Flag Day ~ It's Not Just for Vexillologists Any More - 08:02 AM
Flag Day 2012 is today.  Actually, many of you already know that it is always celebrated on June 14th     You should see it proudly waving in your daily travels.  What does it represent to you?  To many it is the symbol of our nation stating that we are ......one nation, under God, with liberty and justice for all.  Yes, the Pledge of Allegiance is how we salute her with hands over our heart or a military salute.  We owe her much!  She waves from Earth to the moon in honor of America and those who defend or have defended this great … (6 comments)

~Don't Throw Your Money Away! - 05:26 AM
When I saw this chart, I thought it put the "picture" of real estate value today into sharp focus.  This data was included in a CDPE webinar a couple of weeks ago.
How affordable is real estate today?  When we answer "the most affordable in history" here's why:
                                                 October 1981                       October 2011
Average Home Price:                   $82,500                              $242,300
Mortgage Rates:                          16.63%                               4%
Monthly Payment                         $1,147 P&I                         $1,093 P&I
Rent                                              $315/month                       $1,356/month
Anyone who is thinking of renting instead of buying today, really needs to reconsider their assumptions.  If you have a job and a small down payment, there has NEVER been … (4 comments)

Residential Home Resale Statistics for Catonsville, MD — May 2012 - 07:30 PM
Home Residential Resale Statistics -- May 2012
Catonsville, MD

May saw a decent month for Catonsville, though sales were lower than one would have hoped.  Compared to last May 2011, sales went down 20% from $13.7 million to $10.9 million (which is down 9.8% compared to last month).  Ten less homes were sold this May, 42 vs. 52 last year, and the average sold price dipped slightly by almost 2%.  Less people are listing their homes, with 20% fewer active listings right now than there were last year, but hopefully this slight hiccup in sales will be followed by … (0 comments)

Clarksville, MD

Home Residential Resale Statistics -- May 2012

This month, sales volume more than doubled compared to the same time last year, going from $3.3 million to $7 million, though that also resulted in a 9% decrease from last month.  Ten homes were sold compared to five last May, and eight of them sold in less than 60 days.  Two of them took over 180, skewing the average to 67 days this May, though when compared to the 277 days it took on average last year, its quite a remarkable difference.

The Ocean City Air Show was amazing! - 07:39 PM
The Ocean City Air Show this past weekend was spectacular!  The weather was picture perfect - 80 degrees with completely blue skies and a hint of a breeze.  This was our first time going down to this show at the ocean hon but we plan to make it a yearly event.  The event took place over 3 days - Friday to Sunday and featured the U.S Air Force Thunderbirds.  We went down on Friday to watch the practice runs - everything centers around the boardwalk area and we went onto the beach at 21st street which was perfect.  Around noon a jet came … (4 comments)

The hot market continues in June! - 06:21 PM
It feels like 2004 again and the local DC area real estate market has been hot all year and continues into June! The only difference in 2012 is that buyers aren't waiving contingencies in most situations, although in multiple offer scenarios the less hurdles in the transaction, the more attrative the offer! We have seen instances, most in DC, where a buyer will conduct a pre offer home inspection so they can make a totally non contingent offer.
The market has strong momentum – sales volume, units and prices are up, time to sell is down – all great news for … (0 comments)

Foreclosure Auctions: Who Buys the Properties at Foreclosure Auction. FAQ - 11:37 PM
When you plan to buy at the foreclosure auction, do you homework. Try to get as much information about the property going on the chopping block, try to find out whether there are liens, unpaid taxes, association dues, whether there is or may be damage to the property, check whether the city (code enforcement) had issues with this property, etc. You also need to have understanding of the market and know what you would be able to resell the house/condo for. You need to set the limit to your bidding. Set the limit BEFORE the auction starts. And then stick to … (5 comments)
