Negative equity, also known as being underwater, is a big part of the problem. Nationwide, almost three of 10 homeowners with mortgages have no equity in their homes or less than 5% equity, says market researcher CoreLogic. Those homeowners would have to write a check in a traditional sale, so many are not selling.

Eminate-domain power is being considered by some California cities as a way to turn around the housing market.  The Wall Street Journal writes about it today.
At first glance, it might sound really good.  It reduces the principle down to current home values and allows  upside homeowners to get right side up again.  That is deemed to be a public good which is being argued as a legitimate use of eminent-domain power.

A fellow real estate agent in Sacramento once told me that she prefers to work with first-time home buyers because they are more grateful than sellers. She said they were totally thrilled to be handed the keys at closing, more so than those who are handing over the keys. They didn't complain. They didn't nag her about why isn't their home selling. I guess she moved up a notch or two in their eyes. And that approach works for her.

I have just sold another amazing home in the Clear Lake area.  I feel blessed to work with homeowners who keep their homes so clean and well-maintained. This one was no exception!
