One of first things I do when I list or sell a rural property is look for a plat.  A plat can prevent a multitude of lawsuits, and it can help a buyer decide if he really wants a property.  I do find that many agents in my area never concern themselves with securing a plat for their buyers.  So, if the buyers don't have the insight to request one, they buy a property not knowing where the property lines are.
