Excuses, excuses, excuses. Every time I'm networking with want-to-be real estate investors, they always have excuses. One of the top excuses has always been, "I don't have money and can't get a loan." Somewhere along the way we picked up the notion that if we wanted to buy real estate there were only two ways. Either we were rich and paid cash, or we would get a loan from a bank. Luckily for me, those nasty little rumors never entered into my brain. Luckily I ignored the mainstream logic and was able to begin building my (soon to be) real estate empire!

VIRGINIA IS A "CAVEAT EMPTOR" STATE in which, if the buyer wishes information about a property, they have the right to have inspections and research the properties in which they have and interest.
While the staff at the Loudoun County Department of Health are VERY helpful, owners may also have a history of repair or testing that would help prospective buyers feel comfortable about buying their property for sale.  The staff at the county offices will pull the file for properties for sale and if there is a technical question, a staff engineer will assist, however, often the file is sparce.

Overrated - Vacations. Before you start yelling at me, hear me out. Sure, when you're actually ON vacation, it's (mostly) fun. Sometimes you visit relatives that you might or might not get along with, but it's mostly good. The "overrated" part of the vacation usually comes in 3 parts.

I love the Farmer's Market and I count the days until it opens.  There is nothing like fresh local produce.  The taste is so much better plus by buying local you are supporting the local economy and the money makes it's way back into your own community. 
My local Farmer's Market is located in Timonium, MD at the Maryland State Fairgrounds main entrance and opens on Wednesday June 6, 2012 at 2:30 until 5:30 pm until October 31, 2012.
