While we are certainly seeing an active market, with properly priced homes selling in a very short period of time, the short-term positives are tempered, in my mind, with some very significant longer-term issues.

1. Motivated Buyer- This type of buyer is the best kind of buyer and will typically hire a real estate agent.
2. No Agent Buyer- This type of buyer is specifically looking to buy property without hiring an agent. This type of buyer on average is going to discount 10-15% of the sale price of the home because their goal is to save money on the real estate agents commission.
3. Investor- This type of buyer is generally the main buyer of FSBO's. On average this type of buyer will discount 8-10% off the sale price of the home.

Based on the Conejo Valley Association of Realtors, 20 single-family homes closed escrow in Agoura Hills in April 2013. This is an increase of 54% over March and the highest number of sales for the year of 2013. The number of homes under contract was the highest this month for 2013, with 41 homes under contract at the end of April. There were 49 active single-family homes.
