There are quite a few financing alternatives that are available today. It is in a buyers (or those looking to refinance) best interest to shop around and find out what’s available. Often, contacting a good Realtor can be a great source of information as they have relationships with good lenders. Atlanta Home Buyers need to know...Part 5 - 09:12 AM
Good advice not only for Atlanta home buyers from Kathy Sheehan Sandy Springs, GA. Many former distressed owners can find themselves eligible for loans sooner than they had previously thought. Via Kathy Sheehan (Community & Southern Bank): Atlanta home buyers need to know that there is hope for making a purchase after a short sale or a foreclosure. If you were one of the many Georgians lost their homes through foreclosure in 2008 and 2009, now may be the time to start thinking about purchasing a home again. For an FHA mortgage, you can qualify for a new mortgage 3 years after a (2 comments)
The Difference Between “Judicial” and Nonjudicial” Foreclosure - 09:12 AM
There’s a huge difference in foreclosures among the different states in the US. Myrl Jeffcoat Sacramento, CA writes about judicial vs. nonjudicial foreclosures. In Florida, all foreclosures are judicial. Via Myrl Jeffcoat (Real Living Great West Real Estate): Saturday evening while meandering about town and completing errands, my car radio was tuned to Sacramento local station, KFBK, and “The United Law Center’s Ask Steve For Free” show.
I often listen to attorneys, Steve Foondos and John Sargetis, who host the show, because they are a legal resource for homeowners in trouble with their mortgages here in Sacramento. Steve and John offer (1 comments)

It’s very often my greatest pleasure to show well kept homes that have been professionally prepared. So much more enjoyable than trying to look past toys, laundry, old knick-knack's, etc. Imagine showing these homes presented by Kristine Ginsberg from Morris County, NJ. I don’t know if the powers that be will feature Broker Bryant's post or not. But, just so he won’t get too mad, I’ll re-blog this one here! :-) I'm a little late, since it looks like BB has his feature! Via Bryant Tutas-Tutas Towne Realty, Inc: Do you ever get frustrated because your articles are never featured on Active Rain? Do you get tired of seeing the same old faces on the featured board. Sorry, Just Like I Thought – In This Market, Flippin’ is For Flipper - 02:54 AM
Pamela Seley Knows Her Business. What I found so fascinating about this analysis of potential fixer-uppers was that, for "investment buyers", if you're looking for a quick and easy profit for little work and out of pocket costs, GET REAL. It's probably not going to happen. I've gotten these inquiries for decades from "wanna-be TITANs of real estate investments. Marginal price ranges along with marginal cash investments, avoidance of permits, etc. don't represent the true picture of successful real estate investment buyer/sellers. I love the analysis that Pamela gives each property. She shows clearly how close margins do not good (17 comments)

If You Want to Purchase a Home, It's Not as Hard as You Think! - 04:16 PM
If You Want to Purchase a Home, It's Not as Hard as You Think! All we've been hearing lately is that mortgages are so hard to come by. I don't think that's necessarily true. Sure, you have to have a decent credit score, been on your job for a certain amount of time and have some money for a down payment and closing costs, but there are a few good options out there. Conventional loans are typically 20% down, but I've been told that you can get in for as little as 5%, depending on the loan program. FHA loans require (2 comments)

Overrated and Underrated. July 16, 2012 Sorry, it's been a couple of weeks since I wrote an O & U. Overrated - Pancakes. Sure, they're fine every once in a while, but all those carbs? That's protein, boys and girls. Good stuff! Some people put salt on their french toast instead of syrup or whatever. Those people are Nuts! (14 comments)
