Are You Here To Comment On My Blog Or Sell Me Something? - 06:17 AM
The other day a buddy of mine sent me a message on Facebook of someone who had commented on his new WordPress Blog that he is building.  He found it strange that he had received a comment as the site isn't finished yet, and the content in the comment seemed a little odd.  Over the past few months we have discussed me designing a Custom WordPress Site for him in the near future.
The random comment was made by a "Bruce" whose site domain entered had nothing to do with WordPress sites, Agentpress themes, SEO, or anything close.  His site domain was a … (75 comments)

And I Shaved My Legs For This? - 08:14 PM
Long ago, my girlfriends and I would often call one another to fret about the trials and tribulations of dating and courtship. Filled with hope and anticipation, we looked forward to celebrating the thrill and excitement of any new, blossoming relationships on the horizon.  Unfortunately, we usually ended up commiserating over failed love connections that somehow fizzled from the start.  Yet, despite  our disillusionment, we always managed to share a good laugh when someone uttered the words:  "And I shaved my legs for this?"  Because, in the end, we knew we would confidently pick ourselves up and try all over again.  … (67 comments)

Why Hasn't My House Sold? - 03:56 PM

After looking through the list of expired listings today, I took the time to actually examine the MLS data and listing photos. These properties reminded me of listings I have had in the past that have been a challenge to sell. If you are a home seller, or new to the real estate business, here’s my “Kiss of Death” list. “Kiss of Death” meaning; if your home has one or more of these characteristics, you will have a marketing challenge on your hands.
1. Country Blue! The carpet, the walls, yikes!
2.Wallpaper.No longer in style – dates the house.
3.Berber carpet.Ditto … (27 comments)

Yes, people do judge you by your grammar - 03:43 AM

Dear Bloggers,
Please proofread. People will judge you by your ability to use the written English language appropriately.
Thanks,
Granny Grammar

Here are some common mistakes I've seen around AR:
you're and your - "You're" is a contraction for "You are" and "Your" is a possessive pronoun. For example, "Be happy when you're selling your home." its and it's - "It's" means "It is." If your sentence would make sense with "it is," then you can use "it's." If not, then use "its."  "Look at that dog! It's wagging its tail!" two, too, … (81 comments)

You can never over communicate - 11:09 AM
You will never be criticized for over communicating. I am doing a refinance transaction now with a gentleman who up front that he is not a paper person and really did not want to get involved with too many details.   I took him at his word and I was wrong !  I work in an area with tons of engineers and technical workers. They are used to getting into details to a great degree -- much more than the average person and certainly much more than I am.   Years ago I was doing a loan for a gentleman who … (72 comments)

... and then there were none. - 08:00 AM
This is one of those businesses where we always worry about where our next paycheck is coming from.  We like to set up transactions... and know that those closings are coming... and be able to count on them, and plan on the income from them.
When we find ourselves without any closings in the pipeline, it's natural to start worrying about when/where that piece of business is coming from.  And, of course, it doesn't help when that happens in the midst of a "transitional" market.
Well, that's just where I find myself at the moment.  I had a nice flurry of … (111 comments)

Home Owner Tips by Dana-- keeping water out of your basement - 11:12 AM
This Home owner blog tip: Working for a dry basement.
There are many ways water/moisture can get into your basement. This is a blog with helpful tips and is not meant to be a blueprint to having a perfectly dry basement. (There are some successful local companies that take care of existing or new wet basement problems) (disclaimer)
1.)    Keep you gutters cleaned out. If you don’t have them it is a good investment
2.)   Surface water must be directed away from the basement walls.
3.)  Most builders have the soil next to the house higher than the surrounding land and direct … (35 comments)

First Response- Time is not on your side. Wenatchee and Leavenworth Home Inspections.
In my past life I spent over fifteen years as a First Responder and HazMat Technician.

I was part of one the very first Industrial HazMat and Emergency Response teams in Seattle Washington. The company that I worked for was a Biotechnology company and as such we had many workplace hazards from steam sterilization to very toxic chemicals to radioactive materials. Short Sale Frustrations Are Internal As Well - 05:39 AM
Hi Folks. Here's a comment that I received from an employee of Bank of America. I think it sums up some of the frustration that we are all going through. I will keep the comment anonymous and it has been edited for grammar. Here goes:
"I have sat here and read through all of these messages and I am at a loss for words. I currently work as a supervisor in the short sale department for Bank of America. And YES I hate my job. I hate having to get on the phone with these homeowners and agents and explain to … (32 comments)

Trulia Photo and Marketing Tips Hard to Believe - 04:44 AM
Sometimes I have to wonder if these surveys really took place, and if they did, where did they take place. The reality with buyers I've worked, and am currently working with don't match Trulia's survey results of homebuyers.
If you're read the current Trulia Newsletter article about " The 4 Biggest Photo Listing Mistakes", I think you'll be surprised at their survey results.
They claim the following items make a home most attractive to buyers: 70% said bathrooms, 63% said closets, and 56% said gourmet kitchen.
I can't think of a single buyer that I've worked with that ever said a … (38 comments)

What's Worse Than A Noose Around Your Neck? A Noose Around Your Money! - 11:01 AM
Last week, we were asked to do a listing presentation on a single family home while it was listed with another agent.  It was soon to expire.  We did a full presentation, and the homeowner was going to list with us.  We never post date an agreement.   We wait until the listing expires to have an agreement signed.
The listing agent did a final open house and we would get a call after the open house.  Another agent with a buyer showed the home and there’s interest.  The buyer's agent will be writing up an offer, but the buyer has a condo to … (48 comments)

I called You With a Referral but You Never Called Me Back - 04:16 PM
I called You With a Referral but You Never Called Me Back
It happened again, much to my surprise, because it is not all that common in my experience.

