What I found so fascinating about this analysis of potential fixer-uppers was that, for "investment buyers", if you're looking for a quick and easy profit for little work and out of pocket costs, GET REAL.
It's probably not going to happen.  I've gotten these inquiries for decades from "wanna-be TITANs of real estate investments.  Marginal price ranges along with marginal cash investments, avoidance of permits, etc. don't represent the true picture of successful real estate investment buyer/sellers.

All we've been hearing lately is that mortgages are so hard to come by.
I don't think that's necessarily true.
Sure, you have to have a decent credit score, been on your job for a certain amount of time and have some money for a down payment and closing costs, but there are a few good options out there.
Conventional loans are typically 20% down, but I've been told that you can get in for as little as 5%, depending on the loan program.

Sorry, it's been a couple of weeks since I wrote an O & U.
Overrated - Pancakes. Sure, they're fine every once in a while, but all those carbs? It's ridiculous! Batter, syrup, butter = grossness for your body!
Underrated - French Toast. Yes, it's a slice of bread, and probably some syrup, but it had Egg attached to it! That's protein, boys and girls. Good stuff!
Some people put salt on their french toast instead of syrup or whatever. Those people are Nuts!

May 2012 Danville Home Sales - 07:21 PM
The neighborhood of Danville experienced a growth in closed sales of single family detached homes in May by 18%; succeeding a 15% increase in April. Over April, the median sales price and the median price per square foot also built up.
From 60 homes in April, closed sales increased to 71 homes throughout May. Comparative to the closed sales in May 2011, this growth to 71 homes served a 27% increase. For consecutive months in Danville, May has been the fifth month to have an increase in closed sales.

Through the last six months, the community of Twin Creeks, San Ramon remained a popular area to live in; most homes get sold fast.  24 homes were purchased during this span of time; 30 homes during the preceding six month period; and 28 homes during the same period a year ago. There has been one active listing and an additional 12 pending sales.
