How many times have you heard this??  I can count at LEAST four times this year.  All first time home buyers...they "think" they know what they want, but when I go through their needs analysis, I know what they NEED. 
I see enough homes and have sold enough homes (and lived in enough homes) that I "usually" know best.  I have had clients so mad at me for not letting them buy a house that I knew was SO wrong for them...then incredibly happy when the "right" house came along.

Yeah...true story. 
FIRST and foremost: Radon is a cancer-causing, radioactive gas. As you know (or might NOT know if you aren't in radon areas), 4.0 pCi/L and below are deemed as "safe" and the air outside is at about 4.0pCi/L.  You can find out all about radon, our gaseous friend, but clicking HERE!  I digress.........

Earlier this year, Real Estate News channels included Miami Beach in its forecast for the best housing markets, even in wake of what has been called the worst real estate market crash ever for this and other areas. This comes as no surprise because Miami Beach is an area that started recovering over a year ago. Miami Beach condos although they did hit in the market downtown, have been the first in our local recovery to show positive signs of doing well, especially the luxury real estate market.

Wow, what a day..While inspecting an apartment complex, the buyer, the agent, and myself were waiting for the manager to open the mechanical room. He was only 3 hours late and we found that he was very unpopular with the tenants due to the numerous safety and maitenance issues that have been neglected..so much so that one of them got in a fight with him..Physically! What was shocking was when the manager started hitting the tenant with a small shovel!! Police came and we still didn't get in the room...the deal was pretty much dead anyway.Geezz

It has been a busy week in the Wake Forest NC Real Estate Market!  Here is the latest report with the Actives, Solds, Under Contract and Contingent properties - lot's of movement in the New Home inventory!

I'm starting to feel a sense of normalcy returning to the economy. People are buying homes again, people are travelling (I can see it on the freeway on the weekends--lots of cars loaded up with vacation gear), and I was at the airport this past weekend, and it was packed.  The number of Units on the market is up from June 2011. The inventory for June 2012 was 4,254, in June of 2011 it was 3,513 for a 17.4 percent increase in inventory.

A Key Box Does Not Mean An Open House - 03:19 PM
When a home is actively on the market for sale, and there is a key box on the property, it does not mean “Come on in”. It means that the house is on the market and you need to go through the proper procedures to gain access to that home. Usually it means you call the listing company or listing agent or owner if it’s a “For Sale By Owner” property and you make an appointment to go view the property, even if you know it’s a vacant home. Is It Too Much To Ask? - 06:37 PM
Keeping this simple . . . and watch how complicated it gets.
I take my client out over the weekend to tour homes.  The Buyer finds a house and we write up an offer.
The listing agents (a husband/wife dynamic duo . . . rolling eyes) receive the offer Sunday evening. 
Apparently, the seller works odd hours and they can't get anything "formally" to us but for the sake of fine-tuning, they email me the seller's counter and call it a "verbal."
I'm not happy with this arrangement, but we iron out a deal.  Because we've ironed out the kinks, I ask for Seller's counter … (11 comments)

Ok, so I have been told I should write a journal about our trip to Santa Cruz since this is a family tradition of over 30 years.  I have been coming to Santa Cruz since I was 16 and I suddenly realize that this is almost 40 years now!  Both of my daughters have spent this same week in Santa Cruz every summer of their lives.  It’s funny how some things change so much and yet how Santa Cruz seems to remain the same…this seems to be why we all feel as though we are coming home.

Home Purchasing Power Jumps - 12:59 PM
With mortgage rates down to all-time lows, you can buy a lot more home for your money. Home affordability is at an all-time high.
According to last week's Freddie Mac mortgage rate survey, the average 30-year fixed rate mortgage has dropped to 3.62% nationwide. This is down from 4.08% in March, and down from 4.60% from one year ago.
Mortgage rates are "on sale".
