The movement is scarcely more perceptible than a 3.0 quake in greater Los Angeles, but there's a slight change taking place under our feet here in the Phoenix real estate market. As of the moment, there are 7,941 single family detached homes for sale across Maricopa County. That's every so slightly higher than the consistent 7,500 to 7,850 homes we've seen for the past month. Of those homes for sale, just over 700 are bank owned properties. Not a huge amount mind you - less than 10 percent of the available inventory - but higher than the fairly consistent 600 and (0 comments)

Many people in our Industry are familiar with the required waiting periods for a bankruptcy, and are mainly just concerned with Borrower having met the necessary time. However, when it comes to bankruptcies there is more to be concerned about then just the waiting period. Also the waiting periods for Fannie Mae and FHA are different, as well as the requirements that have to be met after a bankruptcy. Dutchess County NY Real Estate Market Update For June 2012 - 05:51 AM
Dutchess County Real Estate During June 2012 in Dutchess County 12 more single family homes sold than in June 2011 which was an increase of 9.8 percent. However both the median and average prices fell. On closer examination I noticed the median of $243,000 and the average of $294,005 were the lowest recorded over the last 10 years. Two thirds of the 135 homes sold, these sold for less than $300,000. At the same time it was good to see the days on market going down 12.7 percent going from 157 in June 2011 to 137 this year. This is a great blog worth reading. It is so true what Randy says here. I often say that if the sellers really knew how badly they were actually being represented by their agents...there would be more repercussions in our industry then there already are. I find that it is extremely difficult to show homes on weekends because the listing agent can not be reached and the lack of concern over getting access and information to buyers agents, in most cases, is unprofessional at best.