I called an agent I know in another state about a referral of a client of mine who is house hunting here and has been for some time, but who wants to sell a home sometime in the next 6 months.

I was, quite frankly, surprised, that after leaving a lengthy voice mail about the referral, and some of the details, that I never got a call back 24 … (45 comments)

A Dryer Transition Duct that Outperforms Rigid Aluminum (no kidding) - 03:09 AM
I've discovered a dryer transition duct that is far superior to anything else I've ever seen - it's called DryerFlex.  I found this product while writing a recent blog post on dryer transition ducts, and I actually mentioned it at the end of that post.   The DryerFlex dryer transition duct is a cross between foil and semi-rigid aluminum, but it outperforms both of those materials in every way possible.
The video below, made by the manufacturer of this product, does a good job of comparing this material to foil and semi-rigid dryer transition ducts.
At the end of the video, they say … (29 comments)

How I got into real estate - 02:22 AM
How I got into Real Estate
I may have told this story before here on Active Rain but I couldn't find it so here it is....

I would love to say it was a plan, that I grew up wanting to be an agents (ok in High School at one point I thought it would be cool)but that is not my story.
Before Real Estate I was lost, I was stuck in doing something I hated and had no idea what I wanted to do. I made just enough money to where it was hard to leave but also hard … (15 comments)

How to Drive Massive Engagement on Your Facebook Business Page - 09:26 AM
Likes, comments and shares.
Three actions that all Facebook page owners crave.
To date, you’ve tweaked, modified and fine-tuned your page, but to no avail.
Comments remain non- existent and likes are few and far between. You need to connect the dots on the content that your fans crave and gain a better understanding into what drives them to take action.
The problem is that you’re weary, frustrated and ready to call it quits.

Flying South - GEESE - 06:42 AM

Geese

It’s that time of year again, when we see geese flying south for the winter.  We hear their honking and see that familiar V formation in the sky.

I’m sure that most of us have heard the reasoning for this formation.  Scientists have discovered that as each bird flaps its wings, it creates uplift for the bird immediately following.  By flying in V formation, the whole flock adds at least 71% greater flying range than if each bird flew alone.  If a goose falls out of formation, it feels the drag and resistance of flying alone … (21 comments)

5 Ways to Scare Real Estate Clients Away at Your Next Open House - 01:54 PM
The post by Pacita Dimacali on Active Rain Still Holding Open Houses? That's Old Fashioned makes great points about why this real estate marketing tactic still works and why agents should do open houses.
Unfortunately, sometimes real estate agents make mistakes that scare away potential clients!
As a home buyer who has lived in 4 different cities, I've added many a real estate agent to my "Don't Deal With Them" list based on their open house behavior. This means:
I won't hire them when I'm ready to buy or sell my next property. I'm less likely to go to any of … (32 comments)

Getting the Job Done Right - Supervise or Do It Yourself - 07:04 AM

When we bought our first home in Ottawa, we were told by some of the neighbours that the previous owner was a she bear on getting work done properly in her home.  She supervised workers directly and watched that the job was done right - right according to her very specific and demanding requirements.  That was a lesson to learn.  There should be no shame in being home when work is being done, watching that the materials you wanted are used, that the workers are doing the job you are paying them to do.
In that home, we had … (41 comments)

Under Contract Does Not Mean "Stop Caring For Your Home" - 06:23 AM
Once a home officially goes under contract doesn’t mean a seller should turn their back on their responsibilities. Unfortunately, we have seen sellers do this quite a bit recently and it leads to problems, some that could even jeopardize the closing.
It’s easy to assume that once the paperwork is all signed you can sit back and just wait for the closing. However, there are a lot of things that can happen during the contract to close period, and most of them lead to negative consequences for the seller.
COMMON PROBLEMS CAUSED BY SELLER Seller staying in the home during the … (29 comments)

Start getting started... - 04:34 AM
“The secret of getting ahead is getting started.” (Agatha Christie) from the Jack’s Winning Words blog.

Jack certainly has a knack for finding quotes that seem to be particularly applicable to real estate. Procrastination is perhaps the biggest roadblock to success in real estate. There are many reasons for putting off getting started on things – fear of failure being one of the biggest. Other reasons include poor time management or poor prioritization of the use of your time, lack or planning or preparation for the task at hand and lack of personal accountability.

