One of my neighbors stopped to chat this week about their interest in pursuing a real estate career. They wondered if I might be able to fill them in a "typical week" in my business.Considering the last week has been a bit frenzied it might not have been the best time to ask. I am an exclusive buyer's agent (EBA) who works in the DC Metropolitan Area, including Washington DC, Maryland, and Northern Virginia. To service potential buyers throughout this area, I am licensed in all three states/jurisdictions.
Believe it or not, many of Greater Boston's more desirable neighborhoods have gone from steady to very hot. Units which did not sell, commonly known as Expired, are well below prior years averaging 10% of sold's. With exception to the Back Bay, most markets have been experiencing price appreciation over last year with significant increases in sold units while inventory is well off from one year ago. Great news for sellers, not so for buyers having to face the reality that the market has shifted to favor sellers. Here are the quick numbers.

As I sit here in my beautiful suite watching the amazing sun rise and the start of another beautiful day on Mexico, I realize that I am trying to enjoy the vacation that I longed for all year! I click on my iPad and log into email and there are 30-40 emails, LOL. Some of them are urgent and some not! We updated the RealBird single property slideshow widget: Instead of the legacy Flash player, the new version is now using HTML5, CSS3 and Javascript to automatically create a beautiful slideshow for your listings on RealBird. It is now compatible with Apple's iOS and with most modern smartphones and desktop browsers as well, including the old but still in-use IE7. See a few examples below:

I recently had the "pleasure" of showing some of my buying clients an overpriced home. It had been on the market for almost 2 months and we had avoided looking at it because we knew it was overpriced. My buyers made the comment "What are they thinking?" when the listing first hit the market. I was almost relieved that they did not want to see it then, as I knew what the outcome would probably be....FAILURE!
