AR Comes Through On Google Alerts For My Real Estate Sales Books - 01:23 PM
"Google Alerts" is a free service that I recommend you use to see what is being published on the web and elsewhere about a particular topic or subject of interest to you and your business - you (actually use your name), your company, your town, your neighborhood, your competitor, and general subjects like home sales, local sports teams, or anything you like. You can use the proper name, a short-tailed search term. a blog name, or a website.
A few years ago, you were limited to just 5 search terms for free - more with a paid subscription. That was dropped … (31 comments)

FAQ ~ How Do I Know If the Neighborhood is Nice? - 08:11 PM
The house seems perfect, just the right size with everything you wanted. The price is within your budget.  Just one thing, you are wondering “How Do I know if the Neighborhood is nice?” REALTORS have certain rules they must abide by and one of them is not characterizing a neighborhood. This is up to you.
Drive through the neighborhood at various times of the day. Observe the yards of the neighbors, do they seem to keep their trash cans in and their lawns cut? Are there noises that you think will bother you in the long run? Maybe the neighbor … (32 comments)

Will your business survive the next big storm? - 03:49 AM
“Roughly 40 to 60 percent of small businesses never reopen their doors following a disaster. “
The rough weather last week in the Oklahoma City and Edmond area got me thinking …. if there was another natural disaster or fire and the office destroyed, is our business prepared enough to survive? I made sure we have our disaster kit already, but what about our business? 40 to 60 percentof small businesses never reopen their doors following a disaster. That is a very sobering statistic. We worked hard to grow our business, I don’t want to be a part of that percentage, … (12 comments)

FAQ: Can I do a home inspection if the home says as-is? - 02:09 PM
Can I do a home inspection if the home says as-is?
So many of the homes on the market in PG County today are distressed sales, short sales or foreclosures and it has become increasingly common to see homes that are being sold as-is.
As-is does not mean that you do not have the right to inspect the property.  When making an offer on a home that is being offered as-is, be sure to include a general inspection contingency with a walk-way option.
This means that during the contigency period you will be able to conduct the customary inspections.  If you are … (31 comments)

I Am Bulletproof - 02:35 PM
Recently I ran into an old client in the mall. She was working in the soap store and I instantly recoginzed her. She told me that her family still lived in the house I sold them 12 years ago and would love to use me again in the future.

A few days later her husband called me and stated that if I was still in the real estate game after all these years and this huge housing mess that I must be bulletproof. I thought about it for days afterward and came to the conclusion that … (39 comments)

What is FIRPTA? Understanding the facts about FIRPTA - 10:38 PM
What is FIRPTA? Understanding the facts about FIRPTA

FIRPTA is the acronym for Foreign Investor Real Property Tax Act. The disposition of US Real Property interest by a foreign nations is subject to the Foreign Investment in Real Property Tax Act of 1980 (also know by most as FIRPTA) income tax withholding. Basically what it means is that the United States is authorized to tax foreign person on the sale of US Real Property.

Do I Have To Be In Lakeland FL To View Homes? - 02:21 PM
Do I Have To Be In Lakeland FL To View Homes?
This question I get usually from buyers who live in places like Germany, England and even out of state buyers from California and New York. I simply tell them, No!  You don't have to be here to view Lakeland FL homes for sale.  They are a little bit surprised when I say that I will view homes on their behalf, take lots of pictures and videos, which I'll share with them on the Internet via Picasa or their choosing.    In fact I do this quite often, once I'm hired as their exclusive buyer's … (18 comments)

The Right Part-time Agent...Valuable If Handled Properly-A Money Maker - 04:43 AM
We constantly read posts that make firm statements about part-time real estate agents.  I have always had a definite opinion that full time agents are the only “valuable species” to any real estate office.
There are exceptions to every rule and this is one.  There are part-time agents who have value, and why send that value in the direction of another real estate office?  The part-time agent can easily blend in and be "attached at the hip" to a full time agent.
The part-time agent might have a strong connection to the community; or strong ties to a builder; or have … (33 comments)

When Decluttering Goes Wrong - 12:21 PM
Too much of anything is not a good thing.  I just never thought I would put decluttering on that list, but today I am.
You've heard me stress how important decluttering is when preparing your home for sale. Get rid of the old magazines, free up some kitchen counter space, take down the wall of photos documenting every family member's life from birth to high school graduation.  Standard agent advice.
As we toured through this week's selection of open houses, however, I saw decluttering and depersonalization taken to new levels that were so extreme the homes no longer felt welcoming and might … (38 comments)

WHAT DOES WETLANDS MEAN? BUYERS FAQ - 08:49 PM
WHAT DOES WETLANDS MEAN? BUYERS FAQ Wetlands are flood zone areas that may be identified by plants and soil and may not be wet or mushy when you walk on it. Wetlands serve a very valuable function in the environment, as they allow water from heavy rains to drain instead of flooding upland areas and filter nutrients and other pollutants to keep surface water clean for drinking, swimming, and fishing. They also protect property from erosion and are breeding grounds for many species. If your vision of Wetlands is the Okefenokee Swamp or the Everglades, then you have a surprise coming. … (16 comments)

