Why Blog? Business Contacts. Make New Friends. Cheaper Than Therapy. - 11:06 AM
When I wrote my very first blog post back in October 2011, I had much to learn about the big, wide, wonderful world of blogging.  Well, I've come a long way since then and in fact, I just surpassed my 100th blog post milestone.  Recently, while glancing over my 100+ titles, I discovered a plethora of subjects – carefully integrating everything from professionalism and business practices – to art fairs, Johnny Carson, and Chicago Style Hot Dogs.  And, although narrative writing has always been a passion of mine, to say my blogging confidence at the beginning was lacking is, at best, … (51 comments)

A Northern Virginia Market Report May Not Be The Value Of Your Home - 06:16 PM
Did you just read a marketing report about your neighborhood in Northern Virgina and think YEA the value of my home is UP UP UP?  I don't want to put a damper on your enthusiasm but before you decide to list your home for the great price you see in the lastest neighborhood market report let's talk.A market report may be about your neighborhood but it isn't about your home.  Most market reports are "average" numbers gathered from the local multiple listing service.  In some cases the report doesn't contain information on all of the sales in the neighborhood.  It doesn't … (31 comments)

When the Time Changes, Your Behavior Must Follow Suit… - 06:44 AM
School started in Brevard County, Florida last week.   I am lucky enough to be able to walk my grandson to his school just down the street.
One thing I noticed over those first few days – drivers need to slow down.
The time has changed and behavior needs to change as well.  Drivers need to amend their schedules to leave earlier or, at least, slow down and watch out for the little ones.
The same applies to the real estate market.
The number of homes for sale in Brevard County is fewer now than in the past several years.
The average … (13 comments)

New Construction Is Like A Magnet To Active Buyers And Sellers - 11:05 AM
New construction has been a great source of business for us.New construction is the first stop that potential buyers make in their journey to finding a home. The potential buyer may not know the asking price of the new construction, but they want to visit to see what is included in the package; to view the options and the upgrades; and to become familiar with the price point and what new homes look like today.
New construction is a magnet for buyers who are just starting their voyage of finding another home. When an agent has new construction, the agent will also … (28 comments)

As a Home Buyer, Here’s What You Can Expect. - 04:11 PM
As a Home Buyer, Here’s What You Can Expect.
It usually starts with a phone call or an email. “I think I’m ready to buy a house, what do I do?”
First things first, we need to sit down and talk.
When we meet, we’ll go over a LOT of info, but don’t worry! I’ll explain things along the way.
The first step in buying a house is talking about what you’re looking for.
Price Range? Location? How many bedrooms and bathrooms? Basement? Garage? Then there are other details that we’ll need to figure out like distance from work, sitter, … (24 comments)

Intown Atlanta Real Estate Buyers Guide | Desire vs. Require - 04:48 AM
We all have our dream home. Maybe it has a resort-like pool in the back yard, or it's the penthouse on the 36th floor, or it has mountain views. Whatever it may be, it may not always be. In this edition of the Intown Atlanta Real Estate Buyers Guide, it's Desire vs. Require. When you start shopping for your new, or next home, you have to prioritize as to what you desire (want) and what you require (need). By establishing what you absolutely need in your new home (4 bedrooms, 3 baths, private balcony, fitness center, etc) it will help both … (10 comments)

500,000 points and Full of Gratitude for ActiveRain

When I started blogging here about 18+ months ago, I really didn’t have any intention of staying very long. I wasn’t one to blog, and really didn’t think I had anything to share. In reading the posts that others were writing, I found myself staying a little longer and maybe see what it was like. I remember thinking, I’m not a real estate agent, a writer, and didn’t know the benefits of blogging.

ActiveRain is a safe place to learn about blogging.
I am grateful for a network … (127 comments)

Is It A Referral Or Is It Really A Lead? - 08:34 PM
Is It A Referral Or Is It Really A Lead? As we all become more and more active on the Internet we have the blessing of being seen and known. As the months and years have gone by I have become known as The Annapolis Realtor® to many far and wide. And with that said I receive more and more emails and calls from others who want to send me a referral. As my Internet presence has picked up so has the business of referrals. Yet I have come to realize that not all referrals are actually referrals but are leads that someone has … (24 comments)

It Takes a Team to Win the Gold - 08:56 PM
Not all Olympic Sports are Team Sports but even those that are not team sports, still take a team for that individual to win the Gold at the Olympics.
We do not become Gold Quality alone.  Life is bigger than we can take on alone if we want the Gold Medal in our accomplishments, especially in Real Estate.
I am involved in each and every area of a transaction that our office is working on and even though it's just Don and I working out of our office, there's still a team working to get that transaction closed.  Surveyors, … (22 comments)

