Will Someone PLEASE Feature My D@%&M Post!! - 05:08 AM
Do you ever get frustrated because your articles are never featured on Active Rain? Do you get tired of seeing the same old faces on the featured board.  Like mine :) I admit that I’m one of the “popular” bloggers. Some say it’s because I’m sooooo good looking.

But it’s probably just because I have been around for so long. I was like the 860th member or something like that. And back in my blogging hay days i used to write some pretty good stuff. Not so much anymore.

I have been around AR pretty much since it's inception. … (80 comments)

SIMMERING SALES IN SOUTHAMPTON VILLAGE, NEW YORK!...An Update On Sales Here:
Yesterday, I checked the transfer of properties here in the Southampton market--Southampton Village to be specific. There in black and white was the evidence I was looking for:

I rank in Google but what about Bing and Yahoo? - 12:55 PM
I ran an interesting test to see how well my articles showed up in Bing and Yahoo compared to Google.  Everyone is so busy thinking about how they rank in Google, the often forget to look at the other search engines.  Bing, from Microsoft, is certainly worth checking.  Call me a die-hard but I still like Yahoo. My test involved an article about the 33rd Annual Los Altos Art & Wine Festival - the largest such event in the Bay Area.
Google Ranking
When I search for either the original Activerain article, I rank on Page 2 in 4th position.  This … (29 comments)

Negotiations Are Going Quite Well on Our New Raleigh, Cary, Apex Area Home!!!

"Why, yes, mom. The negotiations are going quite well on our new Raleigh, Cary, Apex area home. Craig seems to have everything in control. What's all that noise in the background? Oh, that must be the fax machine. I think Craig is sending through the final paperwork right now!!!"

Right Of First Refusal…What You Need to Know - 07:51 PM
When buying a condo in Daytona Area, watch for this clause. We use the Condominium Disclosure, and it specifies whether the Association has the first right of refusal, and also whether the Condo Owners have the right of refusal. While refusal by the Association is relatively rare, watch for those condominiums where the condo owners have the first right of refusal. It can easily happen that when you think that you got a great deal, the owners may agree with you and take it away from you. All they need is to offer the same terms to the Seller, and your … (32 comments)

I'm Not Singing in the Rain and Here is Why - 07:57 PM
I love Active Rain but that does not mean that I love the "Rain"...especially when it causes delays to projects including my own!
Once upon a time the beginning of Summer in Southwest Louisiana was bright and sunny and the grass was green!  New Construction homes were going up quickly, landscapers and yard crews were busy and home improvement projects were started by many homeowners including me!
Earlier this summer were finally decided to put a pool in our backyard.  As a full time Lake Charles Realtor married to a loan officer, we don't get to take a vacation very often.  … (38 comments)

The Father...The Son...And the Holy Ghost Writer...Shouldn't Pre-Judge - 01:02 PM
There was a members only post today that discussed agents who use someone else to write and submit blog posts for them.  The attitude of this writer was not favorable for this method of blogging and suggested that the owner of the blog do his/her own work.
Everyone should not blog.  It’s as simply said as that.  There are people who do not have a very good mastery of the English language; there are agents who are totally intimidated by the thought of having to write a post; and there are agents who just don’t have any time.
I’m sure there … (68 comments)

Things are always changing... - 06:01 PM
I'll be the first one to admit I don't like change.  I am a creature of habit and I like things the way they are.  BUT, I'm not stupid and this industry changes just like my little puppy did.  And you either grow and adapt or you get left behind.
And for those of you how follow my posts, yes that was Glen 4 years ago he way we brought him home.  Wasn't he snuggly?
I just wrote an offer on another short sale.  When the "melt  down" started there weren't ANY in my area, slowly there were a few.  Now … (24 comments)

They don't make pools like they used to do - 11:39 PM
I took a long stroll today along the Pacific Ocean from Waikiki's yacht basin to the Moana Hotel (where I had promised myself to get a smoothie). And found the ultimate pool at the Sheraton Waikiki. This was not a kiddie pool, this was a grownup type of pool:
1. It's an infinity pool that seemingly seemlessly becomes one with the Pacific Ocean.
2. A bar and bartender.
3. Bar stools that were big orange lounges that drifted in the water.
4. Or these orange lounges can be used for sun bathing, with patrons plopped partly in and partly out of the water.

I Had A Slip And Fall Client, And He's Not A Lawyer! - 04:44 AM
In order to completely finish the pre-drywall inspection I wanted to see how a space would be completed at the end of construction.  That required we go to the model home of this particular elevation.
This is a row of townhome condos, with designs that leave no room in front or behind for the AC compressors.
That puts the compressors on the roofs.  You can see the trap door to the spot in the photo on the left.
This is fine.  Difficult to get to for service or periodic inspections, but doable.
So, during the inspection and learning this fact, I … (49 comments)

On to the Next 500,000 Points - 12:50 PM
This blog post will put me over my goal of 500,000 ActiveRain points. When I started blogging here back in August 2009, I didn't think there was any way I would ever accumulate this many points.
My primary focus has always been to gain more business by blogging. I had absolutely no internet presence before coming to ActiveRain. You couldn't find me anywhere in the Google SERPs. As a matter of fact, I didn't even know what Google SERPs meant. I didn't like blogging when I first came here. It was so tedious. Every blog post was a challenge. But … (56 comments)

 Thanks ActiveRain!

