Do FHA Appraisals Expire? - 01:48 AM
I recently attended a FHA Bi-Monthly Conference Call, mainly because of two topics being covered, the resent FHA Monthly Mortgage Insurance Premium (MIP), and the Minimum Cash Investment and Secondary Financing.  However, there was one additional topic that was covered which caught my attention, the 25 most often asked questions that FHA has received through there Resource Center.  The #1 question which has been asked almost twice as much as any other question is Do FHA Appraisals Expire?  FHA has received this question through their Resource Center 4,923 times.  So I figured that if FHA has been asked that question that … (22 comments)

"I Never Heard Other Inspectors Say To Replace Old Smoke Detectors." - 04:01 PM
What you don't know sometimes CAN kill you...or at least have the potential to do great harm.  This is an important post about a safety issue that is often ignored.
Via Jay Markanich - N. Virginia Home Inspector (Jay Markanich Real Estate Inspections, LLC):
An agent called me recently to complain about my report and among other things she said, "I have never heard other inspectors say to replace old smoke detectors."
It was actually more than that.  She actually said she had been on many, many home inspections and had never heard a home inspector say such a thing before, … (1 comments)

Court Testimony Reveals BOA Lies to Delay Loan Modifications - 05:44 AM
Have you ever wondered why banks seem to "lose" your documents so much?  Is it just due to sloppiness on their part or is there actually something more to it?
They wouldn't actually be lying to you, would they?  They wouldn't actually train their employees to lie about not receiving documents, would they?  They wouldn't actually want to delay HAMP modifications in order to make more fees for the bank, would they?  They wouldn't actually fire employees who told the truth that a customer's documents had actually been received, would they? They wouldn't actually say that your file is under review when in fact the file … (3 comments)

How Flippers Have Changed the Face of the Sacramento Market - 08:39 AM
Because my team and I are physically incapable of being in 10 places at once, I have a group of Sacramento real estate pros whom I can call upon to hold open my listings on the weekends. It is not really necessary for me to be present at every open house, especially when some open houses don't attract buyers, but that is a blog for some other day. One thing I request after the open house is feedback from the real estate agents who held open the home. I want to know how many buyers came through, were they lookie-loos or … (4 comments)