What I Learned This Week in Active Rain-August 5-August 11, 2012 - 03:59 AM
I Learn Something New at ActiveRain Every Day and It's Time I Showed You.  August 5  to August 11, 2012. I learn something new every day at ActiveRain!  With this series I try to highlight one post per day that gave me that “lightbulb” moment.  It could be something techie, about Real Estate, about a place or person!August 5: Margaret Rome  A Lesson In Conversation...But We Didn’t Have the Green Thing. While reading Margaret’s post I kept doing that “pumping thing” with my right arm and fist and saying “Yes... you go girl.”  While I often lament what “man” has done to … (42 comments)

I Can't Win the Gold If I Don't Compete - 09:14 PM
I Can't Win the Gold If I Don't Compete I have never been much of an athlete but I have an extensive background in theater and performing. Many years ago, while preparing for an audition, I read the following quote written by Michael Shurtleff, a famous casting director:
Competition is healthy. Competition is life. Yet most actors refuse to acknowledge this. They don't want to compete. They want to get along. And they are therefore not first-rate actors. This quote really resonated with me. As much as I may not want to admit it, I have to be prepared for … (23 comments)

AGENTS PROMOTING DISTRESSED HOMEOWNER SCAMS - 04:07 AM
In 2012 I have been seeing increasing incidents of real estate agents scamming homeowners in distress. Often this is an agent thinking they are doing legitimate work for a fee.  As homeowner distress continues and lenders are still carrying defaulted mortgages on their books with those mortgages either not in foreclosure or forgotten in the courts, scammers seem to be getting into full bloom again. This article will give an overview of Agent involved scams we most often see.  The key is to take in the big picture of any offer made to you or in which you are involved.

Ketchikan & The Liquid Sunshine Gauge - 05:27 AM
Did you know that the fifth largest rain forest in the world is located in Alaska? The Tongass rain forest(17 million acres) is located in the vicinity of Ketchikan which gets average annual rain fall of 12.5 FEET! Here's the 2 story rain gauge that the downtown area has erected. We were there in Sept. and if you notice the salmon on the upper right edge of the gauge it's at 168" with 3.5 months still left in the year.

WHY DO REALTORS HAVE ETHICS AND ARBITRATION TRIBUNALS? - 04:34 AM
There are a number of answers but the primary one is too keep Realtors out of court and the public eye.  We don't air our dirty laundry in public.  We go before a panel of our peers and plead our case.  The Code is not the law.  It is a compact between Realtors.
The Ethics panel is there to police our industry.  The Code of Ethics was established in 1913.  Its primary responsibility is to educate.  In rare cases fines and possible expulsion from the Board of Realtors can result with repeat offenders.
Arbitration panel deal with business disputes between … (29 comments)

Go For The Gold - Better Market Reports - 10:05 PM
Go for the Gold - Better Market Reports
Last week Dick Greenberg wrote a comment about their Market Reports and how they send them weekly and also call the Seller. This is a very disciplined approach which sparked a real interest in me. While not having seen one of their reports, it sounded as if they aggregate information together in one place for the Seller to see and that seemed like a briliant idea to me!
In the past, our 'Market Reports' effort has consisted of emailing the various statistics from Realtor.com, Trulia and Zillow, along with discussing competing … (20 comments)

Okay, I admit it, I need help (quit laughing, I know where you live) to get Gold - 02:39 PM
I read Anna Banana's post the other day and thought ... man things are going great, I can't think of anything I really need to add right now.  I was stumped at trying to think of anything I wanted to change in my business model.  But then today happened.  And I just can't do it all alone anymore.  I admit it, I am not super woman and I need some help.  So this afternoon I spend some time doing two things:
Reaching out to some folks who use virtual assistants Looking into resources for hiring someone who can come in to … (36 comments)

Getting the Gold: Maybe you need more than a great plan? - 11:35 AM
Like many of us, the Olympics totally inspire me.  I look at the athletes, especially the gymnasts, and they are teenagers who have spent years preparing for that fly around the uneven bars or the dance on the floor mat.  And when the lucky ones stand on the podium with a gold medal around their necks and their national anthem playing in the background - well that's a moment that will be very difficult to top later in life.
During the last year or so, I have sluffed off when it comes to real estate, and it's time to get back … (24 comments)

It's An Open House, Not A Daycare! - 09:16 PM

Regardless of the home selling or not, it seems every open house provides fertile blogging material. Today's home showcase was no exception.
The neighbor kid, let's call him Dennis the Menace, decided to come say hi early on. With mom in tow, Dennis proudly toured the home. Opening cabinet doors, running from room to room, and sharing family secrets (kids say the darnedest things), little Dennis had a grand old time.
Sadly, I had to rain on his parade. Dennis wanted to climb into the attic and have a look around. Oddly enough, mom did not see a problem with … (61 comments)