Texas Real Estate - Do I Need to be in Town to Sign My Documents? - 08:47 AM
Do I need to be present to sign the documents when I buy a house? Nope, you sure don't, and it's very common.  There are several different things that could happen. One could be that no buyers are present to close. When that happens, the entire closing package is either emailed to you and you print it out, or it's sent in a FedEx already to go. You will then need to take your package to a notary to get it signed.  Many banks notarize for free. A local title company could do it, maybe for a nominal fee. If you … (19 comments)

Real Estate Copywriting FAQ's - What about ghostwriting? - 11:41 AM
Another question agents ask is "Do you ghostwrite blog posts?"
The answer is "Of course."
But whether or not I should ghostwrite blog posts sparks a little controversy for some.
In fact, some agents believe it's "dishonest." They think the only words on their blogs should be words they wrote.
I disagree.
As long as the writer and agent have communicated well, the writer is merely articulating the agent's ideas, opinions, and even values. And before any post "goes live" the agent can and should read and approve the copy.
Of course, in some cases it's … (25 comments)

How Do We get to The Closing Process? - 05:01 AM
How Do We get to The Closing Process?

It’s an exciting time when you find the home of your choice. After going through the mortgaging process, the inspections, repair negotiations if any, we have to finalize the transaction.
The closing is initiated by your lender letting you know that all your financial requirements have been satisfied, and all contingencies have been satisfied. A ‘Clear to Close’ notice is sent to your lawyer, who in turn will contact the seller’s lawyer to let them know we’re ready and a day and time are selected, satisfactory to all parties.
The contingencies that … (14 comments)

Which Mobile Device or Application Allows You to Remain on the Go? - 09:33 AM
You're in real estate. Communication is essential. How did we ever get anything done 15, 20, 25 years ago? Today you are expected to communicate at a moments notice. It's not always via a voice conversation over the phone (and yes, your cell phone will still do actual voice calls) . Our clients expect us to respond via email, text, Facebook, Twitter, Facetime (or whatever the communication du jour happens to be) and they don't care that we are currently not sitting at the desk in our office. In fact, in our industry that is the norm.

MORTGAGE LENDER TAKING MONEY FROM YOUR BANK ACCOUNT WITHOUT NOTICE - 07:33 PM
In a somewhat surprising revelation discovered by one of our clients, PNC Bank decided to take a payment from a savings bank account in the name of the borrower's 15 year old daughter, on which a parent (the borrower) was the custodian.  The payment was for a home equity loan - not a traditional amortizing loan.
PNC in its post taking letter to the borrower advised that they took the payment was a right of "set-off" against the delinquency, and taken "in accordance with the rules of your deposit account".
There was no separate letter or notice to the account holder - … (32 comments)

ETHICS AND FAIRNESS IN SACRAMENTO REAL ESTATE - 08:21 PM
Five little words cost a third of my commission.  Now there's a way to start a blog!
How did this happen? As with many unfortunate things, quite simply.  After showing my clients many houses, we found THE ONE.  It was perfect.  We wrote an offer and it was accepted.  Soon after, we went by the house to have a contractor bid painting.  As we were taking a look at the work, we realized there was no heat or air conditioning upstairs.  I told them I would look into it, as it would certainly affect the value of the house and the price … (17 comments)

Our own ActiveRain blogger for the past five years, Erica Ramus, was recently interviewed for an article for our Certified Residential Specialist (CRS) Magazine “The Residential Specialist” written by Dan Tynan and his Fresh Take article. The theme is ‘Make your website a destination with strategies for keeping it engaging and up-to-date’ in which Erica explains how a blog article she wrote on ActiveRain produced a call from a consumer who did not understand that he was on her blog and not the restaurant site.

The blog barrage: Is it SEO magic or time to duck and cover? - 04:37 AM
We all have seen the phenomenon on the blog roll from time to time. A barrage of spurious posts from a single author that are fired off one after the other without compunction.
This onslaught of information burns bright for a short period of time, but just like the shimmer of fireworks, soon quickly fade away from view.
And while it is true that this is the least effective way to get the attention of the ActiveRain membership, does it affect the SEO benefit for the publisher?
As long as the content is original, properly titled and optimized, each post will … (39 comments)

Before You Assume - 01:32 PM
As usual I am covered up but an email that was waiting in my inbox this morning really got me fired up. Which is pretty easy to do before I have my first gallon of coffee. Let’s look at this email so I can explain why it perturbed me and what anyone searching for real estate on the internet can learn from it.
First the email:
The house on Blank Street looked promising until one of the photos taken in the kitchen revealed what seemed to be a racially charged picture hanging in the background. Is this to be taken as … (39 comments)

Need advice - seller says wine is missing! - 01:21 PM
I held an open house this past Sunday for a new listing. The seller has a LOT of wine in the house both in the basement and in a wine rack in the kitchen. Today she called me to say 3 bottles of wine were missing from the kitchen wine rack and she knows becuase she just filled it recently after consolidating and moving some wine boxes. Now the only people at the open were myself, an agent from my office that stopped by and a couple I met after the open around 4:45pm because they couldn't make it by 4pm. … (104 comments)

We're Not Going to Able to Close On Time! - 11:38 AM
Hello Brad?  This is Angie from NoName National Bank.  I have some bad news to tell you…  And thus, it began.  What had been a relatively smooth transaction was going to turn into a battle of wills between me and my clients (buyers) lender.