When I started blogging here last year, I didn’t really knew where it was going to lead. I had hoped that by blogging I would get more business opportunities. That has been my experience here, those things are happening as a direct result of doing what I do. But there is more to this place than increased sales.

Participation Means Growth

It has been my experience that if I do what the active members are doing, I can learn some things that can useful to blogging and improve my business. … (53 comments)

Doing whatever it takes to sell your house - 08:31 AM
Doing whatever it takes to sell your house
A year-and-a-half ago, when the market was about as low as it could go, I listed and sold my own house. So I know what homeowners have been going through … up close and extremely personal.
Like them, I had to sell my house in this unforgiving market. Unlucky for me, the market was going through yet another free fall just as I was trying to sell.
Because of my experience, I know what the greatest fear is for homesellers …
It’s about losing money!
I can also tell you … (26 comments)

Why are there snow pictures in July? - 09:32 PM
By Sonya Mays

So I’m searching through our local MLS (Multiple Listing Service) to setup a new search parameter for a new client. During the process, I come across several listings with no photos, other listings with blurry or out of focus photos.  Some of these are what I would call high end, luxury listings with higher price points.  I find it astonishing that million dollar homes would have 1 or 2 blurry or shady photos and no other photos to showcase the home.  I’ve listed REO properties under $10,000 with better looking photos and more photos than what I’m … (22 comments)

It's So Easy To Detect A Plagiarizer, So Why Do It? - 06:46 PM
Plagiarizing is:  The definition according to Wikipedia and Merriam-Webster plagiarize means to steal another author's thoughts, ideas, expressions and pass them off as one's own original content.
It sounds serious when looked at for what it is.
I doubt the casual plagiarizer realizes how serious this is but it is considered fraud according to our own United States Copyright laws.  Copyright.Gov has so much information on the subject it is mind boggling.
Even Rearranging content can be detected and taking out a few words of the content of someone else and adding your own content is considered another type of plagiarism.

Work with the assets that we have! - 08:10 PM
Work with the assets that we have!
it has not  been that long since I partnered with David Humphrey. A few months ago I needed an agent to  list  my clients  townhouse which was outside my area of Naples Florida. So online I went to one of my communities to find an agent to help me. My client actually lives  in Sweden owned  a townhouse in an area called Celebration Florida just outside Orlando. I did a call out for help, David replied rather quickly, we spoke for a while as I explained what I needed. Since we would be … (7 comments)

3.8% Tax Will go into Effect in 2013 - 01:30 PM
Too much inaccurate information has been floating around this 3.8% tax.  Let's set the record straight!

YES there is going to be a 3.8% tax.
NO it WILL NOT apply to all real estate transactions or similar transactions.
The tax was designed and will affect some upper income taxpayers.
So those with MORE THAN $200,000 of Adjusted Gross Income (AGI) ($250,000 on a joint return) will pay the tax on investment income, maybe.
Investment income, defined as interest, dividends, capital gains and net rents.  It is my understanding that a formula will determine what portion, if any, of these types … (32 comments)

Can you show me the house, my agent lives in another state - 02:58 AM
Can you show me the house, my agent lives in another state
it started out innocently enough, call from a person who spotted one of our signs. She wanted to see and was paying cash. My partner was close to the house which happened to be vacant, so she went over to show her at the house. VA has new agency laws, we carry both types of disclosures with us in case something like this happens.
Before opening the door, they make some small talk and the "buyer" also asks about another house a few doors down that also is vacent. … (33 comments)

Must Be Something in the Air
When I read Will Hamm's post "Don't tell me you are sending me a contract then nothing," at the end of July,I genuinely empathized with Will, but realized that I have been that agent.  Granted, I am also the agent that will call and let you know there has been a change of heart.   I don't leave Listing Agents hanging.  If I call with certainty that I am going to be sending an offer, and find out that my clients aren't as certain as they presented themselves to be, I close the loop.  It's … (49 comments)

Idaho VA Loan - 08:42 AM
The Idaho VA Loan still remains to be one of the best home loans to put Idaho Veterans in.  To many loan officers push Veterans away from doing it just because of the added steps it takes to get a Veteran put into the VA Loan.  9 times out of 10 if a Veteran qualifies for the Idaho VA Loan then it is the better loan for them.  But this can be better displayed to the Idaho Veteran by giving them a loan comparison sheet so they can make an informed decision on their own.  At least give the Idaho Veterans … (2 comments)

4 Top Business Relationship Killers - 12:36 AM
Strong relationships are key to small business success. However, many business owners make common mistakes that kill their relationships and hurt their businesses. Here are four common business relationship killers and tips for avoiding them:
1. Failing to Communicate Well: Too many people consider cryptic phrases actual communication. It’s only effective communication, however, if the person you’re speaking to can fully understand what you’re saying, what you’re offering, what you want, and what your goals or expectations are. It is not good enough that you understand the point you are trying to make. If the person you are trying to communicate … (2 comments)

How To Get Things Done - 04:43 AM
How To Get Things Done When I started in real estate I was told how important multitasking is in this profession.  I always had trouble trying to manage more things than once at any given time and found that I wasn’t serving my Stuart, Florida real estate clients as effectively as I should.Recently, I’ve been reading that multitasking isn’t the best way to work. Focus is the key to productivity. "These people who think that they can multitask are wrong," says Kate Wendleton, president of career coaching firm The Five O'Clock Club. Focus on one thing, get it done, and move … (13 comments)
