oddball requests.....
But what do you do about these?  At what point do you have to call the men in white coats with the keys to the fancy padded room?
Early on in my career, I had a client who was a complete nutcase.  In retrospect, I should have known and cut ties early on.  But I was a newbie and a trusting soul, and I just thought she was "quirky".  That was until she starting trying to use my name and … (98 comments)

I have been blessed with many purchase and refinance referrals in 2012 (many of them from the wonderful folks I met through ActiveRain).  ActiveRain has been a huge asset to my business!
I got a call last week as my family and I were ready to load up the car after a wonderful day spent tubing on the Shenandoah River in Harpers Ferry.

If You Are Slow...You Need to Stop. - 05:31 AM

I ordered a new lap top from Best Buy online Monday at 11 am. 2 minutes later I received an email confirming receipt of my order.
The computer shipped that afternoon and I received an email with my receipt and UPS tracking number when it went out the door. I did not pay for over-night shipping but for 3 day express....YET I got the machine at noon yesterday. Is that cool or what? What do you think my opinion of Best Buy and UPS' business practices are? Who do you think I would recommend to friends? Exactly.

REOs- Are They a Good Option for Buying a Home? - 07:01 AM
REO stands for Real Estate Owned. These are homes in which the lender ends up actually owning the property because the house did not sell for the price required by the bank at a public auction.

Generally the lender will set the minimum bid at the amount owed on the property, which may be more than the house is truly valued at.

Therefore it will probably not be bid on during the public auction because technically it’s overpriced. Once that happens then the lender sells the home as an REO.

Time is Right to Invest in Montgomery AL Real Estate - 04:08 PM
Simply stated, low home prices and low interest rates make this a great time to become an investor in Montgomery AL real estate.  "We haven't seen home prices this low in so many years, coupled with the rates being so low," says Jill Sjolin, an agent in Washington who specializes in investment properties. Naples, Florida Pier, Close To Pelican Bay and Great Rentals and Properties to Purchase!
Even some veteran renters are looking at today’s housing market and wondering whether it’s time to start a local home search. With prices and mortgage rates as low as they are while rents continue to move higher, the numbers point to home ownership as an ever more obvious choice.

Difference between short sale and foreclosure - 06:52 AM
There are MANY differences between a short sale and foreclosure and if you're considering either one, please read on.  I'll go over a few of the big differences to help you make the best decision for you.
1.  Time it takes to do a short sale vs. foreclosure
short sale... agreement with bank and buyer and you set the time table.  in foreclosure... you are in a reactive position.  You're waiting for the court date or the marshals to walk you out of the house.  You may be hiring an attorney to defend the foreclosure process.  Once you get served papers, … (2 comments)
