The results bear some good news: The traffic remains above expectations for real estate agents.
Well, that is a difference from a year ago!
As with the old saying "You can never be too rich or two thin" -- add you can never have enough traffic to the old adage!

Avoid the Double Discount Offer - 09:28 AM
We’ve all been there. A seller’s home is worth $350,000, except it needs about $50,000 worth of repairs/updates. So he lists it at $300,000. A buyer balks at the price because it needs $50,000 in repairs and upgrades, and offers $250,000. The offer goes nowhere.
Here’s what I suggest for my sellers. List it at $350,000 and offer a $50,000 credit for repairs and/or upgrades. I also stipulate in the listing agreement that commission will be based on sale price, less any credits to the buyer.

Stormy weather on it's way to Mesquite NV - 06:35 PM
Mesquite has "enjoyed" a hot weather streak for about 4 months. Wednesday, I washed my car. It rained that evening. Thursday, I washed my dog - it rained as soon as I got him to the dog park. Now we are waiting for a storm to hit - I see it coming from the southeast, usually I can see Scenic Arizona from here.
Just wish it were a bigger storm to help put out some of the fires threatening folks in the southwest states.

UGH! I’ve got a bug and it’s slowing me down! - 06:22 AM
I feel less than ambitious today. I have on of those bugs that have been going around and it has drained all of my energy.
Even though I didn’t feel so great yesterday I kind of overdid it and now I’m paying the price.
One thing that I have noticed is that as I get older, it gets harder and harder to shake these things off.
So I just need to buck up and get everything on my schedule done.
Because there are NO sick days in real estate.