Hey Rich, I don't want to waste your time...but - 08:09 AM
Funny, I never think that writing a legitimate offer is a waste of time. Some agents do because they already know that their client’s offer isn’t “legitimate” in this market. We can argue what a legitimate offer is for different markets, but I’ve got a pretty good handle of what it should be in Crofton, MD. I’m sure you have a good handle on what it would be in your market area too.Our Maryland Residential Contract of Sale is 11 pages, but when you add up all the addenda and required disclosures, we’re now talking 40, for a simple transaction. Even … (26 comments)

Real Estate Goals Are Like Olympic Goals - One Day at a Time - 03:05 PM
Watching the Olympics makes you think... these people set goals for every 4 years. Every 4 years, their end goal is to make it onto the Olympic Team.
I understand long term goals are good, but I'm more of a short term goal type of person. Each December, I sit down and analyze my goals for the coming year. I keep a running spreadsheet of my anticipated number of transaction with the anticipated price point and come up with an anticipated volume sold goal.
Last year, in 2011, I had my highest volume selling year ever. I sold over $4.4M with … (10 comments)

Robert Uchner...Celebrating the Life of an Artist, Craftsman and Friend - 05:35 AM
It seems appropriate that tonight there will be a shower of light...nature will be showering meteors as we reflect on the life of Robert Uchner, which ended on this earthly plane today.Bob was a lifelong friend of David's....and he has left his signature stained glass throughout the area and around the country.  His craftsmanship and artistic talents could be seen in Nunn Bush Shoe Stores....the Chancery Restaurants...a chain in southeastern Wisconsin...in many, many churches where windows not only had a stained glass pattern, but Bob's drawings that he fired in his own kiln...which may have been surrounded by glass that he … (8 comments)

Something very scary that I accidently stumbled across. - 10:16 PM
This is the outter limits of "conspiracy theory" so I'm just going to lay a few nuggets out there and see if anyone else has heard about this.

1. Recently discovered that you will NEVER have your original birth certificate...you will only have a copy.
2. All birth certificates are printed on bank note paper.
3. All birth certificates carry a bond number and is a traded commodity on the stock market.
4. Your birth certificate, has your name written in all CAPITAL LETTERS, meaning you are being treated as a CORPORATION.

Secret to Aging Well (Humor) - 01:12 PM
Secret to Aging Well
Grandpa was celebrating his 100th birthday. Everybody commented on how well-preserved he appeared.

"Gentlemen, I will tell you the secret of my success," he cackled. "I have been in the open air day after day for some 75 years now."
The celebrants were impressed and asked how he managed to do it.
"When my wife and I married 75 years ago, we made a solemn pledge. Whenever we had a fight, the one who was wrong would go outside and take a walk."

THREE SHORT SALE DENIALS. LESSON LEARNED??? - 04:03 AM
SHORT SALES ARE A CRAP SHOOT!
OWNERS JUST DIDN'T WIN THE ROLL OF THE DICE!
See:
San Diego County Credit Union Will Not Approve Temecula Short Sales That Credit Union has no interest in approving a SHORT SALE.  Why would they??
The really sad thing in the scenario related by Pamela below is that the Credit Union did not have the character or guts to advise their member depositor of that fact up front.  If they have a policy of no short sale approvals, member depositors should have been noticed of that fact immediately upon request for Short Sale approval.

How should Fla. spend $334M bank settlement? I vote give it - 04:41 AM
Give it to the home owners, of course!!!
Charles is using the old fashioned logic of "he who has been harmed by perfidy should reap the rewards of retribution."
Yes, I just made that up.
However, knowing politicians as we do, I doubt there will be little disagreement with my analysis of Charles' proposal that the money received by Florida pursuant to the bank settlement go to HARMED HOME OWNERS. . . . . .
FAT CHANCE!

The Winning Buyer Resume - 05:35 AM
BUYERS HAVE A "COMFORT LEVEL" when deciding on a price range for homes to buy.
AGENTS HAVE A "COMFORT LEVEL" when working with home buyers.
Since we rarely, almost never, ask for retainer fees, we have to rely on our instincts to determine whether or not a buyer is a good investment.
INVESTMENT??  You bet.  We're investing our time in individuals who may, up to the day you meet, usually perfect strangers.
We not only want financial information, but we need to know the buyer's motivation for purchase.
An open, honest relationship is condusive to a successful home buying experience, for … (11 comments)
