Texas, particularly North Texas, is one of the most stable real estate markets in the country!  There are hundreds of articles online from CNN, Yahoo, Forbes, etc... that expound about the stability of our market contrary to most other areas in the U.S.  Prices remain low and affordable.  What is unfortunate to some becomes fortune to others.  We do have a lot of foreclosures; but it has not had an overall negative effect on our average prices in most neighborhoods... we are still steadily appreciating.  What does this mean?  BUY, BUY, BUY.  Your millionaires get there by taking advantage of a market when it's down.  What do the rich do when the stock market is down?  BUY, BUY, BUY!  So do the same with real estate!  In 3-5 years it will be the best investment you could have made!  Wehter you want to move into a primary property or become an investor and accumulate rental properties into your portfolio, now is the time.  Dallas / Fort Worth and their surrounding suburbs are great areas to live.  We have great weather, great employment opportunities, great neighborhoods with beautiful new homes, what else do you want?  Frisco, McKinney, Plano, Allen and their surrounding communities are gowing rapidly.  New commercial development and construction has brought a tremendous population influx; if you build they will come really works!  If you'd like to know more about our area, send us and email or give us a call.  I'm a realtor, you know I love to discuss real estate!   www.KimCan.com 

 

Texas, particularly North Texas (Collin County), has never followed the trends of the National real estate market.  Although for most of us, there hasn't been double didget annual appreciation like the California or Las Vegas markets, we also haven't been on the edge of the "bubble" nor had it burst on us!  Has our market dipped a bit as far as the length of time it will take to get your house sold- yes.  Has the number of "new starts" by the builders dipped-yes.  BUT, this is actually good news for sellers; it's a market self-correction.  New home construction has severely hurt the pre-existing market in our area and now it's time for things to turn around.  The average price is still increasing; we are still appreciating!  Now, let's not sugar coat the market; it's no cake walk.  There are a lot of pre-existing homes on the market, so what can you do to get a leg up on the competition?  A few easy "do it yourself" home improvement projects will make your home stand out!  Of course, fresh exterior paint and neutral fresh interior paints are a must, but two rooms to focus on- the kitchen and the master bath, will make a giant difference.  Nice ceramic tile and new faucets and fixtures can make all the difference in the world for a few hundred dollars.  Call or e-mail us for more ideas to get your home a leg up on the competition.   www.KimCan.com
