Facebook Fridays on a Saturday - What?! You Haven't Like Them Yet?! - 07:12 AM
Facebook Fridays on Saturday - What?!  You Haven't Liked Them Yet?!

OK, OK, I am way late on this Facebook Fridays thing.   I have missed the last couple of Fridays, so I thought I'd make it up this Saturday.  I am quite sure you are all OK with this, right?   Anyhoo, what prompted me to go ahead and do this today was that when going through to some of my Active Rain favorites pages, I noticed that they don't have a ton of Likes on their FB pages and it stunned me.  I thought, WHAT?!  You haven't liked them yet?! … (12 comments)

Upyri - A Cinematic Music Video -- It Means A Lot to ME~! - 04:03 PM
Some of the readers of my blog (or column as some call them) know that I've dabbled in the ever exploding movie industry here in Atlanta and Georgia. You can see Clint Eastwood, or Justin Timberlake or Jennifer Lopez if you look closely. Margaret Cho has claimed Atlanta home with her role in Drop Dead Diva on Lifetime Television.
But there is another side to the television and film industry here in Atlanta. It's those that have the talent that are doing what they can to be discovered. Maybe they have a way with hair and makeup and hope to be … (4 comments)

1 part inspiration + 3 parts perspiration + a big dose of luck = Success! - 12:42 AM
Are you a successful agent?  If so, I congratulate you because you have found success in a field littered with failure.  However, I find it rather disturbing that some of the most successful among us have degenerated into self-indulgent navel peering.   "I don't owe anyone ANYTHING! It was all ME!"  Sorry, to burst your bubble, but no it wasn't.
There is an element of random chance and plain old luck in any endeavor.  There is always the preverbial wild card in the deck that can lead you to new heights of success or bring down everything that you have … (0 comments)

Every 3 - 4 weeks my blog hits my website and email list - 08:02 PM
This one was in a rush as I've been busier than during the boom over the past 7 weeks. Never had the time to take a fresh picture and never use those of someone else. A little LOCAL real estate, some personal, some fishing..... wishing I could find one local helper to add a little about golf but everyone I know seems shy! Check it out:

The way things used to be in Searcy Arkansas. Porches and sidewalks - 10:22 AM
Churches joined together and held a carnival for young people today June 23 2012 in Spring Park in Searcy Arkansas. Spring Park's old pavilion was in use again as shown here.
I parked a little distance away on Spring Street and noticed a few old houses that are just about the same as they used to be.  Look at this delightful shaded home with a welcoming porch.

And there was a sidewalk to walk on (old Searcy used to have lots of sidewalks.) It was just  not maintained. I regret that builders today do not put sidewalks in their new … (14 comments)

Proud to have this new listing in Searcy AR. Historic house on Center Street. - 02:38 PM

Tell me the lines of this house are not beautiful.
You must agree with me that they are so pleasing.  Here's another view from the side.

And check out the back yard!  Who has a trellis with climbing vines anymore?

And I have this house listed for sale right now.  My sign is in the yard.   Go to realtor.com and check out Searcy homes listed for sale between $135 and $150,000 or go to my website www.barbarasduncan.com  and see pictures.  The attic was opened up a few years ago and made into a lovely master suite with … (11 comments)

How Can I Edit HTML when there is no HTML Edit Option? - 05:00 PM
I need a little technical help here. I notice that there are several groups into which I sometimes post that do not show an HTML edit option. The area in which I live has Piñon Pine trees. The first "n" in Piñon needs a special "n" character with a tilde over it. I can make this happen by inserting a special character as "ñ" when I have an HTML option, but not when that option is missing.
I can make it work when I write a draft post in html at some stage then put it into the visual mode and … (2 comments)

Staying Positive in a Negative World. - 04:45 AM
I was reading this article this morning and thought it was a good reading for the begining of a new week and worth sharing with you...hope you do enjoy as well.

"We live in a world full of many negative and bad things.

Sometimes I am sure that you think that there can not be anything good happening! The media loves bad news! It reports on wars, crime, famine, recession, disease and disasters all the time. Such news they say sells. Yes there are many bad things happening and yes many of them will affect us at times.

What is Mortgage Insurance? - 08:39 AM
What is mortgage insurance and why do I need it?

Mortgage insurance is required by all lenders whenever you put less than a 20% down payment.  On an FHA loan, it is called MIP or Mortgage Insurance Premium; on a conventional loan, it is called mortgage insurance.

An FHA loan is a low down payment mortgage loan that is insured by the Federal Government.  The FHA guarantee program protects the lender with default of the loan.  A conventional loan is one offered by lenders that are bought by Fannie Mae or Freddie Mac.  Fannie Mae and Freddie Mac are … (0 comments)

Smyrna Vinings Townhome Condo Update May 2012 - 09:57 AM
The Smyrna Vinings townhome and condo market is seeing improvement in May much like the Smyrna Vinings home market. Smyrna Vinings condo and townhome sales continue at a higher rate than a portion of last year, which is evident in the buyer activity that we’ve seen this Spring.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics … (0 comments)

Low inventory in Sacramento County = fast sales = time to sell now!! - 02:35 PM
Low inventory in Sacramento County =  fast sales =  time to sell now!!
Here is something  that the media is simply not reporting enough:  Now is a great time to sell!  In Sacramento County, California, if you have a Home to sell, there are buyers for it - and those buyers will compete over a well-priced home.
The problem for willing buyers these days is that there are not enough homes for sale, so people are bidding over the listing price and we are seeing bidding wars in our area, with folks trying to outbid each other.
So if you have … (3 comments)

Forget about blogging comments. No, really. - 10:00 AM
Mike Cooper points out an important distinction between the different kinds of blog posts agents write: Posts for colleagues and posts geared especially toward attracting buyers and sellers.
He reminds agents to write those hyper-local posts and market reports because they attract new clients - even though those visitors aren't likely to comment.
Of course any posts that show our personalities are good for both colleagues and future clients. They encourage other agents to send referrals while showing prospects who you really are. But they might not be found by prospects until after a hyper-local post draws them in.
