Are You An ActiveRain Shot Caller - 09:31 PM
Are you an ActiveRain shot caller? It seems like only yesterday it was mid Januray 2012 and I was posting the below blog. Here it is September and I'm now reaching 300 shot calls! Wow...I got to tell you that's a lot of reading, commenting and "SUGGESTING" your blogs! No wonder my vision is dimming and my suggesting mouse finger is arthretic :) I shall continue to seek out those dynamic articles, soak my aching suggest finger and continue being that active shot master. So how about you....Are you an ActiveRain shot caller?

GoDaddy Gone Down...Even Briefly Makes a Difference - 05:36 AM
Occasionally, it isn't unusual for our emails to have a little glitch downloading from our server...GoDaddy. Usually though it only lasts for ten or fifteen minutes. Not that big of a deal. Yesterday that irritating little message popped up when we tried to catch up on emails stating that the server can't be found. We waited. Tried again. Waited. Then I tried to log on to the server and check emails that way. Nothing. Bizarre. Kiddingly I said to Leslie, can you imagine the chaos if something happened to GoDaddy? Ha Ha, not so funny. According to some online (79 comments)

Chase Quick to Act on Attorney General Settlement - 01:59 AM
Chase has reacted quicly to its obligation that was brokered under the February 2012 settlement with 49 out of 50 state Attorney Generals (Oklahoma was sleeping that day, I suppose - LOL). Thanks to the foreclosure fraud settlement in February between 49 of 50 state attorneys general and the top five “mega-banks” in the industry, some Chase customers are getting automatic loan modifications without even having to file paperwork. The lenders apparently receive “extra credit” for responding quickly. Accordingly, Chase has decided to automatically modify thousands of loans in order to meet its $4.2 billion pledge toward mortgage relief. The borrowers (12 comments)
We're in a visual business no? You wouldn't put a listing on the market with just one photo would you? No YOU wouldn't. My Mother always said "we eat first with our eyes" The same is true of blog posts. Small densely packed text with minimal spacing and no pictures wears out potential prospective readers before they open the eye lid the second time. Remember your blog posts are competing for viewers just like your listings.

Dear Seller, what to do if you have 15 min to get ready for a showing! - 07:31 AM
To prepare for having their home on the market, Sellers often invest lots of time and energy. The bathrooms and kitchen are scrubbed like never before, before the first Realtor is even invited for the listing appointment. The landscaping spruced up (we all know about the curb appeal!), and in general the property has never looked better than the day the home goes on the market.
And then life happens ... and the home is a mess. And the phone call comes: “Can the house be shown like right now, we are kind of already in the neighborhood!?”
Whatever the scenario, if you (42 comments)
Underwater home staging? It's all about the net. - 09:19 AM
I hear all the time that sellers and Realtors believe that home staging just isn't worth the investment in properties that are "underwater". Short sales, or listings where the seller has to bring money to the closing table often discount the idea of home staging completely. Agents are afraid to tell the seller that 'more money' needs to be spent and sellers feel frustrated and angry at the thought. Today I'm going to share two videos with you showing the point of view from the Stager (me) and from a home seller. I was not the stager or the agent (48 comments)
The Crazy Days are Back, New Construction Stretches Out - 12:23 PM
The Crazy Days are Back, New Construction Stretches Out Labor Shortages Causing Longer Lead Times Today I worked with a customer contracting to build/buy a new home in Naples. Contract to move-in time was quoted to be nine months! Now, we're talking about a nice home but it is a builder's tract home model. What's causing the delay? In general, a labor shortage. Homes are lined up just waiting for the availability of labor and material to start the next phase. We drove buy several homes in the state as the one pictured to the right. 9/11 to Some...September 11 to Others..As Long as We Remember. - 03:39 AM
9/11 to Some...September 11 to Others..As Long As We Remember.I’d imagine that a great majority of people woke today and thought about where they were on 9/11/2001. It is etched in so many people’s hearts and minds.... we feel an ache when the day is even mentioned. Much has gone on since that day... that is the way life is and must be. It is important to go on. However it is as important to remember... ..remember those whose lives were lost.....families left to continue without a father, mother, child or other loved one. We must continue to pay (29 comments)
Less is more... and it's not a good thing. - 02:12 PM
Among friends recently a conversation was started about there being "less" tuna in a can of tuna these days. There was my family used to make 4 sandwiches, now we can barely cover two slices of bread. Yet the smaller can of tuna costs more. And you will find similar to the tuna the same to be true all over your grocery store. My "50 lb" bag of dog food is now 44 lbs. And while I admit it's a bit easier to get into the cart and the car it lightens my wallet the same as before. And there are (36 comments)
What is Your Real Estate Agent's Modus Operandi? - 12:58 PM
What is Your Real Estate Agent's Modus Operandi? I pride myself in knowing the Franklin TN real estate market very well. I preview lots of homes and produce monthly market reports for many of the Franklin TN neighborhoods. As a result, when a new house comes on the market, I instinctively know whether it is priced right. After all, I look at the numbers very closely every month. Imagine my surprise, when I saw a new listing come on the market priced about $150,000 higher than the most recent comparable sales for this neighborhood. To top it off, within two weeks (56 comments)
When Time Is Your Only Weight. - 04:46 AM
In the past couple weeks, a local property management company was placed “on hold” because of a substantial amount of funds discovered “missing” during an audit from a trust account that held owners monies. As things unveiled, owners realized they probably won’t get their upcoming rents, started looking around for other property management companies to take over their rental investment. Each owner who called my property management company asked that same question, “How can I trust you?” There are many things people can say about why you should trust them: track record, integrity, references, experiences, etc. But it really comes (20 comments)

