The Knolls - The best kept secret in Denver - 03:50 PM
The Knolls - The best kept secret in Denver - Two days before the 4th of July and The Knolls neighborhood is getting ready for all sorts of fun activities. The annual parade, games in the park for all ages, adult and children pool games. Live bands including The Fairgrounds a very hot young local teenage band and The Comb-overs, climbing walls, face painting, sno-cones for the kids, margaritas and beer for the adults, a good old fashioned BBQ for the entire neighborhood. The neighborhood all steps up and volunteers for different functions to make this day a huge favorite in

I'm Adding MAGIC to my Mortgage Services ... - 03:51 PM
I'm Adding Magic to My Mortgage Services Ever have one of those days where you found yourself wishing you had magical powers at your fingertips? ZAP!!! Anything you want! Done! Awarded! I read multiple blog posts this morning that made me wish that today could be one of those magical days. The posts' topic? They were all written about current interest rates and where they might be heading. Lots of room for speculation and discussion in that topic! Personally? I think at times the focus on

Ever Wondered Who Re-Blogged Whom?!? Something Handy To Know - 12:11 PM
The Re-Blog feature is a great one. I re-blog quite often and like to know who's re-blogged my post. We can find out who has re-blogged our post by obtaining that information in "Points." But, sometimes I like to know who has re-blogged someone else's post. Have you ever wondered about that? (or, is it just me?) For example, a post I really like is re-blogged a few times and maybe I want to contribute a comment to the re-blogged post. In the past I didn't know how to find out who has re-blogged what. This weekend I just figured it

I'm Available 24/7! Ha! Just Kidding. I Have A Life. - 04:47 PM
Last year I had a conversation with a Realtor in my office. He told me that he was messing around on the internet one night and his phone rang. It wasn't a number he recognized, but he went ahead and answered it, even though it was pretty late. It was a lady that wanted some more information about a listing. He gave her the information she wanted, and she ended the conversation by saying "You are definitely my Realtor. I called you at midnight and you answered. To me, that shows that you are committed to your

What Are The Buyers Going To Remember About YOUR House? - 05:39 AM
What Are The Buyers Going To Remember About YOUR House? If you've got your home for sale you WANT your home to be remembered by the buyers, but you want it to be for the RIGHT reasons! Buyers may only be seeing your home that day, or you might be part of a string of ten for the day. And frankly our experience is at around ten homes it starts getting difficult for buyers to separate home A from B from C, especially if we're doing a typical subdivision safari. Generic decorating and standard builder grade issue cabinets and flooring just

Staging Your Tropic Isle Waterfront Home in Delray Beach! - 03:50 AM
Staging your Tropic Isle waterfront home in Delray Beach. Waterfront homes in Florida are always a desired piece of property, but it is still important to make sure your home can compete with the rest of the market. If you’re selling your home in Tropic Isle or anywhere else in Palm Beach County, it is not enough to place your For Sale sign in the yard and expect the water to do the rest. As in all staging, it is important that everything be clean....thoroughly! A dirty home sends a signal to the Buyer that makes them wonder what else has

It's A Tax Write-Off? - 11:52 AM
Like many of you, I get numerous sales calls daily from people looking to sell leads, websites, and other forms of advertising. I'm typically polite and at least listen to their initial pitch. You never know when somebody might actually be selling something I want or need. Today I received one of those calls. They were selling print advertising in a niche magazine. I do almost no print these days so I told him that I was not interested. Being in sales, I gave him credit when he asked, "Why?" So I proceeded to tell him about our experience with print advertising

Selling Your Home in Raleigh – How Long Will it Take? - 08:42 AM
Does information provided on TV or newspaper help? Not really since data is limited and national in scope. So, selling your house – how long will it take? When we put our home for sale, you’re ready for the buyer to pull to the curb. Unfortunately, buying/selling real estate takes a while. It helps you plan when you know the average number of days needed to sell homes in the current market. It also assists you in having realistic expectations concerning your real estate agent. What information does the media provide? In my experience, it's usually a comparison between the current

Million Dollar Homes For Sale In Annapolis Maryland - 04:18 PM
When you think of million dollar homes for sale in Annapolis Maryland, you probably think of waterfront estates along the Severn River, Spa Creek or the South River. However, luxury properties can be found all around town, not just on the water or on the Chesapeake Bay. They can be single family homes, townhomes or condominiums. Million dollar homes can be located on the outskirts of town or right in the heart of the historic district of Annapolis. Find million dollar homes for sale in Annapolis Maryland For many buyers a luxury home means an opulent and rich surrounding, quality of workmanship,

