Waking Up This Side Of Dirt Is A Good Thing - 12:21 PM
Some people in their 30's, 40's, 50's or even their 60's have anxiety about getting older and the accumulating of birthdays. Birthdays are good considering the alternative and Waking Up This Side Of Dirt Is A Good Thing. A handful of thoughts on aging: Wrinkles should merely indicate where smiles have been Do not regret growing older. It is a privilege denied to many Everyone is the age of their heart I have a full deck; I just shuffle slower now Grow old with me! The best is yet to be. Age does not diminish the extreme disappointment of having a

Hey Rich, I don't want to waste your time...but - 08:09 AM
Funny, I never think that writing a legitimate offer is a waste of time. Some agents do because they already know that their client’s offer isn’t “legitimate” in this market. We can argue what a legitimate offer is for different markets, but I’ve got a pretty good handle of what it should be in Crofton, MD. I’m sure you have a good handle on what it would be in your market area too.Our Maryland Residential Contract of Sale is 11 pages, but when you add up all the addenda and required disclosures, we’re now talking 40, for a simple transaction. Second place is the first losing position - 06:55 PM
Some agent’s just can’t walk away and leave things alone. There are times when not saying anything is the more appropriate thing to do. Of course, I’m always challenged to make sure I live up to that as well.I just got done with a negotiation on an offer that didn’t go well. In the end, we’ll just say that the two sides were far enough apart that this wasn’t going to come together. I documented the sellers concerns and sent an email to the buyers agent, letting him know that there would be no more negotiations. I don’t like it, but

Real Estate Video | Give Maine Property Listing Buyers What They Want. - 05:38 AM
Real estate videos deliver so efficiently, so memorably what Maine property listing buyers are after. Something NASCAR quick and efficient to download the information on the Maine real estate, the local area and communities that surround the property listing. Video is not a slide show...accept no imitation or rehash, regurgitation of the same limited, not so hot too small photos that leave the real estate buyer frustrated. Delayed in getting all the information on his or her time. Made to wait until 9-5 office hours when right now he or she is ready to watch the movie, hear and see the

When the Time Changes, Your Behavior Must Follow Suit… - 06:44 AM
School started in Brevard County, Florida last week. I am lucky enough to be able to walk my grandson to his school just down the street. One thing I noticed over those first few days – drivers need to slow down. The time has changed and behavior needs to change as well. Drivers need to amend their schedules to leave earlier or, at least, slow down and watch out for the little ones. The same applies to the real estate market. The number of homes for sale in Brevard County is fewer now than in the past several years. The average

New York State Agency Disclosure- You Deserve a Buyer's Agent - 07:52 AM
I have noticed a trend in buyers in New Paltz thinking they are going to get a "better deal" if they deal with the sellers agent. It makes me realize that the general public does not understand the Law of Agency. To help better understand this Law it is important to realize that prior to listing a property for sale in New York State two important things happen that affects the agency in a future transaction. The sellers agent explains the NYS Agency Disclosure Form for Buyer and Seller: The form states " New York State law requires real

The Art of Subtle Lying - 10:13 AM
There is a discussion on 1000Watt.net about RealEstate.com. the discussion is about the business model, and it an excellent post and interesting comments including some made by AR members. I ventured to the Home Page of RealEstate.com and was quite surprised by what they say. “The home listings you find on RealEstate.com are from multiple listing services (MLSs) nationwide - the same listings services that real estate agents and brokers use. The MLS provides the most up-to-date and comprehensive set of home listings in a market.” This is from the Home Page of RealEstate.com. Don’t guys at RealEstate.com know the difference

Daytona Beach Condo-Hotels. Sea Dip Condominiums. August 2012 - 11:03 AM
Sea Dip is one of Daytona’s direct oceanfront condo-hotels. 134 room resort, indoor and outdoor pools. Resort is owner managed. Unit sizes start from 216 sf. Some have city views, some offer ocean view and oceanfront. There are 8 units for sale in Sea Dip at this time. I checked the data on MLS and was stunned that 6 out of 8 listings were showing wrong, and you guessed it, much larger sizes. The condo-hotels are usually small, but there is a huge difference between 400 sq. ft. and 250 sq. ft. Price list is always deceptive. It is what Seller

Top 5 Reasons to Stage in a HOT Market - 02:54 PM
Top 5 Reasons to Stage in a HOT Market by Jennie Norris, ASP Master, IAHSP - Owner, Sensational Home Staging As the real estate markets heat up and days on market shorten, one school of thought is that Staging is not needed as a tool to attract a buyer because, hey, the house will sell anyway – eventually. That is misdirected thinking because Staging is a key tool in BOTH a hot and soft market! In a slow market Staging helps the house sell faster. In a Hot Market - it will sell even faster - and possible for

Stagers are not Salvage Companies - We don't want your castoffs - 03:08 PM
Stagers are NOT Salvage Companies or Junk Removal Resources - We don't want Your Castoffs! - by Jennie Norris, ASP Master, IAHSP - Owner, Sensational Home Staging - Denver Region's Premier Home Staging Resource I am going to rant a bit here – I got a call yesterday from some homeowner that has been storing their furniture and has decided it costs too much to do that so now wants to sell it off. In her words, “Our stuff is too good to just give away so I am hoping we can make a deal.” In fact I have
