But is that a good thing?  Was this 4 year process really going to be good for consumers or just a giant revenue generator for the State of IL? Have you read instructional books on real estate investment? This week I had occasion to reveiw one for a client, and I was shocked.
The content was pretty good - telling students what to look out for, the importance of "buying right," and the wisdom of using a good real estate agent and a good home inspector.

A good friend and Realtor buddy of mine told me while showing houses today he heard an interesting message by the home sellers mortgage company. Apparently the seller was behind on their mortgage payments and the bank was leaving a long winded message for all to hear on the answering machine. YIKES!
The buyer has interest and want's to proceed with an offer. On the MLS there is no mention of this being a short-sale, foreclosure or even a pre-foreclosure. It's entirely possible the Listing Agent has no idea that the seller is delinquent on their mortgage payment.

Appraisals not meeting Home Values - 04:12 AM
For the third time this year I have had a home appraisal not meet the offer to purchase dollar amount.  In all the cases the appraisal comps came from distressed sales and foreclosed homes.  Values based on bank owned properties are not a true reflection of value of the other homes in the area for sale.
In the foreclosed homes the appliances were missing, the carpets were pulled, deferred maintenance was very visible throughout the homes.  The non-distressed properties were well taken care of, neat as a pin, and generally superior to the bank owned homes.

There has been a lot written about how buying a home is less expensive than renting one in many parts of the country. Rents are skyrocketing and homes are at bargain prices. These two situations are also causing some sellers to consider renting their home instead of selling it. This was an interesting couple of weeks.
I have to say, the turn out for the Chick-Fil-A day was impressive.  I could SEE the results streaming down the street and the fact that by about 5 or 6 pm that day, Chick-Fil-A here locally was "out of food".  They had a line of people waiting to show support and they sold out of their product because not only was the dinner rush huge, the entire day was huge.