Questions from Sellers before Listing their Home - 04:46 PM
Hmmmm.... There are so many questions to be answered when you decide to put your home on the market. What is the value of your home? What steps need to be taken to get the exterior in the best possible shape for curb appeal? What staging needs to be done to have the interior win the beauty contest that most markets have become? What arrangements will you make for your beloved pets during showings? Where will you store your valuables? Do you need a lockbox? Can you be home for showings? Do you have to take your family photos down and (20 comments)
Sometimes a bit of criticism can be helpful. Perhaps I would have preferred it with nicer wording, but someone did take the time out to tell me what s/he thinks about one of my websites. When most people don't like something, they just leave without voicing their displeasure, so this was a bit of a gift. This person is correct about my website. It's one of my websites that I haven't paid any as much attention to as I should have, and it needs quite a bit of work. Due to one of the mysteries of Google, it has popped (27 comments)
Today during our broker caravan, I was previewing a new-to-the-market property. There were some buyers among the Realtors and I overheard a couple talking in one of the rooms as they surveyed the rear garden. They were extolling all of the virtues of this home and comparing it to other homes they had seen. We’ve all heard or seen that moment when a buyer enters a room and the eyes say it -- WOW. Maybe he or she walks in and finally realizes a home is as perfect as it may get...AHA...yes, (42 comments)
It's Important To Market To The Public When We Write A Marketing Post - 06:49 AM
How does one determine which posts to make public and which ones should be for members only? I continually read posts that are to members only by rainmakers, and if I had written them, they would have been "public." I think many agents are missing the opportunity to use these posts to market themselves as “marketers.” Yes, we are in the business of marketing!!! We are marketing agents!! The public needs to be educated about our marketing and the importance of this task. There was a post written this morning that was very powerful about the importance of photos when we (64 comments)
Compromise is Not a Dirty Word - 07:12 PM
Compromise is Not a Dirty Word No, I am not talking politics....although the same premise does apply there as well. I am talking real estate. In most real estate transactions, there is a fair amount of compromise.....price, repairs, and other terms are all negotiated. Too often I find parties digging in their heels about who is "right" and what is "fair". Right and fair really depend on perspective. Every once in a while I have a deal where the other side is not moving on anything and it seems empirically unfair. Most of the time, it seems that from (20 comments)
Living Life After September 11th - 10:04 AM
I remember a lot of that day eleven years ago, but more about the days after. Vividly, violently confronted with the previously unimaginable, people in the NY metro area clung to each other in their horror and grief. From this vulnerability came tenderness and kindness. In the days-weeks-months that followed, I remember reading reports on how many took definitive actions. Actions that affirmed who you were, what you believed in, and what you wanted from your precious, remaining days here on this earth. Some enlisted, others made life decisions they had been dallying with, deciding to marry-or divorce; to have children, (23 comments)
Overcoming the challenges of being an introverted new agent. - 10:11 PM
I don't imagine I'm the only relatively new agent who is, by nature, an introvert and wonders, "how do I break into the real estate business, a business ruled by extroverts with 30+ years of experience?" I had concerns about being "aggressive enough" to properly represent my clients when I've spent most of my life as a peacekeeper. I've been on caravans and open houses where the agents seemed to know everything and it rolled so easily off their tongues. Their knowlege about the market was impressive and comprehensive to the point of being a little scary! I trembled at the thought (25 comments)
Don't Scream at Me.... - 04:12 AM
Don't scream at me....I don't take that crap from anyone and certainly not in business. The agent was rude, abrupt and he threatened to kill the deal. "Kill the deal", and make sure you tell your clients you did. I just don't get it, never will, keep screaming...see how it works for you because for me....not so much. This call is done and you moron, are a horses ass. That's what I came home to last night. Breathing, breathing, breathing. (83 comments)
Order of Importance - 03:56 AM
I don't know about you but I must have a gift! I can create more excuses then several other people combined. And, some of my excuses are very creative. I sometimes wonder why that creativity does not come as easily for goals. If I focused on my goals maybe the excuses would subside. I never gorw tired of hearing a favorite affirmation: "My goals are more important than the excuses I can create!" Maybe it is because I need constant reminding! Enjoy your day! (28 comments)
Paperless Challenge In Progress - 08:16 PM
Paperless Challenge In Progress Back in February 2011 there was an ActiveRain Paperless Challenge. The goal... to create a plan reducing the amount of paper used in real estate. Here are a few ways that allow me to use less paper but not quite paper-less. My listing agreements are on my iPad but I still keep a paper copy. Many of my clients do NOT use a computer, email or even faxes and I have to work around this situation. I still use MBAI forms and no longer keep a stack of out of date listing packets. I still print (11 comments)