The point is that if … (11 comments)

Don't Accidentally Start a Fire. Install a Fire Detector Within Your Contracts - 08:54 AM

Don't Accidentally Start a Fire

Install a Fire Detector
Within Your Contracts

From start to finish ... the dates and chronology of a Real Estate Contract have become increasingly important to the outcome of the transaction.  This is certainly true here in my  Will County, IL  housing market, as well as across the nation.

But as of late, I've received some  Real Estate Contracts with some time-frames written into them that have been absolutely impossible to meet.  To offer an analogy, they were a smoldering fire just … (26 comments)

Resting Your Heavy Load - 04:09 AM
When hiking or camping you have to plan breaks to allow for resting your heavy load.
And some of us have heavier loads than others!
Take this new construction for example.  One of the most important things to look for in new construction is transfer of loads.  Do support points above rest on a point directly below, which in turn rests on another point directly below?
There is a reason the first thing built in a house is called the FOUNDATION.
My Oxford dictionary, which I consult nearly every day, has six definitions for foundation.  The first says this:

Having "Permission" Doesn't Make It Right Or Legal - 04:10 PM
There are a lot of liberties we might considering taking on a day to day basis in real estate.  But when an agent said to me they had "permission" to sign a contract for a client my spider senses began to tingle.Reading and re-reading the email didn't ease my concerns.  Unless the agent had a signed Power of Attorney putting their John Hancock on the contract was fraud.  Sure I suppose I could ignore the email and hope that no one was the wiser, howerver I already was and didn't like the legal implications for my client. In the day and age … (122 comments)

My blogging goals? Blame it on the Gremlin! - 06:15 AM

Following my first ever Boot Camp last week I am being a really good student and completing yet another part of our assignment.  What are my blogging goals?  Up until August I had none.  I had never heard of Active Rain and the thought of sitting in front of a computer writing anything just blew my mind.
Funny how things change!  Now some little Gremlin is gradually invading my mind, coercing me to wake up and turn on my computer, still bleary eyed and coffee-less.  My first goal is to log in snatching another 100 points.  Just love seeing that number … (57 comments)

The Men Liked It but Those Damn Bitches Did Not - 02:52 AM
The Men Liked It but Those Damn Bitches Did Not.  Sometimes it takes many moons before I can write a blog post about a wonderful client that says the darnest things.  We all get to know our buyers and sellers in many ways - some just professional and others on a more personal level.  Well I did get to know my seller here very well and being the sweetest and demure older woman you could imagine.  Okay, I am older too so no offense to any of you either.

Time is of the essence isn't it? - 05:48 AM
Lack of respect for others time?Procrastinators?Business Unsophisticated?Trying to pull a fast one? What would you call buyers or sellers that just don't get the concept of time? Time for when earnest money is brought in or timeliness of when a contract should get signed? New Housing and Pickup Trucks - 03:56 AM
New Housing and Pickup Trucks
Since the year 2000, sales of full-size pickup trucks and new housing construction have virtually  mirrored each other, according to figures by Autoda ta and the U.S. Census Bureau. It makes sense, because contractors are more likely to wait for more construction to start before investing in a new truck. General Motors, Ford and Chrysler say home construction is the biggest driver of light-truck sales.   Analysts have concluded that such trucks on average generate
between $8,000 and $10,000 in operating profit. By comparison, small and midsize cars can generate just a few … (9 comments)

Sometimes It's Best To Remain Silent. TOTOH, AS A BUYER'S AGENT, I WILL GIVE BUYERS THE BENEFIT OF MY EXPERIENCE. - 03:44 AM
There is not a home on the market that does not have negatives when comparing feature to feature between properties.
We can't get into folks' heads.  That said, while most buyers will voice concerns on their own, buyers have limited market knowledge.
Our job, as I practice, is to show the relative market value between properties of interest compared with sold properties in the area.
Buyers rarely consider resale when looking for a home.  As their agent, I always consider resale when comparing price and future value (resale).
That MY job.
All I can say is, if the property backs to … (6 comments)

10 Years In Real Estate. But, do you have any experience?? - 04:05 AM
"How long have you been in real estate?"   My answer is usually 150 years.
Real estate is one business where folks often don't notice your age.  If you're young, they assume that you haven't been in the business very long.  If you are a person of some years, they assume that you've been in the business for some time.
Of course, a 50+ year old agent could have been licensed 3 months ago and have no more real estate experience than a 25 year old just licensed.
Fact is, age is quite irrelevant to real estate experience.  It's the experience, … (9 comments)

Resting Your Heavy Load. . . . and it probably "passed" the county code inspector!! - 04:29 AM
"The builder "forgot" to notify the buyers, my clients, that they could call an independent home inspector."
NOT THE BUILDER'S JOB!!
This is the BUYER'S RESPONSIBILITY.  Or, if they have an agent, which few new home buyers do, their agent should make them aware of their opportunities for an independent home inspector during the construction process.
Buyers who play DIY when spending $hundreds of thousands or $millions of dollars for real estate live in a state of blissful ignorance.
The builder's job is to sell a lot and build the improvements thereon meeting the licensing and permit minimums

The buyer needs … (4 comments)
