Mortgage rates continue to set new record lows, leaving many home buyers and refinancers wondering how low rates can go and how to capture the best rates now.
Many economists are forecasting that mortgage rates will rise again later this year as the American economy gradually improves and as more global investors turn to the U.S. as a safe haven for money.
The average rate on a 30-year fixed-rate mortgage averaged 3.71 percent the week of June 14. The rate had averaged 3.9 percent three months earlier and 4.5 percent a year earlier.

Wells Fargo Pulls The Rug On New FHA Streamline Refinance Mortgages - 06:00 PM
The new FHA Guidelines for Streamline Refinancing FHA Insured Mortgages, which had endorsed FHA Case Numbers prior to June 1, 2009, had no sooner gone into affect last week than Well Fargo pulled the pug on accepting applications for them unless they were already servicing the loan.  This came as a major blow especially to brokers, wholesalers, and correspondent lenders.
Luckily for us at McCue Mortgage it did not have much impact on us, because we have other investors that are more than happy to service new FHA Streamline Refinance Mortgages.  Never the less this was a pretty cheap shot by … (27 comments)

Buyers love to ask the question “why are the sellers selling?” There are two, maybe three answers to that questions.
 
1) Short Answer – it’s none of a buyer’s business 2) Longer Answer – The sellers are selling the house, the walls and the roof, they aren’t selling their story 3) Disclosure Answer – The sellers “might” be in trouble. Today while on floor duty my broker handed me one of those super glossy real estate magazines full of super high end homes. Most were a $Million dollars or more. Many had wine cellars, ocean views, private indoor and outdoor pools, boat docks ……you’ve seen these.
 
Sellers almost always think that their house is super extraordinary simply because they own it! Maybe they re-carpeted, painted or simply maintained the property.  But this is rarely true, there are few extraordinary houses on the market.

An offer came in, a really, REALLY low offer, a low ball offer. And they wanted a huge tree removed. We countered back at full price and wouldn’t remove the tree. The offer was so ridiculous there was no point in negotiating. Some time went back and the same people came back with a slightly better offer but still way off what we were asking. In the long run the same people came back four (4) times.

I think it does a nice job discussing the advantages and disadvantages of both choices, rather than being the typical real estate agent's big push to buy.

Pending sales, closed sales and median prices rose, while the inventory of homes and condos for sale dropped in Florida’s housing market in May, according to the latest housing data released by Florida Realtors®.
“The recovery in Florida’s housing market and economy continues to grow stronger and stronger,” said 2012 Florida Realtors President Summer Greene, regional manager of Better Homes and Gardens Real Estate Florida 1st in Fort Lauderdale. “Realtors across the state are reporting increased activity – in May, statewide pending sales were up 43.1 percent for existing single-family homes and up 33.4 percent for townhome-condo properties.