See Something Not Thought Out Completely? Bring It Up! - 04:34 AM
The HVAC system on a house is just that - a system! When installers are not completely thinking the sytem is much, much less efficient. The exterior wall of a house is composed of an exterior "skin," (some form of siding) to shed water and wind, an exterior sub wall (plastic wrap and something basically structural), structural framing composed of wood or metal studs (2x4s, 2x6s), insulation, sometimes a vapor retardation indoors, and drywall. Basically that is it. There are variances, of course. However, if the outside wall is composed of 2x4s, the space is narrow. There is not much room

Will you watch my business for me during my vacation? - 12:09 PM
I recently took a week off and asked another agent and good friend of mine to watch my business. A client of mine that I had been working with for more than 4 months has informed me they needed to be out of their rental by the end of August and since the husband was going to be in town this week, they really wanted to look at houses and get something under contract so they could close and move before their lease was up. Although disappointing to get this request knowing I would be out of town that week, I arranged for this other

Facebook Trending Articles - How to Get Rid of It - 03:51 AM
I am really not a super big fan of Facebook. I have an account, but am not glued to it. I don't post a lot myself, but like to browse through what's happening from time to time. If I don't like what I see, I can just click hide. Well, I stumbled across something that I did not like, but to my surprise, there was no way to just hide it. It's called "Trending Articles." I did not subscribe to this whatever you call it. It's not one of my FB friends, and why does it show up in my account

Playing Nice in the Real Estate Sandbox - 03:53 AM
Playing Nice in the Real Estate Sandbox. Classic words for whatever we do in life. We try to teach our children from a young age that collaboration, respect and being true to helping hands help all in real estate yourself works best when dealing with others. Playing nice in the sandbox were some of the words my mother use to say to me. Well gee, I wonder who brought up some of these people up I deal with in this Rhode Island real estate business! As a North Kingstown real estate agent, I ask for the following for my clients from another agent: 1) Returned

IT WORKS IT WORKS - 03:49 AM
I am a dinosaur. I admit it. Yesterday I took a huge leap of faith. I ran an open house where 90% of my advertising was on the internet. I ran a small print ad in the Worcester paper - $30.19 the total cost. I used Trulia, Zillow, Realtor, Realbird, Facebook and Open house.com. I think it took less than 30 minutes to place the ad in all these venues. This home has been on the market for 12 days and hasn't been shown once. We had seven different parties view this home. Two of them showed a great deal of

How Should an Assistant Identify Themselves on the Phone? - 08:50 AM
I just received a very interesting call. I am dealing with a foreclosure with a rather large bank and the use one of those "puppy mill" style real estate firms to represent them. I have yet to speak to the person who is named as the listing agent on the MLS sheet. I have spoken with two other agents who called and identified themselves as the agents I needed to talk with in terms of negotiating a deal. On Friday I received a call from one of the agents who I assume works for the listing agent. They told me the

Lake Pointe - Austin Bee Cave TX - YTD Market Report 2011 vs 2012 - 12:26 PM
Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011. Last year's numbers were great, and this year's were even better! In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!! Not only did they sell in under 30 days, but they sold for 98.06% of asking price. How does that compare to 2012 when it seems things couldn't have gotten any better? In 2012,

Really?? Are you *%#&@! Kidding Me??!! Part 2 - 05:34 PM
Really?? Are you *%#&@! Kidding Me??!! Part 2 I have found over the last several years in this business that you just never know what you are going to get. Most of the time when I receive an offer there are not a lot of surprises. Some times there are. One of the things that I do with all of my Stanislaus County Short Sale listings is to add a document to the MLS (Multiple Listing Service) that gives the buyer's agent some tips on submitting their offer. There is also an agents only section in the MLS where we

Cheswolde Located in Northwest Baltimore, Md. 21209 - 08:44 PM
Cheswolde is located in Northwest Baltimore zip code 21209. This lovely neighborhood is made up of many different type of homes like 2719 Cheswolde Rd, Baltimore, Maryland 21209 which came to me as an ActiveRain Referral. In many ways, Cheswolde is a typical Baltimore neighborhood. Located in the northwest part of Baltimore City. Cheswolde is a mixture of single-family detached homes and garden apartments, most built in the mid-20th century.

The Counter Offer - 09:36 AM
As a seller, you typically will set a specific price you are asking for your home, usually with the guidance of your real estate agent. Often this price is not a firm amount and it is sometimes suggested that you even over-inflate the price slightly to account for the extreme possibility of a buyer coming in and making an offer on your home at a price less than what you are asking. In most cases buyers simply expect to not pay the asking price although in some seller’s markets and in some cases a home can and will sell for more

North Barrington Realtor's Need Patience and I am Blessed - 02:55 PM
Having just secured a new home in North Barrington for my relocating clients from Pennsylvania, I once again find myself satisfied that not only did I secure the perfect house for them as tenants, but my patience is what got us there. It's funny that when you are blessed with a gift and always have been, you never really think about it. It's true I do have a lot of patience. Having been told by client after client every year that they appreciated my patience, it shouldn't surprise me that again my client thanks me, in her words, for my "unending patience".