Costs Of Overvaluing Your Montgomery AL Home? - 09:38 AM
Despite survey after survey showing that consumers expect home prices to continue to decline next year, most owners of Montgomery AL homes still believe their houses are worth more than what their agents recommend. Nearly three out of four home owners, 76 percent, believe their homes are worth more than the recommended agent listing price. By contrast, 68 percent of home buyers believe homes are overpriced, according to HomeGain’s latest survey, which involved over 400 real estate agents and brokers and more than 2,000 home owners nationwide. The gap between what sellers expect and what agents recommend has actually grown slightly (0 comments)
Talked Yerself Outta $1k - And Not A Darn Thing I Can Do! - 09:07 AM
I get a call from the seller. The home inspection is done and the buyer says if seller doesn't give him a 1000.00 credit, the deal is off. Uh boy. Here we go. "Tell me EXACTLY what you said, besides 'I will talk to my agent and you talk to yours', since we already gave the buyer a HUGE price reduction which more than covers any 'issues'." Seller says, "Oh I don't remember exactly what I said but I JUST WANT THIS OVER!"
And I know good and well what that means, what he said--and what happens next.
The beautiful September day today was much like the day 11 years ago. However, today I began my day at a closing that took place in an office on the 77th floor of The Empire State Building. It took a while waiting for the bank to show up with the funds but the view of Manhattan was worth the wait.
After my closing I had to show an apartment in the Village. As I walked along Houston Street (pronouced How Stun) I saw the new Word Trade Center tower from every block I passed by (11 comments)

Your Sphere - Annual Equity Updates, by Bob Corcoran Corcoran Coaching - 08:54 PM
By Bob Corcoran, Corcoran Coaching An annual equity update is a great way to stay in contact with your sphere of influence although this should be part of a larger sphere program. Not everyone in your sphere of influence will have purchased a home from you. The way the system works is very simple. When you sell a home you may want to begin to keep detailed records of each sale. Sales price, loan amount, interest rate, down payment and the term of the loan would be some key numbers to record along with the date of closing. Armed with this (0 comments)
Northwest Suburbs Real Estate Market Report - August 2012 - 06:06 AM
Real Estate Market Update - Northwest Suburbs - August 2012 So let's start with those housing questions you might have and the reason you're here! What is going on with the real estate market in the Northwest Suburbs? I'd like to report that August sales have still been up in our area in both housing types. The market is consistently improving with the number of homes that go under contract each month. Year over year figures (wow, highest at 60%) are astounding because, let's face it, nothing happened much in 2011. Our local inventory level (absorption rate) has continued to decrease with the (2 comments)
September 2012 Update on the Paper-less Challenge - 04:19 AM
September 2012 Update on the Paper-less Challenge In September 2011, I participated in the Kodak Paper-Less Challenge. Here’s a link to my entry. For our challenge this month we’ve been asked to take a look at our plan from last year and see just how ell we’ve done. In the past year, I have gone mostly paperless with my listing presentation. I have it available for download as a Power Point presentation as well as a .pdf file, but I must confess that I still leave a little hand out for my prospective sellers when I leave their home. So, I can’t mark this faze completely paperless (2 comments)