Up until I received that phone call on May 30th, all had gone well with this particular transaction.  There had been very little negotiation over the purchase price and terms, and just a little more negotiation over remediation of some items that turned up on the home inspection report.  Then, on the morning of May 30th, I … (62 comments)

Have you hugged your friend lately? - 11:57 AM
Have you hugged your friend lately?

Cathy wore a red dress to stand up with me for my wedding because red is my favorite color.  She doesn't wear red.  She thinks it makes her skin look horrible.  I told her not to worry, she could choose a different color.  She didn't.  She surprised me on my wedding day wearing a red dress.  Her skin did not look horrible.
On her first sleep-over at my house, she excused herself to take a phone call.  Came back to say, "Yeah!, I just put together a deal that will make me $10,000!"  … (19 comments)

Your home is 20% above market value, sure hope it's "move in" ready - 09:03 AM

Shag carpet, single pane windows, and faux wood paneling greeted my buyers during yesturday's home tour. There's nothing wrong with a fixer-upper, except when said property is priced like new construction!
Clearly in the agent remarks was a phrase that makes me cringe. "This home is move in ready"! In my market 100 dollars a square foot commands modern home systems, updated flooring, and fresh paint. All hallmarks of "move in ready".
The subject property was just over 120 a square foot. And unless the buyer is a chain smoker, this home is no where near move in ready. Already … (21 comments)

MY IPAD SAVED THE DAY AND THE DEAL! - 01:13 PM
Most of my friends and family didn't believe that my ipad purchase was an investment in my business!
They couldn't see how hours of playing Angry Bird would help my business - go figure!!
Well I am happy to say, not only did my ipad help my business, it saved the day and saved the deal.
I had Sellers who had gone away on vacation and asked that I keep and eye on their home in their absence.  We had an accepted offer and a Building Inspection had been scheduled.
Should the power go out, their battery back-up sump pump would … (103 comments)

Zillow vs Real Estate.com - A No Brainer! - 11:17 AM
I wanted to take a few minutes and share something with my fellow ActiveRainers. Last December I signed up with Zillow and agreed to pay for a zip code to advertise with them. I know several Realtors that do the same thing and they all love their Zillow experience.
Personally, I am NOT a big Zillow fan and never was. The estimates they give on home prices are SO UNREAL that it is irritating! I put that aside and signed up - for 6 months. I jumped through all the hoops, getting past clients to write referrals so I would get … (44 comments)

Temecula Real Estate: What is Probate? - 06:13 AM
Temecula Real Estate:  What is Probate?
When searching the MLS for Temecula Real Estate, the searcher will occasionally find Probate Listings and often become confused as to what this status actually means.  Many times, the home shopper will ask their REALTOR about the Probate process, only to have the question dodged and a discouraging reply, such as, “It’s a long, complicated and unpredictable process with an uncertain outcome that must be approved by the court.”  Sadly, the home is then overlooked and more traditional listings are then pursued.
Probate, by its very definition is a legal process that oversees the settlement … (2 comments)

The Probate Process - 06:45 AM
The Probate Process
The legal Probate process will generally not be resolved in less than 9 months and normally will not extend much past the 18 month point.  Much depends on the speed and motivation of both the Attorney for the estate and the PR (Personal Representative).
This article is the second in a series.  The first article covered an overview of a few of the key players.  In this one I want to dive in a little further to the roles of these key players and an overview of the process.  Please remember that I am not an attorney and … (3 comments)

When you go to our charming downtown you will find plenty of places to eat, small shops and businesses, and an old fashioned movie theater. On Saturdays come out and get some fresh Brentwood grown produce at the Farmers Market on First Street. During the summer come and … (0 comments)

Real Estate Investor Tip of the Day – June 6, 2012 - 10:51 AM
Real Estate Investor Tip of the Day – June 6, 2012
In this market low appraisals are the Real Estate Investors friend, be prepared to pay over the appraised amount. Due to the new appraisal rules many homes do not appraise for what they are worth. In my opinion a home is worth what a willing buyer will pay a willing seller. However, in a rapidly appreciating market like we have now there are no comps to justify increasing prices. This often freezes out first time buyers and those with minimal down payment.
A Cash Real Estate Investor or one that … (7 comments)

Avoiding Pitfalls When Buying a Fixer-Upper Home - 09:02 AM
As with all homes you need to take precautions, especially when you’re buying a fixer-upper as there may be all sorts of hidden problems that could make things difficult for you after you have completed the purchase.
Just as with purchasing a regular home, you probably want your purchase agreement to be contingent upon certain items. This is why it is essential to get a home inspection report early in the home buying process.
This allows you to build in some contingencies into the contract should you discover new information about the home in the course of the transaction. Some things … (3 comments)
