Like many of you, I get numerous sales calls daily from people looking to sell leads, websites, and other forms of advertising. I'm typically polite and at least listen to their initial pitch. You never know when somebody might actually be selling something I want or need.
Today I received one of those calls. They were selling print advertising in a niche magazine. I do almost no print these days so I told him that I was not interested.
Being in sales, I gave him credit when he asked, "Why?"

See Something Not Thought Out Completely? Bring It Up! - 04:34 AM
The HVAC system on a house is just that - a system! When installers are not completely thinking the sytem is much, much less efficient.
The exterior wall of a house is composed of an exterior "skin," (some form of siding) to shed water and wind, an exterior sub wall (plastic wrap and something basically structural), structural framing composed of wood or metal studs (2x4s, 2x6s), insulation, sometimes a vapor retardation indoors, and drywall. Basically that is it. There are variances, of course.

I am a dinosaur. I admit it. Yesterday I took a huge leap of faith. I ran an open house where 90% of my advertising was on the internet. I ran a small print ad in the Worcester paper - $30.19 the total cost.
I used Trulia, Zillow, Realtor, Realbird, Facebook and Open house.com. I think it took less than 30 minutes to place the ad in all these venues. This home has been on the market for 12 days and hasn't been shown once.

I just received a very interesting call.
I am dealing with a foreclosure with a rather large bank and the use one of those "puppy mill" style real estate firms to represent them. I have yet to speak to the person who is named as the listing agent on the MLS sheet. I have spoken with two other agents who called and identified themselves as the agents I needed to talk with in terms of negotiating a deal.

Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011. Last year's numbers were great, and this year's were even better!
In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!! Not only did they sell in under 30 days, but they sold for 98.06% of asking price.
How does that compare to 2012 when it seems things couldn't have gotten any better?

Some times there are.
