I received an e-mail on Sunday from a departing homeowner/client who had been contacted directly by a neighbor regarding a "friend" who is moving into the area from NoVA. When the "friend" called my clients, they were arranging viewings of properties for Sunday afternoon, and their NoVA agents would be showing them around. When my client referred them to me, they said OK. They never contacted me and never contacted the owners again.

First, it was the housing boom, then the bust, then the entire mortgage fiasco. Suddenly, it looked as if the entire world's economy hinged on the American housing market. I had about 2 GB of space left on my C drive because I had stored all of my photos there. That is over 80 GB of photos. My computer was not performing and it was time to clean up my photos and move some to an external storage and back-up device. (PCClone). In any case, over the past three days I have been going file by file and eliminating those photos that are just not worth the storage space they are using. I made some interesting finds. Now that we are required to take Continuing Education courses, before June, 2013, I figured I'd better get a head-start, so I signed up for a Procuring Cause class, taught by Mimi Weisinger. I figured that after 23years in real estate, I could probably teach the course myself, but hoped it wouldn't be too boring. Was I wrong! For instance, I'd always assumed that if you'd worked with a Buyer for several months, stayed in close contact with them, didn't drop the ball, but they bought a home you'd shown them --- with another Realtor --- you'd get paid. Every mishap is also an opportunity - you just got to choose to see it. For years, somewhere down on our home improvement list (you know, the list that's never ending) were our stairs. The carpet, installed by the previous owners, was cheap and ugly and the steps itself creaked horribly. For years, some other project always took precedence. A few months ago, while happily engaged in a major painting project, my daughter dropped a gallon of paint on our stairs. It was truly a very frightening experience yesterday in The Woodlands as we were hit with a major storm that just seemed to come out of nowhere! I was sitting in my office and noticed that the once sunny day was quickly turning dark. There was alot of confusion with Manchester NH Home Buyers with the risks involving buying a SHORT SALE, FORECLOSURE or BANK OWNED HOME? With different information coming from so many sources questions on these types of properties continue to rise. I am happy to report that the most risk is with auctions which most buyers are not using tio purchase these types of properties. For the average owner Occupied Buyer there is plenty of protection available to you for a seamless purchase.

Mailing just listed, sale pending, and just sold cards is a very important marketing task to complete with every listing. The just listed postcard will alert others in the area that there is a new listing on the market and if they know of anyone, they will pass that information along; it informs the recipient that you are a listing agent and if they are thinking of selling, they might call you; and it is the first card they will receive about the listing to be followed by the sale pending postcard. This problem has been like this for some time. What should buyers do when mold appears on new construction? The drywall is in the rooms and was to be installed in the next couple of days. Nobody said anything to the buyers. The builder did what they usually do - they called the buyers late one afternoon and said they needed a pre-drywall inspection the next day. Here's one that I haven't encountered. Maybe some of you have & That's why I'm writing. My client's offer was accepted. The home inspection went fine. The client applied for financing and there was an appraisal. The mortgage broker called me and said that FHA is saying that there is already a case # for the property and her request is a duplicate request. Here's the hitch - When the mortgage broker requests the case# for 3 Pickering Court, FHA sends back a reply with the address 3 Pickering Street. About a year ago, a friend needed to sell his condo in another state. After talking with some Realtors on the phone, I referred the listing. I did a bit to help on my end as my friend was challenged with receiving PDF's, scanning, etc. I also had her send me her photos so I could add "virtual" furniture for staging and brighten them up in Photoshop. He took her advice on listing price and continued to adjust it downward as she suggested. He actually did everything she suggested. Wouldn't we all like that client all the time? I ordered a new lap top from Best Buy online Monday at 11 am. 2 minutes later I received an email confirming receipt of my order. REO stands for Real Estate Owned. These are homes in which the lender ends up actually owning the property because the house did not sell for the price required by the bank at a public auction.
Generally the lender will set the minimum bid at the amount owed on the property, which may be more than the house is truly valued at.
Therefore it will probably not be bid on during the public auction because technically it’s overpriced. Once that happens then the lender sells the home as an REO.
