The rules for lenders approving VA loan applications includes a set of instructions for reviewing situations where a borrower has worked less than 12 months, and for VA loan applicants who seem to change jobs frequently.
There’s good news and bad news for VA loan applicants who face scrutiny of their job history in such circumstances. The good news is that the VA requires lenders to review these circumstances on a case-by-case basis–there are no hard-and-fast, line-in-the-sand type rules for all borrowers. I knew someday I would do this. That's why I have systems and don't deviate. Because the minute I make an exception to a system and change a process, that's when something horrible will happen. It just never fails.
I've often wondered when I would download photos and accidentally delete the originals without saving. I know most folks think of the East Coast of Florida...including the Space Coast and Brevard County as a great place to see a sunrise. Every (clear) morning you will find hundreds of people (tourists as well as locals) snapping photos as the Sun rises above the horizon.
We are not known for our great sunsets here. The west coast of Florida has some World class sunset options (Key West and Clearwater really stand out). I have found a hidden gem for sunsets here on the Space Coast, and I visit it often...it is called the Melbourne Beach Pier.

A 4am start is developing as a habit. I seem to beat my phone alarm by two minutes ~ eager to start the day with thoughts that other time zones are already hunting breakfast and a commute. (Remember ~ I chose mainly home office, with attendant disciplines).

Include a Copy of The Earnest Money Deposit with Offer - WHY?! - 08:08 AM
There are still a lot of listings in the MLS with the instructions to include a copy of the earnest deposit check with an offer.  Any offers not including ALL required documents will not be considered.  Exactly what is the point of this?  I don’t know about you, but I’ve never heard of anyone being able to cash a COPY of a check.  Sure, in the “old” days when we actually delivered the offer to the listing agent we would include an honest to goodness check with the package.

If you put together a TEAM in a real estate office, there are a lot of dynamics involved. First of all, why put together a team? How big does a team need to be? Or is a team built around people who bring in so much business, they can't handle it all by themselves? Or does a brokerage have a lot of agents who AREN'T bringing in business, so this is a way to give them a piece of the pie?

Setting the stage to make your backyard appear inviting and a place to relax or entertain, doesn’t have to be expensive.  Setting a small table with outdoor tableware, adding bright, seasonal flowers in pretty planters and displaying birdhouses or other outdoor art can make a big difference.

AS the harvest continues... - 12:22 PM
This is the first tomato of the season.  It will hang over the side of even a large hamburger bun.
I could pick it now and then let it set on the window sill for a few days until totally ripe, but leaving it on the vine will sweeten it a bit more.
Either way, it is still 4-5 days before it is ready to eat.

I have been noticing what I consider a lack of respect and civility in some of the posts and comments I have read in ActiveRain this morning.   In the comments of one post, a member berated the top ranked(by points) member in his state -- I read and re-read his comment not believing what I had seen.  Even though it was a members only post -- should that kind of comment be allowed?

My managing broker says she believes agents plan about as far ahead as lunch. I actually do have plans for lunch today, but that's not my point. Are you reactive or proactive by nature? I know that when we get really busy it is hard to find the time to think about what we need to be doing for tomorrow, next week, or year. But it is essential that we do.

On our purchase agreement, for earnest money deposits, we have 2 options. We can either check the box "personal check" or "cash."
It's customary to send a copy of the EMD, but what if it's not a check?
Do we photocopy the cash and send it along with the offer?
I think I'm going to talk to my Broker about this.
