Sometimes things change for one area and not the others and I have little cheat sheets that refer to until I remember the new rules. One thing that is different for Washington DC, Maryland and Virginia is the right of rescission period related to the review of the Condominium Documents or Home Owner Association Documents. Units which did not sell, commonly known as Expired, are well below prior years averaging 10% of sold's. With exception to the Back Bay, most markets have been experiencing price appreciation over last year with significant increases in sold units while inventory is well off from one year ago. Great news for sellers, not so for buyers having to face the reality that the market has shifted to favor sellers. Here are the quick numbers. Tips on how to make an offer (1 comments)

Richmond, VA Home Selling - Why overpricing a home is not a good idea. - 10:12 AM

It had been on the market for almost 2 months and we had avoided looking at it because we knew it was overpriced. My buyers made the comment "What are they thinking?" when the listing first hit the market.
