May 24th Mortgage Market Wrap-up 3 - 02:16 PM
Mortgage backed securities (MBS) closed down 6 basis points at 101.62 having bounced off support offered at the 101.47 level and briefly popped through resistance at the 101.75 level.  This represents the fourth consecutive sell-off for MBS bonds on a Saturday earlier.  With the volatility we witnessed earlier this week, however, a 6 basis point decline was merely a drop the bucket.  The Japanese candlestick charting shows that after each of the last series of sell-offs, bonds have rallied back and brought rates back down to 3.505 or better.  Can they do it again.?

I am not sure why the subject of this post popped into my head as I was wondering what to write about this morning. Perhaps it had to do with a conversation I had yesterday with a past client whose home I sold last year. She called me to tell me about her lawsuit she had instigated against some tenants that really messed up a rental home she owned. She got to court with what I thought was a pretty good case only to have it thrown out by the judge, not sure why. My past client said, well, what goes … (2 comments)

Any big plans for the holiday weekend?  Mine will be a mix of family time and work.  I have a few buyers I will have out, but I will have some time with my family too.  We have a play at the Theatre in Issaquah and an M's game - so quite nice!

It's cheaper to buy your first home than rent? - 01:42 PM
According to Zillow's most recent Rent v Buy survey in more than 60% of the real estate markets across the country it's cheaper to buy a home than to rent a comparable one.
Even with home prices increasing year over year, low interest rates make this possible. How long this anomaly will last, is anybody's guess but now smart first time home buyers across the country are taking advantage of these favorable conditions and making that commitment.

Active Hurrican Season Predicted for 2013 - 08:47 AM
Weather forecasters are predicting another busy Atlantic hurricane season. For the six-month hurricane season, which begins June 1, NOAA’s Atlantic Hurricane Season Outlook says there is a 70 percent likelihood of 13 to 20 named storms (winds of 39 mph or higher), of which 7 to 11 could become hurricanes (winds of 74 mph or higher), including 3 to 6 major hurricanes (Category 3, 4 or 5; winds of 111 mph or higher).  These ranges are well above the seasonal average of 12 named storms, 6 hurricanes and 3 major hurricanes.

I just was checking for questions in the ActiveRain Group "Ask an Ambassador" for questions I needed to answer (I do this on Fridays) and I found one and it gave me an idea for my post today.
When newbies or oldies alike are on ActiveRain and they have a "how do I do that?" moment when they see perhaps a photo of a video in someone's blog post and they think, how cool... wish I knew how to add photos.... wish I knew how to add video.... I wonder what the difference between clicks and views is on my stats? … (1 comments)

Memorial Day, honoring the fallen - 11:08 AM
Seeing posts and car sales and retail "Memorial Day" sales alway gets under my skin that Memorial Day has become a three day weekend about grilling and car sales.  Did you know that in 1968 Congress passed the "Uniform Monday Holiday Act" moving 4 holidays to Monday to give people three day weekends.  I truly believe it was the downfall of how Americans behave on Memorial Day.

That's what it's supposed to be about.

Summertime means fresh veggies... even if you don't have a garden - 12:06 PM
I "container" garden on my deck in the summer.  I grow fresh lettuce, herbs, tomatoes and this summer and trying to grow some cucumbers too.  My parents garden and I get some fresh veggies from them too, but their gardens are much smaller these days than in years past when they were younger.  But if you don't have the space or time to garden this is still a solution for you to get fresh veggies.

The gas pedal on the stock market has been almost to the floor in recent weeks as the indices have been hitting record highs almost daily.  The foot came off the accelerator on Wednesday when the Federal Open Market Committee Minutes were released.  In the minutes, it shows that more and more of the Fed board members are starting to consider when the government is going to step back from their bond buying program because the economy is improving at a faster pace than anticipated.

It finally happened.  Rates jumped and are not likely to go back down.  If you stood on the dock and waited for the next boat....you missed it.  
Whether you believe it or not, talks of the Fed arguing over whether they should continue to help the economy coupled with a few better than expected economic reports has caused investors to sell off their mortgage bonds which pushed mortgage rates higher.

Today I read this article from RealtorMag on how mortgage applications tumbled as mortgage rates soar. 15 year fixed at 2.96% and 30 year fixed at 3.78%...
Mortgage applications last week dropped 10 percent after rates soared to their highest level since March, the Mortgage Bankers Association reported in its weekly mortgage market survey for the week ending May 17.
The refinance index—which reflects applications for refinancing—fell 12 percent last week, while applications for home purchases dropped 3 percent. Still, applications for home purchases—viewed as a leading indicator of future home sales—were still 10 percent above … (3 comments)
