 What? The buyer wants me to pay HIS closing costs? How rude! Why shouldn't I pay the note on his Hyundai just to seal the deal? Some agent you are!
The above is a summary of a recent conversation with one of my sellers. Naturally, the thought of paying 3,000-5,000 bucks of BUYER closing costs is not very appealing. And for sellers who bought when 20% down was the norm, such an arrangement can seem down right scandalous!

It isn't hard to do and it's always something to post after finding fun flipper fodder.
Going downstairs I immediately noticed that the staircase was sans handrail.
Mentioning that to my clients they said when they asked about one, Flipper (not his real name) told them he had looked up the code.
The code told him that the requirements said this staircase was not "wide" enough for a handrail.
To that I said, "Ummmm..."  Direct quote.
This staircase is actually wider than a lot at 38". 
It certainly requires a handrail.

A few weeks ago I was opening the door to let the agent to show my listing, which is a nicely remodeled unit in on the 8th floor of Oceans Five in Daytona Beach Shores. How did a bank from Germany become an owner of foreclosed properties here in South Florida? Deutsche bank holds title to more than 1,400 homes in Miami/Dade, Broward and Palm Beach Counties. 
What is the problem with that? 
According to local municipalities Deutsche Bank lets the houses become the blight of neighborhoods. The local towns levy fines, code violations and other fees against the bank. But how do they enforce anything on a bank overseas?

I am Embarrassed and Ashamed. Yes, it is time to confess. I cleaned out my pantry and I am Embarrassed and Ashamed. This job hasn’t been done in many months, maybe even a couple of years. That could be a little embarrassing by itself but that is not the true reason for my shame.
I was given some plastic shelving and bins and decided to use them in the pantry to get better organized. I had some extra time in my day and chose to get that little chore done.

Do you sell homes, or communities? - 02:48 PM
Are you selling your community or the homes and land within the community?
My feeling is that for the most part, people make up their minds where they want to live, then choose a home or land in that area.
When I was an agent I did show homes to two or three couples who were traveling and scoping out towns across Montana, Idaho, and Washington before deciding where to settle. But since I sold real estate for 19 years, I felt that they were the exception, not the norm.

I received a call from a person that was quite worked up. Another agent listed a SHORT SALE in the Manchester NH area in a quite desirable neighborhood at a rock bottom price. The home is neat, clean and appears to have no damage. The neighbors have circled up and formed a "war party". "How could they price that home this low? What is that agent thinking? We had the inspections signed off.
The home appraised at the sale price. No title issues.
Lender told us 3 days before that the buyer was in underwriting and we were on track to close timely.
And on the day the buyer's loan docs were supposed to arrive at escrow. 3 days before closing, we get an ominous e-mail from the buyer's lender:
We regret to inform you that the buyer's loan has been denied.
It went on to say. basically, that the lender had a different calculation of the buyer's debt ratio than the underwriter did.

Common sense and experience teaches us before we can read the freekin' CODE.
What's the matter with people who spend their lives looking for ways to avoid responsibility.
If a person falls down those stairs and breaks their neck, is the owner going to prevail in a lawsuit simply because the FLIPPER said the stairs met CODE????

This is a deposit, sometimes referred to as a good-faith deposit, that goes toward the purchase of a real estate transaction. It's to show that you are "serious" about purchasing the property.
EMD amounts:
Under $100k purchase price - $500. Over $100k purchase price - $1000. $200k and above - 1% of the purchase price. Earnest Money Deposits can vary and change during negotiations. You call a real estate agent to find out what it's selling for, right? At least that's what most people do.
